About our gutter survey in Halfway Street

We check the rainwater system above ground level, from the gutters down to where the downpipes meet the ground. It isn’t a CCTV drain survey and we cannot see inside buried drains. Where water seems to be backing up from below ground, we’ll say so in the report, so you can get the drains checked separately. Anything we find above ground, such as a split hopper or a leaking downpipe, is photographed and recorded. We survey outlets and hoppers, eaves gutters and valley gutters, and common reasons people get in touch are joints that drip after rain and sagging gutters and loose brackets.

Some older homes in villages like Halfway Street are listed or in a conservation area. If yours is, re-roofing in different materials may need consent, so the council is the place to check. Knowing the roof’s condition helps you plan ahead with that in mind. Older materials such as clay tiles, slate and stone are often matched when work is done.

Pictures do a lot of the work in our reports, so you can see each defect rather than just read about it. Anything out of sight on the day is listed as such.

Common questions in Halfway Street

Can a landlord with a rental near Shepherds Well station book a roof survey?

Yes, that’s a common request. Let us know whether a tenant or an agent will let us in, and the report can go straight to you or your agent.

Does a conservation area affect roof work in Halfway Street?

We cannot confirm that for you, but Historic England’s list and your council can. Both listing and conservation areas can limit changes of roofing material.

How quickly is the report sent?

Basic reports arrive within 48 hours, Standard reports in 24–48 hours and Premium reports on the same day. All of them come by email.

How experienced are you?

We have completed more than 5,000 surveys, across 20+ years of surveying roofs.

Is a Saturday or Sunday visit possible?

Yes, we carry out surveys on Saturdays and Sundays as well as weekdays. To book, phone 07833 053749 or email us.

Are you structural engineers?

No. Our survey is not a structural engineer’s report. We will recommend an engineer if we see signs that call for one.

What’s the best way to book?

Just ring 07833 053749 or email us. We’ll ask a few questions, confirm the price and agree a date.

Should I look at the roof myself first?

Inside, the loft is a good place to look, with care. Take a torch and only step on boards or joists, and look for staining, damp timber or daylight coming through.

The one thing to avoid is getting up close. Slates, tiles, flat roofs and rooflights can give way, and a fall can be serious. That part is for a survey.

Gutter surveys in Halfway Street: local notes

Handmade clay tiles, including Kent peg tiles hung on pegs through two holes, are typical of older Kent buildings. The county’s older buildings also include oast houses and timber-framed Wealden hall houses. Whatever the covering, it’s frequently the fixings, flashings, valleys and gutters that give out first. Goodnestone Park, about 4.3 miles north, is one of the historic houses in the wider area around Halfway Street. On older houses around here, roofs frequently carry the marks of earlier repairs, from replaced slates to new lead, and the council can say whether a home is in a conservation area.

If you own a rental within reach of Shepherds Well station, a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak. Take an older house close to Church of St Andrew: its roof may have old fixings, lead flashings and chimneys that need a closer look.

Why it is worth a survey now in Halfway Street

Damp walls are sometimes blamed on the wrong thing. When rainwater goods are the source, treating the wall alone won’t solve it. Checking the gutters first helps you spend in the right place. In a place like Halfway Street, a barn or garage roof left to fail puts whatever is inside at risk. A quick look before winter can save a lot.

Prices start from £150, inc. VAT, for a Basic Survey. The Standard Survey starts from £250 and the Premium Survey from £400. You’ll know the price for your survey before booking.

Useful tips for Halfway Street property owners

Some practical points come up on survey after survey. They apply to most roofs:

  • Look for new stains on ceilings below valleys after rain
  • Check for spilling water in a downpour
  • Check from the ground or a window, not a ladder
  • Look for downpipes coming loose

Questions about the report are welcome. With the Standard Survey there’s a follow-up consultation, and the Premium Survey includes an in-person consultation.

Watch your gutters from ground level or a window during heavy rain. Overflows and dripping joints are a sign to act before the walls suffer.

How the survey works

Where it’s relevant and can be reached safely, the loft space is checked as well as the outside. Inside, we look for staining, damp, gaps and signs of movement. All in, the survey typically takes an hour or two for most homes, and longer where there are parapet, valley or box gutters to follow. For a village or hamlet like Halfway Street, the journey is planned in advance: let us know about lanes, gates and parking. On the day, we inspect everything that’s safely in view, inside and out.

  1. We start by hearing about any drips, overflows or damp patches.
  2. Gutters, downpipes, fascias and soffits are inspected from safe vantage points.
  3. We check hidden gutters, such as valleys and parapets, where it’s safe to see them.
  4. Where the loft can be reached safely, we check it for staining or damp.
  5. The findings are written up with photographs and recommendations.

Getting ready for the survey

  • Have any paperwork from past roof work to hand
  • Make sure the loft hatch can be reached
  • For flats, make sure roof access has been agreed

Buyers should book once an offer has been accepted, so you have the findings in time to act on them before you exchange. For any other survey, just call 07833 053749 or send us an email when you are ready.

What we can’t see

This isn’t a RICS building survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:

  • Rot or damp concealed behind fascias or inside walls
  • The inside of buried drains
  • The inside of a downpipe along its whole length

Not sure which survey suits your roof? You can call 07833 053749 or drop us an email and we’ll tell you before you book. The full list of what we check.

Roof types and parts we check

  • Downpipes
  • Valley gutters
  • Fascias and soffits
  • Parapet and box gutters
  • Eaves gutters
  • Outlets and hoppers

How the survey changes by roof type

Fascias and soffits

Fascias carry the gutters, so a rotten fascia can let the gutter drop. We note soft, stained or damaged boards we can see.

Aluminium and other metal gutters

On big buildings, one blocked outlet can affect a long run, so we check the outlets carefully.
