Rented homes, blocks and businesses

If the property is let, the agent or a tenant can let us in. Surveys run on any day of the week, which helps when tenants work during the week.

Surveys can also be booked by buyers’ agents acting for a client. The report is emailed, so it can go straight to your client, photos included.

How new roof snagging works in Greatness

A new roof is a big spend, so it’s worth having it checked before the final payment. Our new roof snagging inspection looks for faults and unfinished work on the new roof and around it. The findings go into a written report with photos that you can pass to your roofer. We’re independent of the roofer who did the job. We survey new-build homes, new flat roofs and replacement roofs, and common reasons people get in touch are damage to other parts of the building and tiles or slates sitting out of line.

Houses in smaller places like Greatness can stand more in the open than those in a built-up town, which can mean more wind and rain on the roof. Loose ridge tiles, lifted coverings and tired flashings are the kind of things that show it. For a purchase or a new roof, those exposed edges are looked at closely. Wind lifts anything already loose, so a small fault on an exposed roof doesn’t stay small for long.

Every survey ends with a written report, with photos, sent by email. It sets out the condition of the new roof, any defects and our written recommendations.

When you need someone else

Some things cannot be seen without opening up the roof, so a survey has limits:

  • A promise that the roof will not leak
  • Legal advice on your contract
  • Estimates of what fixes will cost

Not sure which survey suits your roof? You can call 07833 053749 or send us an email and we will tell you. The full list of what we check.

Roofs we survey in Greatness

  • New flat roofs
  • Loft conversions and dormers
  • New-build homes
  • Flashings and valleys
  • Replacement roofs
  • Ridges and verges

What we look for on each type of roof

Underlay and ventilation

The underlay should be dressed into the gutter at the eaves so water drains away. We check it where it can be seen.

Flashings

Flashings close the gap where the roof meets walls and stacks. We check they’re dressed, fixed and pointed where they can be seen.

Local roofs and buyers in Greatness

Older houses across Kent often have handmade clay or peg tiles, and many have tile-hung walls. You’ll also find oast houses and timber-framed Wealden hall houses among the county’s older buildings. For a purchase or a newly finished roof, the materials decide which details matter most. About 1.7 miles south lies Knole House, a reminder of how long the area around Greatness has been built on. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and a listed home or one in a conservation area may need consent for changes of material.

If your house is among the older ones in the streets near St John the Baptist, a survey will show how the roof has been repaired before, which helps you judge what’s coming.

Greatness is about 1 mile north-east of Sevenoaks, in Kent. We survey roofs in Greatness and the rest of Kent, as part of our work across London and South East England. Across Kent, we cover Greatness. Our Maidstone page covers surveys nearby.

How we price new roof snagging

Several things affect the price of a survey:

  • How complicated the roof is, with its valleys, chimneys and parapets
  • Which survey package you book
  • How big the roof is
  • Extra roofs, like extensions, dormers or garages

To find out what your survey will cost, call 07833 053749 or use the contact form with the address and a few details. The price is agreed before a date is set.

Getting in touch

Getting the details right at the start saves time. It helps to include:

  • The reason for the survey, such as buying, a leak or storm damage
  • Your timetable, such as an exchange date
  • The style of property, from a terrace to a block
  • Where any leaks, stains or damp patches show inside

A quick phone call is typically the easiest start: ring 07833 053749 or email us. The price is agreed before a date is set.

Common roof problems in Greatness

Flashings are a common source of snags. Loose or badly fitted flashings can let water in sooner rather than later.

These are some of the problems a survey can pick up:

  • Poorly finished verges
  • Flashings not properly dressed or fixed
  • Signs of condensation in the loft space
  • Tiles or slates sitting out of line

For landlords with property near Bat & Ball station, a roof report gives you a clear picture before you buy or settle up with a roofer.

What to check before booking

  • What’s outside the scope of the survey
  • How long they’ve been surveying roofs
  • What follow-up you get after the report
  • Do they have a CAA Flyer ID and Operator ID for drone work?

Questions from Greatness

Does a conservation area affect roof work in Greatness?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. It matters most if you are planning to re-roof in a different material.

Do you cover smaller places like Greatness?

Yes, smaller places are covered as well as towns. We survey roofs across London and South East England. Just mention lanes, gates or anything else about the route as you book.

What does a new roof inspection include?

Everything we can see safely, including ridges, verges, valleys, flashings, vents and gutters. We look in the loft where it’s safe, and we note any mess or damage left after the work.

Does someone need to be in?

It depends on what we need to see. Inside the building and in the loft, we need someone to let us in; we will agree the details when you book.

Do you need to get into the loft?

Where it is relevant to the survey and there’s safe access, yes. A clear path to the hatch helps.

Will you deal with my roofer if there is a problem?

No, we report on the roof and do not take sides. Any dispute stays between you and your roofer or builder though our report gives you the facts we saw.

Does the weather affect the survey?

It depends on the weather and the survey. In strong wind or heavy rain, a drone can’t fly and access may not be safe, so we’d move the date with you.

The survey, step by step

The visit typically starts outside and finishes in the loft: first the slopes, edges and gutters from every safe viewpoint, then the loft space where it can be reached. All told, expect roughly 1–2 hours for most houses, rising to roughly 3–4 hours on a commercial building. Being in a smaller place like Greatness does not change how the visit works: we look from ground level, from windows, from the loft and from the roof where it’s safe. It’s useful to show us anything you’ve already noticed.

  1. You tell us what work was done and when.
  2. We check the coverings, ridges, hips and verges from safe vantage points.
  3. We look at valleys, flashings, gutters and the underlay at the eaves.
  4. The roof space and the rest of the property are checked for problems.
  5. Snags are listed in a written report with photos.

How to prepare
