How a drone roof survey works in Borough Green

Drones need reasonable weather. We do not fly in strong wind or a downpour, because control and safety come first. If the day turns out unsuitable, we’ll talk about another date. We check the forecast before the visit and again on site. Light wind and dry weather give the clearest close-up photos. Waiting for a better day is better than a rushed flight. Common reasons to book are lead work pulling away at abutments and eroded pointing on a chimney stack, on chimney stacks, tall and steep roofs and valleys and parapet gutters.

Places like Borough Green can be near small airfields or other airspace restrictions, so the Drone Safety Map is checked before any flight. Open ground can mean stronger wind, which also affects whether a small drone can fly, while thermal imaging also works best with little wind. Each flight is planned with neighbours’ privacy in mind, as well as the airspace and the wind.

The report works through the roof section by section, from the main slopes down to the gutters and outlets. It records what’s sound as well as what is not.

How the survey changes by roof type

Chimney stacks

From the air, a lean or a loose pot is easy to see. Each defect is photographed for the report.

Flat roofs on tall buildings

Flat roofs on tall buildings are frequently seen by nobody. From above, standing water, splits and tired upstands are clear.

For landlords and managing agents

Buyers’ agents can book surveys on behalf of their clients. Reports are emailed, so they’re easy to pass on.

If you own several properties, you can book surveys for several addresses. To discuss a number of properties, phone 07833 053749 or use the contact form with the addresses.

What we do, step by step

The aim of the visit is simple: to see as much of the roof as can be seen safely and record it clearly. Notes and photos go into the written report. The visit usually takes roughly 1–2 hours at a house, including the airspace and weather checks before take-off. In a smaller place like Borough Green, as anywhere, the forecast plays a part: drone flights and thermal imaging need the right conditions, while a look from ground level and the loft can go ahead in most weather.

  1. We start by checking the airspace and any restrictions at your address.
  2. Where a flight restriction zone or restricted area applies, we seek permission first.
  3. Before the flight, we check the conditions and the take-off spot.
  4. The sub-250g drone takes close-up photos of the roof, kept in sight throughout.
  5. We email a written report with the photographs and our recommendations.

Advice

What we can’t see

In fairness, a roof survey has limits:

  • Flying in a flight restriction zone without the airport’s permission
  • Whether the roof structure meets design loads
  • Close-up photos of next door’s property

If you are not sure which survey you need, phone 07833 053749 or use the contact form and we’ll give you a straight answer. What a survey covers and doesn’t.

FAQs for Borough Green

Will you come out to Borough Green?

Yes. Borough Green is within the area we cover, which takes in towns, villages and rural addresses. Our area covers London and South East England. Just mention lanes, gates or anything else about the route as you book.

Does a conservation area affect roof work in Borough Green?

Start with Historic England’s list for listing and your council for conservation areas. It is worth checking before planning roof work, as both can affect what’s allowed.

Can the drone do thermal imaging?

The drone gives you detailed photos of the outside of the roof. Thermal imaging comes with the Premium Survey, as a separate check.

Do drone rules differ in central London?

Central London has restricted areas where NATS permission is needed. If permission is not possible, we inspect by other means.

Do I need to be at home?

If the survey includes the loft or the inside of the building, someone needs to let us in. We’ll talk about access when you book.

Can you survey at the weekend?

We survey on any day from Monday to Sunday, during the day. Just say which days work for you.

How fast do I get the report?

Report times are set by the package. Basic: within 48 hours. Standard: 24 to 48 hours. Premium: the same day. If you have a deadline, such as an exchange date, tell us when booking.

Airspace, weather and Borough Green roofs

Across Kent, older roofs are often handmade clay or peg tiles, and tile-hanging on upper walls is a familiar sight. The county’s older buildings also include oast houses and timber-framed Wealden hall houses. Many roofs like these can’t be judged properly from the pavement, and that is where a view from above or a thermal image earns its place. Our drone weighs under 250g, and we hold a CAA Flyer ID and Operator ID. Flights in the open category stay under 120 m (400 ft), with the drone kept in sight.

For site and facilities teams at buildings such as Borough Green Primary School, big roofs are where photos from the air and thermal images show the most at once. Historic houses such as Old Soar Manor, about 2.1 miles south, show how far back building around Borough Green goes. Aerial photos and thermal images let an old roof be checked without anyone disturbing it. Take an older house close to The Church of the Good Shepherd: thin or patchy insulation under an old roof frequently shows up clearly on a thermal image.

Should I look at the roof myself first?

What you cannot do safely is get up close. Slates, tiles, flat roofs and rooflights can give way. That is where a survey comes in.

Watch the gutters in a downpour, from a window or the ground. Overflowing water can be a sign of a blockage or a gutter that has dropped.
