Useful tips for Halfway Street property owners

These tips come from what we see on roofs every week:

  • Leave close inspection to people with safe access
  • Have the flue swept and checked if you use the fire
  • Keep the report to compare against at the next survey
  • Ask about consent before removing a chimney on an older property

Questions about the findings are always welcome. The Standard Survey includes a follow-up consultation and the Premium Survey an in-person consultation.

Unused stacks should be capped in a way that still lets air through. Ventilation helps keep the stack dry.

About our chimney survey in Halfway Street

We inspect chimneys from wherever they can be seen safely: the ground, nearby windows and higher points, and the loft space where it is safe. With our Premium Survey, a drone inspection is included where applicable. If we can’t see part of the stack, the report makes that clear. Every defect we find is photographed and described in plain words. If you’ve noticed flashings pulling away from the stack and disused chimneys trapping moisture, we can find out what’s behind it, whatever the roof.

Older buildings in small places like Halfway Street may be listed or in a conservation area. That can affect what materials can be used when work is done, so check with the council before planning anything. Knowing the roof’s condition helps you plan ahead with that in mind. Older materials like clay tiles, slate and stone are often matched when work is done.

We keep jargon out of it: if work is needed, the report says so clearly, along with how urgent it is.

Your questions about chimney surveys in Halfway Street

Will you come out to Halfway Street?

Yes, Halfway Street is covered. We survey roofs across London and the South East, and smaller places are part of that. Longer journeys are simply planned in advance.

Does a conservation area affect roof work in Halfway Street?

We cannot confirm that for you, but Historic England’s list and your council can. Both listing and conservation areas can limit changes of roofing material, and councils can also use Article 4 directions.

How do I book a survey in Halfway Street?

To arrange a survey, phone 07833 053749 or drop us an email and let us know the address and what you need to know. We’ll confirm the price and agree a day with you.

Does the report include photos?

Yes. The report includes photos of what we found.

Will you walk on the roof?

Only when it’s safe. Safe viewpoints, the loft space and a drone where it applies cover most of what’s needed, and the report notes anything we couldn’t see.

What’s in the survey report?

A written report with photographs, covering the condition of the chimney stack, the defects we found and what we recommend, with the most urgent first where relevant. The Standard Survey adds moisture detection and a structural check, and the Premium Survey adds thermal imaging, drone inspection where applicable and structural analysis.

Can you find out why my chimney breast is damp?

Damp on a chimney breast typically means water is getting into the stack, or moisture is trapped inside it. The survey looks at the stack, the flashings and the capping and records the likely cause.

Why it’s worth a survey now in Halfway Street

A small amount of repointing or new flaunching is usually a modest job. Leave it, and frost can work the stack loose and the job gets bigger. Matching old materials, such as handmade tiles or stone slates, can take time to source. That is one more reason to find defects before they become urgent.

We offer three survey packages: Basic from £150, Standard from £250 and Premium from £400, with VAT included. The price for your roof depends on its size, access and what you’d like to know.

How it works

We photograph the roof as we go, so the report shows exactly what we saw. Close-ups come from the safest viewpoint available. A typical visit takes about one to two hours at most homes, or half a day or so for a commercial building. Older rural homes like those around Halfway Street can have a main roof, lower lean-to roofs and outbuildings all joined together. Each part is looked at from wherever it can be seen safely.

  1. First you let us know about the chimneys, any damp on the chimney breasts and any worries.
  2. Each chimney is viewed from wherever it can safely be seen.
  3. The pots, cowls, flaunching, pointing, brickwork and flashings are checked and photographed.
  4. We check the chimney breasts and the stack in the loft space where we can reach them.
  5. We send a written report with photos, the defects found and what we recommend.

Getting ready for the survey

  • Move anything stored under the loft hatch
  • Make a note of anything you’d like us to look at

Advice

Rented homes, blocks and businesses

An agent can book and manage the survey for a landlord. Access is agreed with the tenant in advance.

For a freeholder or residents’ company, a roof report is a sound basis for a maintenance plan, putting the urgent items at the top.

Roof by roof

Rendered stacks

We cannot see the bricks behind render without it being opened up, so the report says what can and cannot be judged.

Brick stacks

Spalled bricks, where the face has flaked off, are a sign of water and frost. Any spalling is noted with photos.

Chimney surveys around Halfway Street

Handmade clay tiles, including Kent peg tiles hung on pegs through two holes, are typical of older Kent buildings. The county’s older buildings also include oast houses and timber-framed Wealden hall houses. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters. Goodnestone Park, about 4.3 miles north, is one of the historic houses in the wider area around Halfway Street. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and the council can say whether a home is in a conservation area.

Landlords with a home close to Shepherds Well station may find that the gap between tenancies is a good time to have the roof looked at. If yours is one of the older homes in the streets near Church of St Andrew, its roof may have old fixings, lead flashings and chimneys that need a closer look.
