About our pre-purchase roof survey in Borough Green

Some roofs can’t be seen well from the ground or from windows. Our Premium Survey includes thermal imaging and, where it applies, a drone inspection, and the report arrives the same day. If airspace rules or the weather rule out a flight, we will say so and look from ground level, windows and the loft instead. If you are worried about signs of past leaks inside the loft and sagging ridge lines or uneven roof slopes, a survey will tell you what’s going on.

Bungalows, chalet bungalows and older cottages are common in smaller places like Borough Green, and many have been extended or had dormers added. Even on a low roof, dormers, valleys and flat-roofed additions need a careful look. That applies whether you’re buying in Borough Green or checking a new roof there. Snags and wear both tend to show at dormer lead work and along flat-roof edges.

You receive the findings by email, easy to pass on to a roofer, an agent or an insurer. Basic reports come within 48 hours, Standard within 24–48 hours and Premium on the day.

Borough Green: your questions answered

Is my home in Borough Green listed or in a conservation area?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. The answer matters most when a change of material is on the cards.

Is Borough Green within the area you cover?

Yes, Borough Green is on our map. Villages and rural addresses get the same survey as a town house.

How soon is the report ready?

The Premium Survey has a same-day report, Standard 24 to 48 hours and Basic within 48 hours. Reports are emailed with photos included.

Is this the same as a RICS Level 2 or Level 3 survey?

No. It is a roof survey by an experienced roof surveyor, with a written report and photos. It is not a RICS survey and doesn’t cover the rest of the house.

Do I need a roof survey if I’m having a RICS survey?

It depends on the roof and how confident you want to be. Home surveys sometimes suggest a closer look at the roof, and that’s where a roof survey helps. It does not stand in for a RICS survey.

Do you use drones?

Yes, where applicable and safe. We’re a CAA-registered drone operator (Flyer ID and Operator ID), flying a sub-250g drone. Drone inspection is part of the Drone Roof Survey and the Premium Survey, where it applies.

I live in a flat. Can you survey the roof?

Yes, once whoever controls the roof agrees access. We look at the parts we are given access to, and the report makes that clear.

What we can’t see

A survey is a proper look at the roof, but it can’t do everything. Its limits include:

  • Anything beyond the roof, which a full home survey covers
  • Whether materials contain asbestos (that needs a specialist asbestos surveyor)
  • A structural engineer’s report

If in doubt, phone 07833 053749 or send us an email and we’ll suggest the right survey. The full list of what we check.

What this survey covers

  • The roof space
  • Chimney stacks
  • Clay and concrete tiles
  • Gutters and downpipes
  • Natural slate
  • Lead flashings and valleys
  • Flat-roofed extensions and dormers

How it works

Expect us to ask a few questions before we start, like when any problem began and what work has been done before. The inspection then takes about one to two hours at the house you’re buying, depending on its size and how much of the roof can be seen. Being in a smaller place like Borough Green does not change how the visit works: outside, inside and from any safe vantage point, in that order. Point out any stains, cracks or loose pieces you’ve spotted.

  1. You book once your offer is accepted and tell us the address and your timetable.
  2. Access is arranged through you, the agent or the seller.
  3. We inspect the roof from the ground, windows, the loft and the roof itself where it’s safe.
  4. Each part of the roof is examined and photographed.
  5. Your report arrives by email, with photos and recommendations prioritised by urgency.

Getting ready for the survey

  • Tell us about any leaks, stains or damp patches you know of
  • For flats, check roof access has been agreed
  • Keep pets inside or away from the areas we’re looking at

How to book

Most bookings start with a short call: ring 07833 053749 or drop us an email and we’ll ask a few questions about the roof. You will have a price before anything is arranged.

Borough Green homes and their roofs

About 2.1 miles south lies Old Soar Manor, a reminder of how long the area around Borough Green has been built on. Older roofs in the wider area can hide decades of patch repairs, so the detail matters. If the drone is used for your survey, we check the Drone Safety Map for restrictions before flying.

Landlords with a home close to Borough Green & Wrotham station may find that it is worth knowing a roof’s condition before you buy it, or before you sign off new roofing work on it.

Why get it checked now?

When a chain is moving fast, a roof survey can feel like one more delay. Weekend visits are available as well as weekdays, and a Premium report comes the same day, so it can fit around a tight timetable. Around Borough Green, leaves and moss in gutters lead to overflowing water and damp walls, especially where trees overhang. Dealing with the cause is simple; drying out a wall is not.

Every price we give includes VAT, and the report is not charged as an extra. Pre-purchase roof survey starts from £150, including VAT. Size, height and access decide where your roof falls.

Common roof problems in Borough Green

Chimneys take the worst of the weather and they’re often the least maintained part of a roof. Mortar erodes, the flaunching around the pots cracks and the flashings work loose. On terraced and semi-detached homes, a stack may be shared with next door, which matters if work is needed.

Signs worth acting on include:

  • A ridge or slope that dips
  • Loose pots and cracked flaunching
  • Ponding, blisters or splits on a flat roof
  • Quick fixes on flashings and valleys

The streets around a church such as The Church of the Good Shepherd are frequently among the oldest in a place, and if yours is one of the older homes nearby, older patch repairs can hide behind a tidy front slope, and the survey looks past them.

Choosing a roof surveyor

  • Whether VAT is in the quoted price
  • What the report includes, and whether it has photographs
  • How much experience they have with roofs like yours
  • How long the report takes to arrive

What’s in a roof survey

Roof by roof

Lead flashings and valleys

Flashings are a common source of leaks, so we check each one closely. Any that need attention are photographed and explained.

Gutters and parapets

Hidden gutters behind parapets send water indoors when they block. Where we can see them safely, we check the linings and outlets.

What a survey costs

Our packages start from £150, inc. VAT. What you pay for your roof depends on:

  • Commercial roofs and larger buildings
  • Extra roofs, like extensions, dormers or garages
  • The roof’s overall size
  • Basic, Standard or Premium

Pre-purchase roof survey starts from £150, including VAT. The final price depends on the size and height of the roof, how it can safely be seen and the package you choose.

What we need to know

Here’s what helps us most when you get in touch:

  • What’s prompted the survey
  • The style of property, from a terrace to a block
  • Where any leaks, stains or damp patches show inside
  • How the loft is reached, if there is one

Every survey is priced before it is booked, so you know where you stand. Prices start from £150, including VAT. To book, call 07833 053749 or email us.
