Gutter surveys for homes and businesses in Seal
Damp patches on inside walls, stains below a valley or water running down the brickwork can often be traced to the gutters. We check whether gutters, outlets or downpipes are the likely source, as far as can safely be seen. Where the cause looks more like the roof covering or a flashing, the report says so, with a suggested next step. We survey downpipes, valley gutters and eaves gutters, and common reasons people get in touch are water spilling over the gutter edge and water backing up from a hidden gutter.
Somewhere as small as Seal, homes are often older cottages and farmhouses, with outbuildings and some newer houses. Roofs there can be clay tile, slate, stone or thatch, and chimney stacks are frequently old. We report on whatever is safely visible, and thatch is a specialist material. Chimneys and lead flashings on old roofs often need the most attention.
We keep jargon out of it: where something needs attention, it says so plainly, along with how urgent it is.

Common roof problems in Seal
Many people get in touch after seeing water pour over a gutter in heavy rain. Others notice a damp wall, a stained ceiling or a green streak down the brickwork. A survey helps show where the water is coming from before it causes more harm.
A survey can pick up problems such as:
- Valley or box gutters that overflow inside
- Joints that drip after rain
- Fascia boards damaged by overflowing water
- Sagging gutters and loose brackets
For site and facilities teams at buildings like Seal Church of England Voluntary Controlled Primary School, long gutter runs and wide roofs on a building that size are worth checking on a regular cycle.
Questions to ask before you book
- Whether the loft is part of the inspection
- Do they have a CAA Flyer ID and Operator ID for drone work?
- Their track record with similar roofs
- Whether you get a written report with photos
Useful tips for Seal property owners
Some practical points come up on survey after survey. They’re worth knowing whatever the roof:
- Check downpipe clips are holding
- Watch the gutters during heavy rain
- Check from the ground or a window, not a ladder
- Get the gutters cleaned out every year
Landlords and managing agents can keep the report with the building’s records and use it to plan upkeep. The photographs help when you explain the work to others.
Get the gutters cleared every year, and more frequently if trees overhang the roof. Late autumn, after the leaves have fallen, is a sensible time. Clean gutters can do their job.
What you can safely check yourself
During heavy rain, look at the gutters from the ground or a window. Water spilling over the edge can be a sign of a blockage or a gutter that has dropped.
A DIY look is useful, but it isn’t a survey. From ground level, valleys, flashings and the backs of chimneys are often out of sight, and those are details a survey looks at closely.
What a survey costs
A few things affect what a survey costs:
- Extensions, dormers and garages with roofs of their own
- The package you choose: Basic, Standard or Premium
- The size of the roof
- Features like valleys, chimneys, dormers and parapets
Gutter survey starts from £150, including VAT. Basic starts from £150, Standard from £250 and Premium from £400, VAT included.

Questions from Seal
Is Seal within the area you cover?
Yes, Seal is on our map. Villages and rural addresses get the same survey as a town house, with the route planned beforehand.
I let a flat near Bat & Ball station. Can you check the roof?
Of course. Let us know whether a tenant or an agent will let us in, and we can send the report to you or your agent.
Will you walk on the roof?
Not unless it is safe. Safe viewpoints, the loft space and a drone where it applies cover most of what’s needed, and the report notes anything we couldn’t see.
Can you survey a shared roof?
Yes, if whoever owns or manages the building agrees access. We check the parts we are given access to.
Does the report include photos?
Yes, plenty. Pictures sit next to the findings they show, which makes the report easy to follow.
When does the report arrive?
It depends on the package: Basic within 48 hours, Standard in 24–48 hours and Premium the same day. Reports are sent by email.
Can you inspect my roof with a drone?
Where it’s applicable and safe, yes. We are a CAA-registered drone operator (Flyer ID and Operator ID), flying a sub-250g drone. It is included in the Drone Roof Survey and, where applicable, the Premium Survey.
Surveys for landlords and agents in Seal
Shared roofs need a little more planning: access has to be agreed with whoever owns or manages the building. Mention it when you get in touch and we will plan the visit with that in mind.
An agent can book and manage the survey for a landlord, with the report sent to whoever needs it. Access is agreed with the tenant in advance.
The survey, step by step
Where it is relevant and can be reached safely, the roof space is checked as well as the outside. Inside, we look for staining, damp, gaps and signs of movement. All in, the survey typically takes between one and two hours for most homes, and longer where there are parapet, valley or box gutters to follow. Somewhere like Seal needs a little journey planning: tell us about narrow lanes, gates, long drives and where we can park. On the day, we inspect everything that’s safely in view, inside and out.
- You let us know where you’ve seen overflows, drips or damp.
- The eaves gutters, downpipes and fascias are looked at from ground level and windows.
- We look at hidden gutters as far as safe access allows.
- The roof space is checked for staining, where it can be reached safely.
- You receive a report with photos and recommendations.
How to prepare
- Show us where any leaks or stains appear
- Keep pets in another room
- Gather any invoices or paperwork from past roof work

Advice
What else we do in Seal
Local roofs in Seal
Historic houses such as Knole House, about 1.8 miles south, show how far back building in the area around Seal goes. On older houses around here, roofs frequently carry the marks of earlier repairs, from replaced slates to new lead, and a listed home or one in a conservation area may need consent for changes of material. Handmade clay tiles, including Kent peg tiles hung on pegs through two holes, are typical of older Kent buildings. Oast houses and timber-framed Wealden hall houses are part of the county’s older buildings too. Knowing the covering helps explain which parts of a roof are likely to need work first.
Living close to Kemsing Down is pleasant, but mature trees mean leaves in gutters and valleys each autumn. Take an older house close to Church of St Peter and St Paul: corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs.
