Independent electronic leak detection in Platt

How electronic leak detection works in Platt

Electronic testing locates holes in the waterproofing but not every way water gets in. Water coming through walls, copings, rooflights or plumbing will not show on the test. If the evidence points elsewhere, we’ll say so. It won’t show water getting in through brickwork or around frames. The report makes clear what was and wasn’t tested. We’ll point you to the likely next step. We survey roof terraces and balconies, green roofs and liquid-applied waterproofing, and the problems we’re asked to look at most are new membranes needing a check before handover and holes left by work on the roof.

Flat roofs on exposed homes in small places like Platt take more wind and rain, which is hard on edges, upstands and joins in the covering. Felt roofs, which often last around 15–20 years, typically show it first. Rubber and GRP last longer, though trims and joints still need a look. Exposed edges are normally the first part of a flat roof to go.

If any part of the flat roof membrane couldn’t be seen safely, we say so in the report. You will know exactly what was inspected and what wasn’t, and what we’d suggest next.

What we do, step by step

We do not take risks to get a closer look. We inspect whatever is safely visible, and if part of the roof can’t be seen, the report says so. The survey usually takes as long as needed for the membrane area and the build-up, and we’ll give you a guide when quoting. Somewhere as small as Platt, access is frequently the only tricky part. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Visits can be on weekdays, Saturdays or Sundays.

  1. We start with what you know about the roof and the leak.
  2. The roof is assessed for suitability first.
  3. We choose a low-voltage or high-voltage method to match the roof.
  4. The membrane is tested and breaches are found.
  5. You get a report with photos of each breach.

Common questions in Platt

Is Platt within the area you cover?

Yes, Platt is on our map. A small place gets exactly the same survey as a big one.

Do you cover Platt?

Yes, Platt is within the area we cover. Our area covers London and the South East. You can call 07833 053749 or drop us an email with the address and a few details.

Is this a RICS survey?

No. It is a specialist roof survey, not a RICS Level 2 or Level 3 building survey. It focuses on the roof, so it sits alongside a building survey rather than replacing it.

Are you insured?

Our surveys are covered by professional indemnity and public liability insurance. If you need details for a managing agent or a building owner, just ask.

Do I need to be at home?

Not always. If we only need the outside, we can agree that ahead of time, but anything inside needs someone there to give access.

How long will testing take?

It depends on the size of the roof and its build-up. You will know roughly how long before we start.

How soon will I get the report?

It depends on the package: the Basic Survey report arrives within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey the same day. Reports are sent by email.

DIY checks: what’s safe

Look up at the roof after a storm, from the ground: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Do not go up yourself.

It helps to keep a record: dates of leaks, photos from ground level and any work done on the roof. Send it with your enquiry and it will help the survey.

Tips that help

Most of what helps is simple and safe from ground level. Our suggestions:

  • Make sure trades protect the waterproofing
  • Don’t let outlets block
  • Test new membranes before covering them
  • Have roof specifications to hand

File the report with your roof paperwork. It shows the condition of the membrane on that date.

Consider testing a new membrane before it is covered. It’s easier to find holes before more layers are added.

What this survey cannot tell you

Some things can’t be seen without opening up the roof, so a survey has limits:

  • Fixing the holes we find
  • Build-ups without a suitable layer below
  • Leaks from walls, copings or rooflights

If in doubt, ring 07833 053749 or send us an email and we’ll point you to the right survey before booking. What our survey covers.

What we check

  • Liquid-applied waterproofing
  • Roof terraces and balconies
  • Single-ply roofs
  • Green roofs
  • Commercial flat roofs
  • Flat roof membranes

Different roofs, different checks

Bituminous membranes

Bituminous felt and modified bitumen membranes are common. Whether ELD suits them depends on the build-up.

Green and ballasted roofs

Some layers may need lifting for testing. We explain what’s needed when we quote.

What electronic leak detection looks like in Platt

Many older homes in Kent have handmade clay tiles, including Kent peg tiles held by pegs through two holes, and tile-hanging on their upper walls. You will also find oast houses and timber-framed Wealden hall houses among the county’s older buildings. Flat roofs fill the gaps in between, on extensions, garages, dormers and business premises. Historic houses like Old Soar Manor, about 1.9 miles south, show how far back building in the area around Platt goes. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and any change of roofing material on a listed home needs checking with the council first.

If you own a rental within reach of Borough Green & Wrotham station, a flat roof over a rented flat is easy to forget until the tenant reports a leak. The streets around a church like Church of St Mary are often among the oldest in a place, and if your home is one of the older ones nearby, the joins between later flat roofs and the old walls are where problems typically start. For site and facilities teams at buildings such as Platt Church of England Voluntary Aided Primary School, a large flat roof with a good many outlets and rooflights has many places where a membrane can fail.

Why get it checked now?

Cutting open a flat roof to find a leak can cause more damage. Electronic testing finds the hole first, so the repair can be targeted. For older village homes like those around Platt, the right replacement materials are not always easy to find quickly. That’s one more reason to find defects before they become urgent.
