Your questions about gutter surveys in Coldred

Can a landlord with a rental near Shepherds Well station book a roof survey?

Yes, rented property is part of what we cover. You can ring 07833 053749 or send us an email with the address and some details.

Do you cover smaller places like Coldred?

Yes, smaller places are covered as well as towns. Our area covers London and South East England. Just mention lanes, gates or anything else about the route when booking.

Is a CCTV drain survey included?

No. Our gutter survey covers rainwater above ground, from the gutters to the bottom of the downpipes. Where a below-ground drain seems to be the problem, we will tell you.

Does someone need to be in?

Someone needs to let us in if we are looking inside or in the loft. We will talk about access when you book.

How long does a gutter survey take?

Most visits to a house take about 1–2 hours, and longer for larger or complex roofs.

Can a gutter survey explain damp on my walls?

Overflowing gutters frequently lead to damp walls, and we check for exactly that. If the evidence points elsewhere, we’ll say so as far as we can tell from what’s visible.

Are you structural engineers?

No. We’re roof surveyors, not structural engineers. If we see signs that need an engineer’s opinion, we’ll recommend one.

Gutter surveys for homes and businesses in Coldred

A gutter needs a steady fall towards its outlet or water sits in them. When brackets sag or joints part, water pools, drips and spills over at the low points. We look along each run for sags, gaps and leaking joints and look at the brackets and downpipe clips. You get written recommendations, prioritised by urgency where relevant. We are often asked to look into cracked or loose downpipes and fascia boards damaged by overflowing water, on downpipes, parapet and box gutters and eaves gutters.

Somewhere as small as Coldred, homes are often older cottages and farmhouses, with outbuildings and some newer houses. Roofs there can be clay tile, slate, stone or thatch, and chimney stacks are often old. We report on everything that’s safely in view, and thatch is a specialist material. Chimneys and lead flashings on old roofs often need the most attention.

With the Standard Survey, you also get moisture detection, a structural check and a follow-up consultation. The Premium Survey adds thermal imaging, drone inspection where it applies, structural analysis and an in-person consultation.

What a gutter survey looks like in Coldred

Coldred is within about 5 miles of the coast, and places near the sea get more salt in the air and more wind than inland. Salt is hard on nails, clips and metal flashings, and strong wind lifts anything already loose on a roof. Goodnestone Park, about 4.6 miles north, is one of the historic houses in the wider area around Coldred. If you own one of the older houses, expect a mix of original materials and later repairs on the roof, and any change of roofing material on a listed home needs checking with the council first.

If you let a flat or house near Shepherds Well station, a dated record of the roof is useful when planning maintenance across a let. For site and facilities teams at buildings such as Lydden Primary School, large buildings have long gutter runs and big roofs that need checking like any other.

What we can’t see

Our survey is not a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:

  • Confirming asbestos in older rainwater goods
  • What’s behind fascias and inside walls
  • The inside of buried drains

Roof types and parts we check

  • Fascias and soffits
  • Outlets and hoppers
  • Valley gutters
  • Downpipes
  • Eaves gutters
  • Parapet and box gutters

Should I look at the roof myself first?

Watch the gutters in a downpour, from a window or the ground. Water spilling over the edge can be a sign of a blockage or a gutter that has dropped.

It is useful to keep a record: dates of leaks, photos from the ground and any work done on the roof. Share it with us when booking and it will help the survey.

How the survey works

We’ll ask a few questions first, like when any problem began and what work has been done before. The inspection then takes between one and two hours at a house, depending on how many gutter runs and downpipes there are. In a hamlet or village like Coldred, a postcode does not always lead to the right gate, so a few directions are welcome. The visit itself is the same as anywhere else.

  1. We agree which parts of the building you are most worried about.
  2. We look along each run for debris, sagging and drips.
  3. We check the outlets, hoppers, downpipes and any overflows.
  4. Fascias, soffits and the walls below are looked at for signs of overflow.
  5. You get photos and written recommendations, prioritised where relevant.

Getting ready for the survey

  • Unlock side gates and any roof access doors
  • If you’re buying, check with the agent that we can get in
  • Leave a clear route to the loft

Signs you need a gutter survey in Coldred

Some gutters may be too small, or have too few downpipes, for the roof they serve. Added roof area from an extension can load an older gutter, and a heavy downpour shows up the problem.

These are some of the problems a survey can pick up:

  • Soffits marked by water
  • Gutters that have fallen out of line
  • Overflowing eaves gutters
  • Leaking or loose downpipes

If you own one of the older houses in the streets near Church of St Pancras, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs.

Before you book any roof surveyor

  • What the survey will not cover
  • Is there a chance to talk the report through?
  • What the report includes, and whether it has photos
  • Do they have a CAA Flyer ID and Operator ID for drone work?

What a roof survey includes

Before and after the survey

Some practical points come up on survey after survey. They’re worth knowing whatever the roof:

  • Do not climb a ladder to look in the gutters
  • Look out for overflows when it pours
  • Watch for green marks down the brickwork
  • Get the gutters cleaned out every year

After any work is done, watch the gutters in the next heavy rain. Water should run to the outlets and away without spilling over, and if it does not, raise it with whoever did the job.

Hidden gutters need clearing too. They collect leaves and silt just like eaves gutters but they’re much harder to spot, so ask for them to be included when gutters are cleared.

Why act early in Coldred

Water spilling from a gutter runs down and soaks the wall below. Given time, it can cause damp patches, damaged pointing and rot in nearby timber. Spotting the problem early tends to mean a simpler fix. Matching old materials, like handmade tiles or stone slates, can take time to source. That’s one more reason to find defects before they become urgent.

Prices start from £150, including VAT. Basic starts from £150, Standard from £250 and Premium from £400, VAT included, and we will tell you which fits.
