Greatness Electronic Leak Detection
Get a clear view of the flat roof membrane at a property in Greatness from an independent roof surveyor. We visit on weekdays and at weekends.
- Leaks showing away from the breach
- Leaks through a flat roof with no obvious cause
- Holes around roof penetrations
Before and after the survey
These tips come from what we see on roofs every week, before and after a survey:
- Make sure trades protect the waterproofing
- Don’t keep patching the same spot
- Tell us about the membrane and build-up if you know it
- Act on new leaks promptly
Keep the report with the roof’s records. It is a dated record of the membrane’s condition.
Act on leaks quickly. Water under a membrane can spread.
Electronic leak detection in Greatness
Our ELD report shows where each breach was found with photos. Your roofer can then repair those points rather than guessing. We don’t estimate repair costs, so your roofer prices the work. Testing again after repairs can confirm the breaches have been dealt with, where the roof still suits the method. Results come in a written report with photos. If you’ve noticed waterproofing to test before it’s covered and leaks at pipes, outlets or fixings, a survey will tell you what’s going on.
Outbuildings, garden rooms and garages in places like Greatness often have flat roofs of their own. They’re easy to forget, but water through a garage roof can spoil whatever is stored inside. It’s worth mentioning them when you book, so the visit can include them, along with the main flat roof. Felt, rubber and GRP coverings on garages and outbuildings age in just the same way as the main roof’s.
Most points in the report come with a picture, so you can see each defect rather than just read about it. Anything out of sight on the day is listed as such.

Checking the roof from ground level
Watch the gutters in a downpour, from a window or the ground. Overflowing water can be a sign of a blockage or a gutter that has dropped.
After heavy rain, check ceilings and the tops of walls for new stains. Photograph them and note the date, as it helps a surveyor trace the cause.
What electronic leak detection looks like in Greatness
Handmade clay tiles, including Kent peg tiles hung on pegs through two holes, are typical of older Kent buildings. You’ll also find oast houses and timber-framed Wealden hall houses among the county’s older buildings. Next to the main roofs there is usually a flat roof somewhere, whether on an extension, a garage or a commercial unit. Knole House, about 1.7 miles south, is one of the historic houses in the wider area around Greatness. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and the council can say whether a home is in a conservation area.
If you live in an older home near St John the Baptist, the joins between later flat roofs and the old walls are where problems typically start. Take a building like St John's Church of England Primary School: schools and public buildings often have big flat roofs, and their outlets and upstands need regular checks.

How the survey works
Time on site depends on the size and shape of the roof; as a rough guide, the survey takes more time on a big roof than a small one, with the construction of the roof playing a part too. You’re welcome to ask questions while we’re there. Parking around Greatness is usually easier than in a town centre, but mention lanes, gates or long drives. On bungalows and lower roofs, much can be seen from ground level, with the loft showing the underside.
- We start with what you know about the roof and the leak.
- We check whether the membrane and build-up suit ELD.
- The test method is chosen to suit the roof.
- We test the roof and locate any breaches.
- You get a report with photos of each breach.
Before we arrive
- Agree roof access with the managing agent if it’s shared
- If you are buying, let the agent know when we are coming
- Make sure pets are kept safely away
Book a survey
A quick phone call is usually the easiest start: ring 07833 053749 or email us and we will ask a few questions about the roof. The price is agreed before a date is set.
Advice
When you need someone else
We only report what can safely be seen on the day, so there are some things a survey can’t cover:
- Roofs whose membrane or build-up is not suitable
- Repairing the breaches (that is for your roofer)
- Leaks from plumbing or windows
If you’re not sure which survey you need, ring 07833 053749 or email us and we’ll give you a straight answer. What a survey covers and doesn’t.
What we look at
- Commercial flat roofs
- Liquid-applied waterproofing
- Roof terraces and balconies
- Green roofs
- Flat roof membranes
- Single-ply roofs
Do you need electronic leak detection in Greatness?
Other trades on the roof can puncture the waterproofing. Fixings, equipment and foot traffic can leave small holes.
Common reasons to book include:
- Leaks at pipes, outlets or fixings
- Gaps at membrane joints
- Leaks showing away from the breach
- Punctures from foot traffic or tools
For landlords with property near Bat & Ball station, flat roofs over rear additions and dormers in rented property are worth checking between tenancies.
Questions to ask before you book
- What they will not be able to tell you
- Which parts of the roof they’ll actually see
- What insurance they carry
- Is there a chance to talk the report through?
Greatness: your questions answered
Do you carry out roof surveys in Greatness?
Yes, Greatness is one of the places we work. The survey and report are the same in Greatness as anywhere else, and visits run on weekdays and weekends.
How do I find out if my home in Greatness is listed?
For listing, use Historic England’s list; for conservation areas, ask the council. It matters most if you are planning to re-roof in a different material.
Will you check the loft?
Where it is relevant to the survey and there is safe access, yes. A clear path to the hatch helps.
Do you survey roofs on blocks of flats?
Yes. A shared roof needs access agreed first, with the building owner or managing agent. Tell us about it as you book and we’ll plan the survey around it.
Does the weather affect the survey?
A survey can usually go ahead in light rain. Heavy rain or strong wind can ground a drone and make the roof unsafe, so if conditions are not right we’ll arrange another day with you.
Do you carry professional indemnity insurance?
We hold professional indemnity and public liability insurance.
When does the report arrive?
It depends on the package: Basic within 48 hours, Standard in 24–48 hours and Premium the same day. The report is emailed to you.
Rented homes, blocks and businesses
Letting agents often book on a landlord’s behalf. Access is agreed with the tenant in advance.
Businesses and commercial landlords can book us too. Bigger roofs take more time, and they’re priced for the size.
