Pre-purchase roof surveys near Halfway Street

Pre-purchase roof survey in Halfway Street

A Basic Survey starts from £150, with the Standard Survey from £250 and the Premium Survey from £400, all inc. VAT. Standard adds moisture detection, a structural check and a follow-up consultation. Premium goes further, with thermal imaging, a drone where applicable and a same-day report. Choose the level that suits the home you are buying. All three include a written report with photos and recommendations. We survey the roof space, flat-roofed extensions and dormers and gutters and downpipes, and common reasons people get in touch are gaps where slates or tiles have come loose and bitumen or mortar used in place of proper repairs.

Being in a small place like Halfway Street makes no difference to the inspection itself: the journey, parking and access are simply agreed beforehand. Mention any outbuildings, barns or garages with roofs you’d like looked at when you book, so the visit can be planned around them. Buyers and owners of new roofs get the same approach as anywhere. Weekday and weekend visits are both available.

The Standard Survey adds moisture detection, a structural check and a follow-up consultation. The Premium Survey adds thermal imaging, drone inspection where it applies, structural analysis and an in-person consultation.

What a pre-purchase roof survey looks like in Halfway Street

Across Kent, older roofs are frequently handmade clay or peg tiles, and tile-hanging on upper walls is a familiar sight. Kent’s older buildings take in oast houses and timber-framed Wealden hall houses as well. The covering on a house you are buying, or on a roof just finished, tells us where to look hardest. If your survey includes the drone, the flight is checked against the Drone Safety Map first.

With Goodnestone Park about 4.3 miles north, the area around Halfway Street has a long history. Older homes in the area can come with listed status or conservation area rules, which affect re-roofing, so check with the council before you buy. Landlords with a home close to Shepherds Well station may find that a written report helps before buying a rental or paying for a new roof on one. For an older house near a landmark such as Church of St Andrew, the roof may have had decades of patch repairs, and the survey shows where they are.

Questions from Halfway Street

Will you come out to Halfway Street?

Yes, we do. We cover the whole of London and South East England, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.

Is Halfway Street in the area you cover?

Yes, Halfway Street is within the area we cover. We survey roofs across London and the South East. You can call 07833 053749 or drop us an email with the address and some details, and we will talk through which survey suits.

Do you survey roofs on blocks of flats?

Yes. Shared roofs just need a little more planning. Mention it when you get in touch and we will plan the survey around it.

Will you climb onto the roof?

Only where it is safe. We also inspect from ground level, upper windows and the loft space.

Can I use the report to negotiate on price?

Yes. You’ll have photos and a written description of each defect, so you can raise them with the seller or their agent. We cannot promise how the seller will respond.

What insurance do you have?

We’re covered by professional indemnity and public liability insurance, for every survey we carry out.

Is this an asbestos survey?

No. Asbestos surveys and sampling are not something we do. The report may flag materials that could contain asbestos on buildings built or refurbished before 2000.

Rented homes, blocks and businesses

If you own several properties, surveys can be booked for more than one address. To discuss a number of properties, call 07833 053749 or drop us an email.

Buyers’ agents can book surveys on behalf of their clients. The report is emailed, so it can go straight to your client.

What we look for on each type of roof

Natural slate

On a slate roof, the underlay may be old bitumen felt, or there may be none at all on very old roofs. From inside the loft space, we report what we can see of it.

Flat roofs

Flat roofs on extensions, dormers and garages are easy to forget about. Felt frequently lasts around 15 to 20 years, EPDM rubber 30 to 50 and GRP up to about 30. We look for signs of age and failure.

Tips from our surveys

A survey works best with a little help from you, before and after. Tips:

  • Check the lease for roof repair responsibilities
  • Watch for stains or fresh paint on ceilings below the roof
  • Don’t leave it until just before exchange
  • Request records of any re-roofing

With the findings in hand, you can talk to the seller or their agent. Some buyers ask for repairs before completion, others ask for a change to the price. What happens next is your decision and the seller’s.

Every so frequently, check the loft with a torch, keeping to boarded areas. Watch for stains, damp timbers and chinks of daylight. Photos help if you later need a roofer or another survey.

What we do, step by step

You do not need to do much on the day. Show us any stains, drips or problem areas you know about, and we will take it from there. A typical survey takes about 1–2 hours at the house you’re buying, depending on its size and how much of the roof can be seen. Somewhere as small as Halfway Street, access is frequently the only tricky part. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Visits can be on weekdays, Saturdays or Sundays.

  1. You get in touch after your offer is agreed, with the address and your target exchange date.
  2. Access is arranged through you, the agent or the seller.
  3. The roof is inspected from every safe vantage point, inside and out.
  4. Each part of the roof is examined and photographed.
  5. We email a report with photographs and recommendations, ready for you to use before exchange.

Before we arrive

  • Leave side gates unlocked
  • Buyers: confirm access with the estate agent or seller
  • Jot down any questions you want answered

Advice

Why it’s worth a survey now in Halfway Street

Leaving it means judging the roof from the street. That won’t show slipped slates on the rear slope, a worn valley or cracked flaunching. A survey fills that gap before you commit. In a place like Halfway Street, a barn or garage roof left to fail puts whatever is inside at risk. It is worth including them in a survey before a winter does the damage.

Prices start from £150, including VAT. The final price depends on how big and how high the roof is, access and which survey you book.

What a pre-purchase roof survey does not cover

A survey is a proper look at the roof, but it cannot do everything. Its limits include:

  • Asbestos testing of any kind
  • Whether timbers meet design loads
  • Anything beyond the roof, which a full home survey covers

Not sure which survey suits your roof? You can ring 07833 053749 or use the contact form and we will tell you before booking. What a survey covers and doesn’t.
