Roof leak investigations near Crouch

How it works

When we arrive, we begin with a quick chat about the roof and anything that’s worrying you. We then inspect everything that can safely be seen, using the ground, windows, the loft and a drone where it applies. Most surveys take an hour or two for a house; commercial roofs usually need 3–4 hours. For a village or hamlet like Crouch, the journey is planned ahead of time: let us know about narrow lanes, gates, long drives and where we can park. On the day, we inspect whatever is safely visible, inside and out.

  1. You get in touch with details of the leak and any photos.
  2. Inside, we check the damp area and the roof space above it.
  3. We check the likely entry points outside, such as flashings, valleys, chimneys and gutters.
  4. We use moisture detection, and thermal imaging where it is useful.
  5. We email a report with photographs, the likely entry point and recommendations.

How to prepare

  • Mention any parking restrictions on your street
  • If you are buying, check with the agent that we can get in
  • Keep pets inside or away from the areas we’re looking at

Booking a survey

If you are buying, it’s useful to book soon after your offer is accepted, so there’s time to use the report before exchange. Otherwise, simply ring 07833 053749 or drop us an email whenever suits you.

Roof leak investigations for homes and businesses in Crouch

We use moisture detection and thermal imaging where they help. Moisture detection confirms where timbers, plaster or insulation are damp. A thermal camera shows patterns of temperature rather than water, so its findings are checked with moisture readings. Moisture detection is included in the Standard Survey, and thermal imaging in Premium. The best thermal results come after a sunny day, with a dry roof and little wind. We survey flat roof details, chimney stacks and slate and tile slopes, and the problems we are asked to look at most are damp walls below an overflowing gutter and damp ceilings under a flat roof.

In a village or hamlet like Crouch, older cottages and farmhouses often have roofs that have been patched over many years. That makes it hard to tell new damage from old wear, and the difference matters, particularly to an insurer. We check whatever is safely visible and set out what we find. Older walls and timbers hold water for a long time, so it is worth finding the cause soon.

The Standard Survey adds moisture detection, a structural check and a follow-up consultation. The Premium Survey adds thermal imaging, drone inspection where it applies, structural analysis and an in-person consultation.

Landlords, agents and block managers in Crouch

For blocks of flats, a roof survey helps managing agents and residents’ management companies plan ahead. Recommendations are set out with the most urgent first where relevant.

Where a roof is shared: we need access agreed with the freeholder or managing agent. Let us know about it as you book and we will plan the visit with that in mind.

What this survey cannot tell you

Our survey isn’t a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:

  • A promise to find every leak on a single visit
  • The repair itself (the investigation finds and reports the cause)
  • Water from pipes, tanks or heating systems

If in doubt, phone 07833 053749 or use the contact form and we will recommend the right survey before booking. The full list of what we check.

Roof types and parts we check

  • Valleys and parapet gutters
  • The roof space
  • Flat roof details
  • Rooflights and dormers
  • Lead flashings
  • Chimney stacks
  • Slate and tile slopes

What we look for on each type of roof

Parapet and box gutters

Parapet and box gutters sit behind walls or inside the roof. A blocked outlet sends water over the lining and into the building.

Slate and tile slopes

Slipped, cracked or missing slates and tiles let rain onto the underlay. Ageing felt eventually lets water through.

Checking the roof from ground level

A DIY look is useful, but it isn’t a survey. You will not see flashings, valleys or the backs of chimneys properly from ground level, and those are details a survey looks at closely.

You can learn a lot from the ground. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Please do not climb up for a closer look.

Roof leak investigations in Crouch: local notes

Older houses across Kent often have handmade clay or peg tiles, and many have tile-hung walls. You’ll also find oast houses and timber-framed Wealden hall houses among the county’s older buildings. Different coverings let water in at different points, which shapes where the search starts. With Old Soar Manor about 1 mile south, Crouch sits in an area with a long building history. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and the council can say whether a home is in a conservation area.

If you live in an older home near Church of St Mary, old mortar, worn lead and slipped slates are the usual suspects when water gets in. Take a building like Borough Green Primary School: water through a big roof can travel a long way before it drips, so the search covers more than the obvious spot. Living close to Ivy Hatch Nature Reserve is pleasant, but mature trees mean leaves in gutters and valleys each autumn, so outlets and downpipes are worth watching.

Crouch questions

Will you come out to Crouch?

Yes, smaller places are covered as well as towns. We cover the whole of London and South East England. Just mention lanes, gates or anything else about the route when booking.

Is Crouch in the area you cover?

Yes, Crouch is one of the places we work. The survey and report are the same in Crouch as anywhere else.

How fast do I get the report?

Report times are set by the package. Basic is within 48 hours, Standard is 24–48 hours and Premium is the same day. If you have a deadline, such as an exchange date, let us know when booking.

Do you test for asbestos?

No. We don’t carry out asbestos surveys or testing. If we see materials that could contain asbestos, like cement roof sheets or soffits on buildings from before 2000, we flag them.

Are you insured?

Our cover is professional indemnity plus public liability, and details are available on request.

Can every leak be traced?

Not always, and we’ll be honest about that. Some leaks hide well, especially those that need wind-driven rain. Where the source isn’t certain, we list the likely routes in order.

How long does a roof leak investigation take?

On site, it usually takes about 1–2 hours at a typical home, or half a day or so for a commercial building. Report times depend on the package.

What happens if roof problems are left?

A small drip today can be a bigger leak after the next storm. Wind lifts loose slates further and gaps widen. Tracing it now lets you plan the work rather than react to it. Outbuildings and barns around Crouch are easy to forget, but a failed roof there can spoil what’s stored inside. A quick look before winter can save a lot.

There are three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, all with VAT included. What your roof costs depends on its size, access and what you want to find out.
