Surveys for landlords and agents in Roughway

For a freeholder or residents’ company, a roof report is a sound basis for a maintenance plan, putting the urgent items at the top.

Roof problems in a rented home affect tenants as well as the building. A survey shows what needs attention, so you can plan the work around your tenants.

About our drone roof survey in Roughway

Our drone weighs under 250g, and we hold a CAA Flyer ID and Operator ID. We keep it in sight throughout, and well below the 120-metre height limit. Every flight is planned around the roof, the site and the people nearby. Airspace and weather are checked before every flight. We never fly where it is not safe. If you’ve noticed damage after a storm that can’t be seen from below and blocked valleys and parapet gutters, we can find out what’s behind it.

Some older homes in villages like Roughway are listed or in a conservation area. Neither a drone survey nor a thermal survey involves any work on the roof, so it is a gentle way to see the condition of an old roof, before anyone decides what work it needs. Changes that affect a listed building’s special interest need listed building consent, so check with the council first.

The report is yours to share with whoever needs it: a seller or estate agent, an insurer, a roofer, a builder or a managing agent, whichever applies.

Tips that help

Over many surveys, some simple habits stand out:

  • Keep a clear space in the garden or drive for take-off
  • Keep dogs indoors during the visit
  • Expect a little longer if permission is needed
  • Allow for a change of day in poor weather

Your report arrives by email, including the close-up photos taken by the drone. Findings are set out in plain English, and recommendations are ranked by urgency where that helps.

Have leaves and moss cleared from gutters, valleys and outlets, ideally once the leaves have fallen. On tall buildings, use a professional with the right access equipment. Many leaks start with a blocked outlet.

How the survey works

On the day, we start by asking what you’ve noticed and what you need to know. We then inspect everything that can safely be seen. The survey usually takes about one to two hours for a house, or half a day or so for a commercial building. Around Roughway, older homes can have small or awkward roof spaces, so tell us about the loft hatch and any ladder. We only go where it is safe.

  1. You give us the address and tell us about the roof.
  2. Airspace restrictions are checked and permission sought where needed.
  3. On the day, we check the wind, weather and site before flying.
  4. Close-up photos are taken of each slope, chimney, valley and gutter, with the drone always in view.
  5. We email the report with close-up photos and recommendations.

Preparing for the visit

  • Have any paperwork from past roof work to hand
  • Let us know where we can park nearby
  • Keep pets out of the way during the survey

Arrange a survey

Buyers should book once an offer has been accepted, so there’s time to use the report before exchange. For any other survey, just phone 07833 053749 or email us when you are ready.

Drone roof surveys around Roughway

We fly a sub-250g drone and are a CAA-registered drone operator (Flyer ID and Operator ID). Open category rules keep flights below 120 m (400 ft) and the drone within sight at all times. Every flight is checked against the Drone Safety Map first.

Anyone responsible for a site like Hadlow Rural Community School will know that a drone or thermal camera can show a large roof in a single visit. Old Soar Manor, about 0.7 miles north, is one of the historic houses in the wider area around Roughway. Older roofs nearby can be steep and hard to see from the ground, and a survey from the air or with a thermal camera does not touch the roof itself.

Why it is worth a survey now in Roughway

Planning roof work without seeing the roof is a gamble. Our report shows the condition of each area. That helps you put the work in order. Older cottages and farmhouses around Roughway can have roof timbers that have been there a very long time, and water through a failed covering can rot timber if it is left.

The Premium Survey includes thermal imaging and drone inspection where applicable, which starts from £400, inc. VAT. We’ll tell you which package suits the questions you have.

Roof by roof

Steep slate and tile slopes

Steep roofs are risky to walk on. From the air, every course of slates or tiles can be seen.

Flat roofs on tall buildings

The flat roof on top of a block is rarely looked at. From above, standing water, splits and tired upstands are clear.

Roughway questions

Is Roughway within the area you cover?

We do. A small place gets exactly the same survey as a big one.

Is drone flying allowed in Roughway?

It depends on the exact address and the weather on the day. Every flight is checked against the Drone Safety Map first, including zones around airports and prisons. Strong wind or heavy rain also stops a small drone flying.

Can you survey at the weekend?

Surveys can be booked for any day of the week: Monday to Friday, Saturdays and Sundays. Tell us which days suit you when booking.

Do I need to be at home?

That depends on the survey. For inside areas and the roof space, someone has to give us access; we will agree the details when you book.

Do you carry professional indemnity insurance?

We are covered by professional indemnity and public liability insurance, for every survey we carry out.

Do you need to get into the loft?

If it’s needed and safe to reach, yes. We look for staining, damp, daylight and signs of movement.

Does the weather affect the survey?

Light rain is usually fine; heavy rain and wind are different. In strong wind or heavy rain, a drone can’t fly and access may not be safe, so we’d move the date with you.

Should I look at the roof myself first?

During heavy rain, look at the gutters from the ground or a window. Overflowing water can point to a blockage or a sagging run.

It is useful to keep a record: dates of leaks, photos from ground level and any work done on the roof. Send it with your enquiry.
