New roof snagging in Halfway Street

Roof work often leaves debris behind. Offcuts, broken tiles and debris left in gutters or on lower roofs are noted, and for damage to other parts of the building. It’s all recorded with photos. Debris left in gutters and valleys can block them and damage to lower roofs can let water through. Finding these early makes them easier to raise. If you’ve noticed vents that weren’t fitted or are covered and ridge and hip tiles not properly fixed, we can find out what’s behind it, whatever the roof.

Being in a small place like Halfway Street makes no difference to the inspection itself: it just means planning the journey and access beforehand. If there are outbuildings with roofs you want checked, mention them when you book, so the visit can be planned around them. Whether you’re buying or checking new work, the same care goes into it. Visits can be booked on weekdays and at weekends.

Most points in the report come with a picture, because a photo of a cracked flashing says more than a paragraph. Anything out of sight on the day is listed as such.

What we can’t see

In fairness, a roof survey has limits:

  • Parts of the roof we cannot see safely
  • Repair costs for putting snags right
  • A promise that the roof will not leak

If you’re not sure which survey you need, phone 07833 053749 or drop us an email and we will give you a straight answer before booking. What our survey covers.

Roof types and parts we check

  • Loft conversions and dormers
  • Replacement roofs
  • New flat roofs
  • New-build homes
  • Ridges and verges
  • Flashings and valleys

What you can safely check yourself

Fresh stains on ceilings or walls after rain are worth noting. Photograph them and note the date, which helps when we check the roof.

A lot can be seen from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.

What happens if roof problems are left?

It is easier to get snags sorted while money is still owed. Once the job is paid and the roofer has moved on it can be harder to get them back. A snagging report gives you something specific to raise. Older and listed buildings around Halfway Street may need consent and matching materials for repairs, so a defect found early gives time to plan the work properly.

There are three survey packages: Basic from £150, Standard from £250 and Premium from £400, with VAT included. The price for your roof depends on its size, access and what you’d like to know.

New roof snagging around Halfway Street

Historic houses like Goodnestone Park, about 4.3 miles north, show how far back building in the area around Halfway Street goes. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and the council can say whether a home is in a conservation area. Older houses across Kent often have handmade clay or peg tiles, and many have tile-hung walls. Kent’s older buildings take in oast houses and timber-framed Wealden hall houses as well. For a purchase or a newly finished roof, the materials decide which details matter most.

If you let a flat or house near Shepherds Well station, a survey before purchase, or before signing off a new roof, saves surprises once a tenant moves in.

Your questions about new roof snagging in Halfway Street

Do you cover Halfway Street?

Yes. Our area covers London and South East England, and Halfway Street is part of that. Just call 07833 053749 or drop us an email and let us know about the property, and we will talk through which survey suits.

Do you cover smaller places like Halfway Street?

We do. Villages and rural addresses get the same survey as a town house, with the route planned beforehand.

Is it the same as a RICS Level 2 or Level 3 survey?

No. We’re experienced roof surveyors, and our survey covers the roof rather than the whole building. For the rest of the building, a RICS home survey is a separate job.

Is snagging available for a new-build house roof?

Yes, the inspection works the same as for a re-roof. The report lists snags with photos to raise with the builder.

Can you inspect my roof with a drone?

Yes, where it’s applicable. Our sub-250g drone is flown by a CAA-registered operator with a Flyer ID and Operator ID, and every flight depends on the airspace and the weather.

How much time does a snagging visit need?

A visit usually takes roughly 1–2 hours for a house, with bigger or more complicated roofs taking longer. We will give you an idea as you book.

Can you survey at the weekend?

Surveys can be booked for any day of the week: Monday to Friday, Saturdays and Sundays. Tell us which days suit you when you book.

How the survey works

We photograph the roof as we go, so the report shows exactly what we saw. We take close-ups from wherever is safe. Most surveys take an hour or two at most homes, with bigger or more complicated roofs taking longer. Older rural homes like those around Halfway Street can have a main roof, lower lean-to roofs and outbuildings all joined together. Each part is looked at from wherever it can safely be seen.

  1. We start with what the roofer did and when they finished.
  2. The new coverings and roof edges are inspected as far as can be seen safely.
  3. We look at valleys, flashings, gutters and the underlay at the eaves.
  4. The roof space and the rest of the property are checked for problems.
  5. You get a photo report of each snag.

How to prepare

Common roof problems in Halfway Street

Vents can be left out, or insulation pushed against the eaves. Without enough airflow, condensation can build up in the roof space.

Signs worth acting on include:

  • Debris left in gutters or valleys
  • Flashings not properly dressed or fixed
  • Cracked mortar at the ridge or hips
  • Underlay ending short at the eaves

If you live in an older home near Church of St Andrew, older patch repairs can hide behind a tidy front slope, and the survey looks past them.

Choosing a roof surveyor

  • Whether you can ask questions once you have the report
  • Which viewpoints they use to see the roof
