How a drone roof survey works in Crouch

We fly a sub-250g drone, and we are a CAA-registered drone operator, with a Flyer ID and an Operator ID. It stays within sight for the whole flight, and within the 120-metre limit that applies to all drones in the open category. Each flight is planned with the site and its surroundings in mind. Before every flight, we check the airspace and the weather. We never fly where it is not safe. We survey valleys and parapet gutters, large and complex roofs and flat roofs on upper floors, and people most often book us about coverings that have slipped high up on the roof and ridge and hip pieces working loose.

In a small place like Crouch, open ground can mean strong wind. Strong wind or heavy rain stops a small drone flying, and calm conditions also suit thermal imaging best. The visit is planned around the forecast, along with the journey and access. A change in the forecast can mean moving the visit to another day.

You can share the report with anyone who needs it: a seller or estate agent, an insurer, a roofer, a builder or a managing agent, whichever applies.

Flying and imaging in Crouch

Our drone weighs under 250g, and we hold a CAA Flyer ID and Operator ID. Flights in the open category stay under 120 m (400 ft), with the drone kept in sight. With Old Soar Manor about 1 mile south, Crouch sits in an area with a long building history. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and a listed home or one in a conservation area may need consent for changes of material.

For site and facilities teams at buildings such as Borough Green Primary School, a view from above covers a wide roof far faster than walking it. Take an older house close to Church of St Mary: thin or patchy insulation under an old roof often shows up clearly on a thermal image.

What a drone roof survey doesn’t cover

Our findings are based on what we can see safely on the day, so there are some things a survey cannot cover:

  • Neighbouring roofs the owner hasn’t asked us to survey
  • Flying in a flight restriction zone without the airport’s permission
  • Structural calculations (that’s a structural engineer’s job)

Not sure which survey suits your roof? You can phone 07833 053749 or send us an email and we will tell you. What a survey covers and doesn’t.

What we check

  • Large and complex roofs
  • Tall and steep roofs
  • Fragile roofs
  • Flat roofs on upper floors
  • Valleys and parapet gutters
  • Chimney stacks

Practical tips

A few practical points come up again and again on our surveys. They’re worth knowing whatever the roof:

  • Keep pets indoors during the flight
  • Be ready to move the date if the weather turns
  • Share the postcode so we can check for restrictions
  • Mention anything you’ve noticed on the roof

With the Premium Survey, the report arrives the same day. It includes the drone photos where a flight was possible, alongside the other checks in the package.

Check the loft now and then, with care and a good torch. A drone sees the outside, but the loft shows leaks and condensation from below. Take photos of any changes.

What we look for on each type of roof

Chimney stacks

The top of a stack is normally out of view. A drone gets close to the pots, flaunching, pointing and flashings.

Large commercial roofs

Fragile roof sheets and roof lights can be dangerous to walk on. With a drone, nobody has to go near them.

What happens if roof problems are left?

It’s hard to plan maintenance for a roof nobody has looked at. You get photos of every part we can see. You can tackle the urgent items first. In a place like Crouch, a barn or garage roof left to fail puts whatever is inside at risk. It’s worth including them in a survey before a winter does the damage.

One thing that affects the price is the package: Basic from £150, Standard from £250 or Premium from £400, all including VAT. Size, height and access can affect the price too.

For landlords and managing agents

Businesses and commercial landlords can book us too, including offices, shops and units. Larger roofs take longer, and they’re priced for the size.

If you own several properties, you can book surveys for several addresses. To discuss a number of properties, call 07833 053749 or send us an email with the addresses.

What happens on the day

Once we’ve finished looking, we write up our findings in a report with photographs. As for time on site, it usually takes an hour or two at most homes, and longer for a large or complex roof. Somewhere like Crouch needs a little journey planning: let us know about narrow lanes, gates, long drives and where we can park. On the day, we inspect everything that’s safely in view, inside and out.

  1. First, we check whether a drone is the right tool.
  2. A visit is booked for a weekday, Saturday or Sunday, weather permitting.
  3. Aerial photos are taken of your roof only, not the neighbours’.
  4. If the loft can be reached safely, it is checked too.
  5. Everything is written up, with the aerial photos and our advice.

How to prepare

  • Move anything stored under the loft hatch
  • If you’re buying, let the agent know when we are coming
  • Unlock side gates and any roof access doors

Crouch questions

Is Crouch within the area you cover?

Yes, we do. We cover the whole of London and South East England, and smaller places are part of that. Longer journeys are simply planned in advance.

Is my home in Crouch listed or in a conservation area?

The council and Historic England’s list are the places to check. Either can affect what roof work is allowed, so it is worth checking before planning any.

Will you go up on the roof?

Only when it’s safe. Safety comes first, and fragile or steep roofs cannot always be walked on. Safe viewpoints, the loft and a drone where it applies let us see the rest, and the report records anything we couldn’t see.

What insurance do you have?

Professional indemnity and public liability insurance cover our surveys. If you need details for a managing agent or a building owner, just ask.

What will the report tell me?

It sets out what we found, why it matters and what we recommend, with photographs throughout. It also says if any part of the roof couldn’t be seen safely, so you know exactly what was covered.

Can you fly a drone near an airport?

That depends on where the roof is. Inside a flight restriction zone, we need permission first. Allow a little extra time if your home is close to an airport.

How much is a survey?

Our price is from £400, including VAT. What you pay for your roof depends on its size, height, access and the package.
