Gutter Survey in Platt
A survey of gutters, valleys, outlets and downpipes across Platt, with drones and thermal imaging where they help. Call or email for a price.
- Water spilling over the gutter edge
- Fascia boards damaged by overflowing water
- Leaking or loose downpipes
What we look for on each type of roof
Plastic (uPVC) gutters
Plastic can become brittle with age and crack. We check the joints, brackets and falls.
Cast iron gutters
Lots of period homes still have cast iron rainwater goods. Kept painted, they can last a long time but corrode once the paint wears off.
Gutter surveys for homes and businesses in Platt
Your gutters take the rain from the roof and lead it away from the walls. If they clog, drip or sag, the water ends up somewhere it shouldn’t and that normally means the walls or the inside of the building. We check the full rainwater system above ground, from eaves gutters and valleys to outlets, hoppers and downpipes. The findings go into a written report with photos. We survey fascias and soffits, eaves gutters and valley gutters, and people most frequently book us about leaves and moss blocking gutters and leaks at the gutter joints.
Somewhere as small as Platt, homes are often older cottages and farmhouses, with outbuildings and some newer houses. Older roofs may be clay tile, slate, stone or thatch, often with chimneys that have stood a long time. Each needs checking in its own way, and thatch is a specialist material we report on as far as it can be seen. On older roofs, it’s normally the chimneys and lead flashings that need work first.
It isn’t only a list of defects. It explains what we found, why it matters and what we recommend, so you can decide what to do next.

Before and after the survey
A few practical points come up again and again on our surveys. They’re worth knowing whatever the roof:
- Watch for green marks down the brickwork
- Check that downpipes are firmly fixed to the wall
- Watch ceilings under valley gutters for fresh marks
- Leave gutter checks at height to someone equipped for it
Questions about the report are welcome. With the Standard Survey there’s a follow-up consultation, and the Premium Survey includes an in-person consultation.
Get trees and climbers near the eaves trimmed back using someone with the right kit. Less debris means fewer blocked outlets.
How it works
Expect us to ask a few questions before we start, about the roof’s history, any leaks and past repairs. Then the inspection itself takes about one to two hours at a house, depending on how many gutter runs and downpipes there are. Cottages and farmhouses around Platt often have roofs at several levels, with lean-tos and outbuildings attached. Each part is looked at from wherever it can be seen safely, and anything we can’t see is noted.
- We agree which parts of the building you’re most worried about.
- Each gutter run is checked for blockages, sags and leaking joints.
- Outlets, hoppers, downpipes and overflows are inspected.
- Fascias, soffits and the walls below are looked at for signs of overflow.
- Findings are photographed and set out in a written report.
Before the survey
- Keep pets in another room
- Jot down any questions you want answered
- Buyers: confirm access with the estate agent or seller

Advice
What we cannot see
In fairness, there are limits to any roof survey:
- Whether a material contains asbestos (a specialist asbestos surveyor’s job)
- Rot or damp concealed behind fascias or inside walls
- Pipes below ground level

Gutter surveys in Platt: local notes
The wider area around Platt has a long history of building, with Old Soar Manor about 1.9 miles south. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs. Across Kent, older roofs are often handmade clay or peg tiles, and tile-hanging on upper walls is a familiar sight. Oast houses and timber-framed Wealden hall houses are part of the county’s older buildings too. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters.
The streets around a church such as Church of St Mary are often among the oldest in a place, and if your house is among the older ones nearby, its roof may have old fixings, lead flashings and chimneys that need a closer look. Landlords with a home close to Borough Green & Wrotham station may find that the gap between tenancies is a good time to have the roof looked at. Anyone responsible for a site like Platt Church of England Voluntary Aided Primary School will know that a written record of a large roof helps plan work for the holidays rather than in term time.

FAQs for Platt
Is my home in Platt listed or in a conservation area?
We cannot confirm that for you, but Historic England’s list and your council can. Both listing and conservation areas can limit changes of roofing material, and councils can also use Article 4 directions.
I let a flat near Borough Green & Wrotham station. Can you check the roof?
Yes, that’s a common request. We just need to know who will give access, and we can send the report to you or your agent.
Can you survey a shared roof?
Yes, as long as access is agreed. Roofs over flats are frequently shared, so whoever owns or manages the building needs to agree access. We can only inspect what we’re given access to.
Are you insured?
Professional indemnity and public liability insurance cover our surveys. Ask if you need details for a managing agent or building owner.
How long does a gutter survey take?
A visit usually takes roughly 1–2 hours for most houses; commercial roofs usually need 3–4 hours. We will give you an idea when you book.
Will you fly a drone over my roof?
Yes, where it’s applicable. We hold a CAA Flyer ID and Operator ID and fly a drone under 250g, and every flight depends on the airspace and the weather.
Are you structural engineers?
No. We point out what can be seen, such as sagging or deflection, but we do not carry out calculations or give an engineer’s opinion. Where an engineer is needed, we say so in the report.

Why get it checked now?
Climbing a ladder to look in the gutters yourself is risky. From ground level you can spot drips and overflows, but valleys, parapets and box gutters are hard to see. Our survey covers whatever is safely visible and records it with photos. For an older or listed building in a place like Platt, repairs may need matching materials and consent, so leaving a defect until it is urgent leaves less time to plan.
Price depends partly on the package: from £150 for Basic, £250 for Standard and £400 for Premium, inc. VAT. The roof’s size, height and access matter as well.
