Gutter surveys in Comp

How a gutter survey works in Comp

We check the rainwater system above ground level, from the gutters down to where the downpipes meet the ground. It is not a CCTV drain survey and we cannot see inside buried drains. If the problem looks like a blocked or broken drain below ground, we will say so in the report, so you can get the drains checked separately. Problems above ground, from split hoppers to leaking downpipes, are photographed and noted. We survey eaves gutters, outlets and hoppers and parapet and box gutters, and people most often book us about sagging gutters and loose brackets and cracked or loose downpipes.

In a village or hamlet like Comp, older cottages and farmhouses frequently sit alongside barns, outbuildings and a few newer houses. Roofs there can be clay tile, slate, stone or thatch, and chimney stacks are often old. Each needs checking in its own way, and thatch is a specialist material we report on as far as it can be seen. Chimneys and lead flashings on old roofs frequently need the most attention.

Where we can’t see part of the gutter, the report says so. That way, it is clear what was covered and what wasn’t, and what we’d suggest next.

Gutter surveys around Comp

Across Kent, older roofs are frequently handmade clay or peg tiles, and tile-hanging on upper walls is a familiar sight. The county’s older buildings also include oast houses and timber-framed Wealden hall houses. Knowing the covering helps explain which parts of a roof are likely to need work first. Historic houses such as Old Soar Manor, about 1.7 miles south-west, show how far back building in the area around Comp goes. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead.

Landlords with a home close to Borough Green & Wrotham station may find that knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints. If you look after a building such as Platt Church of England Voluntary Aided Primary School, large buildings have long gutter runs and big roofs that need checking like any other. If your house is among the older ones in the streets near Church of St Mary, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine.

Comp is about 3 miles west of Kings Hill, in Kent. We provide gutter surveys for homes and businesses in Comp and the surrounding area. Comp is one of the towns and villages in Kent we cover for gutter surveys. We also survey roofs in Maidstone.

Tips that help

There is plenty you can do without going near the roof. Here’s what helps most:

  • Get the gutters cleaned out every year
  • Have overhanging branches cut back
  • Watch for green marks down the brickwork
  • Look out for overflows when it pours

Once work is carried out, keep an eye on the gutters in the next downpour. Water should run to the outlets and away without spilling over, and if it does not, raise it with whoever did the job.

Get small faults like a dripping joint or loose downpipe sorted quickly. They tend to get worse, and the water they spill can damage walls and timber.

What a gutter survey doesn’t cover

Before you book, it’s worth knowing what a survey will not do:

  • Blockages deep inside downpipes
  • Underground drains, which need a CCTV drain survey
  • What’s behind fascias and inside walls

Not sure which survey suits your roof? You can call 07833 053749 or email us and we will tell you. What our survey covers.

What this survey covers

  • Outlets and hoppers
  • Downpipes
  • Parapet and box gutters
  • Valley gutters
  • Eaves gutters
  • Fascias and soffits

The survey, step by step

Every roof is different; as a rough guide, the survey takes between one and two hours at most homes, though large, tall or awkward roofs take more time. If you have questions on the day, just ask. Around Comp, older homes can have small or awkward roof spaces, so it is useful to know whether there is a loft hatch and how easy it is to reach. Only areas that can be reached safely are inspected.

  1. First, you tell us what you’ve seen, such as overflows or damp.
  2. We look along the gutters, downpipes and fascias from ground level and from windows.
  3. Any valley, parapet or box gutters are looked at as far as safe access allows.
  4. Where the loft can be reached safely, we check it for staining or damp.
  5. We send a written report with photos and clear recommendations.

Surveys for landlords and agents in Comp

If you own several properties, surveys can be booked for more than one address. To arrange surveys for several addresses, call 07833 053749 or use the contact form with the addresses.

For a freeholder or residents’ company, a roof report is a sound basis for a maintenance plan, putting the urgent items at the top.

What happens if roof problems are left?

Damp walls are sometimes blamed on the wrong thing. If a leaking gutter or downpipe is the source, other work on the wall won’t stop it. A gutter survey helps rule the rainwater system in or out. For older village homes like those around Comp, the right replacement materials are not always easy to find quickly. That is one more reason to find defects before they become urgent.

Questions from Comp

Do you survey roofs for landlords with property near Borough Green & Wrotham station?

Yes, that’s a common request. We just need to know who will give access, and we can send the report to you or your agent.

Does a conservation area affect roof work in Comp?

Start with Historic England’s list for listing and your council for conservation areas. Either can affect what roof work is allowed, so it is worth checking before planning any.

How long does a gutter survey take?

A visit typically takes roughly 1–2 hours at most homes, or half a day or so for a commercial building. We will give you an idea as you book.

How much is a gutter survey?

Our price is from £150, including VAT. The size of the property and the access affect the price. To get a price, ring 07833 053749 or email us.

How do I arrange a gutter survey in Comp?

Simply call 07833 053749 or use the contact form. We will ask a few questions, confirm the price and agree a date.

Will you check if gutters are causing damp inside?

Overflowing gutters often lead to damp walls, and the survey looks for that. If the cause looks like something else, the report says so as far as we can tell from what’s visible.

I live in a flat. Can you survey the roof?

Yes, if the building owner or managing agent agrees access. We look at the parts we are given access to.

DIY checks: what’s safe

Your own check is a good start, but it isn’t a survey. You won’t see flashings, valleys or the backs of chimneys properly from ground level, and those are details a survey looks at closely.

What you cannot do safely is get up close. Slates, tiles, flat roofs and rooflights can give way. That part is for a survey, using safe viewpoints and a drone where it applies.
