Gutter surveys for Greatness homes and businesses

About our gutter survey in Greatness

Most gutters hang from the fascia boards at the eaves, so fascias and soffits are part of the survey. Long-term overflowing can soften and rot timber boards and stain the soffits below. Older buildings, from before 2000, can have asbestos cement soffits, gutters or downpipes. We don’t carry out asbestos testing, so we flag anything that might contain it for a specialist asbestos surveyor to check. If you are worried about rotten fascias or stained soffits and gutters packed with leaves or moss, a survey will tell you what’s going on.

Around Greatness, older cottages sit alongside bungalows and newer houses. Older roofs can have slate, clay tiles or other traditional coverings, while many later ones have concrete tiles. On older homes, chimney stacks, valleys and gutters are normally where the work is, and the fixings under the coverings matter too. Nails and battens under older coverings often give out before the slates or tiles themselves.

The report is yours to share with whoever needs it: a seller or estate agent, an insurer, a roofer, a builder or a managing agent.

What we cannot see

To be straight with you, a roof survey has limits:

  • What’s behind fascias and inside walls
  • Underground drains, which need a CCTV drain survey
  • Blockages deep inside downpipes

Not sure which survey suits your roof? You can call 07833 053749 or use the contact form and we’ll tell you. What our survey covers.

Roofs we survey in Greatness

  • Eaves gutters
  • Parapet and box gutters
  • Outlets and hoppers
  • Downpipes
  • Fascias and soffits
  • Valley gutters

What we do, step by step

We work from the outside in: first the slopes, edges and gutters from every safe viewpoint, then the loft space where it can be reached. All told, expect about 1–2 hours for most homes, and longer where there are parapet, valley or box gutters to follow. A visit to a smaller place like Greatness is no different on the day: we look from the ground, from windows, from the loft and from the roof where it’s safe. It helps to show us anything you’ve already noticed.

  1. We ask about overflows, damp or leaks you’ve noticed.
  2. We look along the gutters, downpipes and fascias from the ground and from windows.
  3. Any valley, parapet or box gutters are looked at as far as safe access allows.
  4. Where the loft can be reached safely, we check it for staining or damp.
  5. You get a report with photos and recommendations.

Different roofs, different checks

Box and secret gutters

A secret gutter is tucked under the slates or tiles at an abutment or valley and is easy to overlook. We look at what’s visible and note what isn’t.

Cast iron gutters

Cast iron gutters and downpipes are found on many older buildings. Kept painted, they can last a long time, but rust where the paint fails.

We survey roofs for landlords and letting agents as well as householders. A photo-illustrated written report gives you a clear record of the gutter, which helps you plan work between tenancies.

Useful tips for Greatness property owners

You don’t need to be a roofer to help. Here’s what helps most:

  • Keep climbers away from the eaves
  • Look for downpipes coming loose
  • Leave gutter checks at height to someone equipped for it
  • Look for green streaks or damp patches on walls

If we think the problem lies underground, we’ll say so, so you can arrange a drain survey. We also note anything else we spot on the roof while we are there.

Get trees and climbers near the eaves trimmed back using someone with the right kit. Fewer leaves in the gutters means fewer blockages.

What a gutter survey looks like in Greatness

The wider area around Greatness has a long history of building, with Knole House about 1.7 miles south. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and a listed home or one in a conservation area may need consent for changes of material. Across Kent, older roofs are often handmade clay or peg tiles, and tile-hanging on upper walls is a familiar sight. The county’s older buildings also include oast houses and timber-framed Wealden hall houses. Whatever the covering, it is frequently the fixings, flashings, valleys and gutters that give out first.

For site and facilities teams at buildings like St John's Church of England Primary School, large buildings have long gutter runs and big roofs that need checking like any other. If you live in an older home near St John the Baptist, old fixings, lead flashings and tall chimneys are typical of older roofs. Trees in and around Montreal Park shed leaves that can end up in nearby gutters.

Greatness is about 1 mile north-east of Sevenoaks, in Kent. Whether the building in Greatness is a house, a flat or a commercial unit, the roof can be surveyed on a weekday or at the weekend. We cover towns and villages across Kent. There’s also a page for Maidstone.

We work across the TN13, TN14 and TN15 postcode area for gutter surveys and the streets around it. If you need a gutter survey at a property on Seal Road, Mill Lane and Sandy Lane or a nearby road, we can survey it. Nearby, we also carry out gutter surveys in Seal (1 mile east), Godden Green (2 miles south-east), Styants Bottom (3 miles east), Bitchet Green (3 miles south-east) and Stone Street (3 miles south-east). Within a short drive, we also cover Maidstone (14 miles east), Dartford (11 miles north), Royal Tunbridge Wells (11 miles south), Gravesend (12 miles north-east), Tonbridge (7 miles south-east) and Northfleet (12 miles north-east).

Questions from Greatness

Will you come out to Greatness?

We do. Villages and rural addresses get the same survey as a town house.

Is my home in Greatness listed or in a conservation area?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. The answer matters most when a change of material is on the cards.

Does the season matter for a gutter survey?

You can book at any time of year. Before the wetter months gives you time to plan any work though problems often show up after heavy rain.

Will you check the drains below ground?

No, CCTV drain work is not part of this survey. We check gutters, outlets, hoppers, downpipes and overflows and flags signs of a drain problem.

What’s in the survey report?

It sets out what we found, why it matters and what we recommend, with photos throughout. Anything we couldn’t see safely is noted too, so you know exactly what was covered.

What’s the price of a gutter survey?

The Basic Survey starts from £150, the Standard from £250 and the Premium from £400, all with VAT included. For a price for your building, call 07833 053749 or email us.

Will you check the loft?

If the survey needs it and the roof space can be reached safely, yes. Please clear anything stored under the hatch, and if the loft cannot be reached safely, the report says so.

What you can safely check yourself

The one thing to avoid is getting up close. Slates, tiles, flat roofs and rooflights can give way, and falls from height are serious. That’s where a survey comes in, using safe viewpoints and a drone where it applies.

Look up at the roof after a storm, from ground level: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Don’t go up yourself.
