Gutter surveys in Borough Green

Gutter surveys for homes and businesses in Borough Green

Most gutters hang from the fascia boards at the eaves, so fascias and soffits are part of the survey. Water that overflows for long enough can rot timber fascias and stain the soffits below. Older buildings, from before 2000, can have asbestos cement soffits, gutters or downpipes. We do not test for asbestos, so we flag anything that might contain it for a specialist asbestos surveyor to check. If you’ve noticed leaves and moss blocking gutters and dripping or leaking gutter joints, a survey will tell you what’s going on, on valley gutters, downpipes and eaves gutters alike.

Around Borough Green, gardens, hedges and nearby trees can mean leaves and moss end up on roofs and in gutters. Blocked gutters overflow and soak the walls below. It’s the kind of slow problem a roof report picks up early. Moss on the roof and weeds in the gutter are both easy to spot from the ground.

Report times depend on the survey you book: the Basic Survey within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey on the same day.

Why act early in Borough Green

A gutter clear-out takes the leaves away, but it does not tell you why a gutter overflows. We also check the falls, joints, brackets, outlets and downpipes to show whether something else is wrong. Blocked gutters on homes around Borough Green overflow and soak walls, especially where trees overhang. It’s easy to sort the cause early and slow to dry a damp wall.

Every price we give includes VAT, and the report is not charged as an extra. Gutter survey starts from £150, including VAT. Where your roof sits in the range depends on its size, height and access.

Checking the roof from the ground

After heavy rain, check ceilings and the tops of walls for new stains. Take a photo and write down when you saw it.

A DIY look is useful, but it isn’t a survey. You will not see flashings, valleys or the backs of chimneys properly from ground level.

Local roofs in Borough Green

The wider area around Borough Green has a long history of building, with Old Soar Manor about 2.1 miles south. If you own one of the older houses, expect a mix of original materials and later repairs on the roof, and any change of roofing material on a listed home needs checking with the council first. Many older homes in Kent have handmade clay tiles, including Kent peg tiles held by pegs through two holes, and tile-hanging on their upper walls. Kent’s older buildings take in oast houses and timber-framed Wealden hall houses as well. Whichever you have, the details that tend to fail before the covering itself get the closest look.

For landlords with property near Borough Green & Wrotham station, a roof report helps you deal with small faults before they turn into a call from a tenant. The streets around a church such as The Church of the Good Shepherd are often among the oldest in a place, and if your house is among the older ones nearby, its roof may have old fixings, lead flashings and chimneys that need a closer look. If you look after a building such as Borough Green Primary School, long gutter runs and wide roofs on a building that size are worth checking on a regular cycle.

What we cannot see

It helps to know what a survey won’t do before you book:

  • Blockages deep inside downpipes
  • Parts of gutters that cannot be seen safely
  • Rot or damp concealed behind fascias or inside walls

If in doubt, ring 07833 053749 or send us an email and we will recommend the right survey before you book. What our survey covers.

Roof types and parts we check

  • Outlets and hoppers
  • Parapet and box gutters
  • Valley gutters
  • Fascias and soffits
  • Eaves gutters
  • Downpipes

How the survey works

On the day, we begin with a quick chat about the roof and anything that’s worrying you. After that, we check everything we can see safely. The survey typically takes an hour or two at a typical home, and more on a big or complicated roof. Being in a smaller place like Borough Green does not change how the visit works: we look from ground level, from windows, from the loft and from the roof where it’s safe. It’s useful to show us anything you’ve already noticed.

  1. First, you tell us what you’ve seen, such as overflows or damp.
  2. We look along the gutters, downpipes and fascias from the ground and from windows.
  3. We check hidden gutters, like valleys and parapets, where it’s safe to see them.
  4. We look in the loft space, where there’s safe access, for signs of water getting in.
  5. You get a written report with photos and recommendations.

Preparing for the visit

  • Make sure we can get to the back of the property
  • Jot down any questions you want answered
  • Have any paperwork from past roof work to hand

How the survey changes by roof type

Lead-lined valley and parapet gutters

We look at the lining, the joints and the outlets where it is safe to see them. Lead is also a target for theft.

Aluminium and other metal gutters

Long metal gutter runs on larger buildings can hide blocked outlets, so we check the outlets carefully.

What a survey costs

Prices vary from roof to roof, for these reasons:

  • How big the roof is
  • If the survey needs thermal imaging or a drone
  • Height and safe access
  • Commercial roofs and larger buildings

Prices start from £150, including VAT, for a Basic Survey. Standard is from £250 and Premium from £400. You will know the price for your roof before booking.

Helping us price your survey

If you can, have these to hand when you get in touch:

  • The reason for the survey, such as buying, a leak or storm damage
  • Anything about access we should know
  • Pictures of the roof from a safe spot, if you have them
  • Where any leaks, stains or damp patches show inside

Photos help, if you have them. Take them safely from the ground or a window; never climb up to get a better view. To get started, ring 07833 053749 or email us.
