Greatness Drone Roof Survey
Know where you stand with the roof before you decide what to do next. We carry out drone roof surveys in Greatness.
- Gaps where slates or tiles have gone
- Debris building up in hidden gutters
- Blistered or cracked flat roof coverings
What a drone roof survey doesn’t cover
Every survey has limits, and we’d rather be clear about that before you book. Bear these in mind:
- Whether the roof structure meets design loads
- Anything inside the loft or under the coverings
- A flight where airspace permission is refused
Not sure which survey suits your roof? You can phone 07833 053749 or email us and we will tell you. The full list of what we check.
What we check
- Flat roofs on upper floors
- Large and complex roofs
- Tall and steep roofs
- Valleys and parapet gutters
- Fragile roofs
- Chimney stacks
Drone roof survey in Greatness: what you get
We fly a sub-250g drone, and we’re a CAA-registered drone operator, with a Flyer ID and an Operator ID. It stays within sight for the whole flight, and well below the 120-metre height limit. Each flight is planned with the site and its surroundings in mind. Airspace and weather are checked before every flight. We never fly where it isn’t safe. We survey tall and steep roofs, chimney stacks and valleys and parapet gutters, and common reasons people get in touch are flashings that have come away and blocked valleys and parapet gutters.
Around Greatness, older homes can have thin loft insulation and later additions with roofs of their own. A thermal image can show where heat is escaping or where moisture may be trapped, and drone photos show the roof surfaces themselves. Findings are checked with moisture readings where needed. Calm, dry weather suits both methods, so the date is set with the forecast in mind.
Most points in the report come with a picture, because a photo of a cracked flashing says more than a paragraph. Anything out of sight on the day is listed as such.

Do you need a drone roof survey in Greatness?
Many roofs are never seen properly from ground level. Rear slopes, valleys and the tops of chimneys are hidden. Faults there can go unnoticed for years, which is why owners turn to a drone.
Things that often lead to a survey include:
- Debris building up in hidden gutters
- Slipped or missing slates on a high roof
- Chimney tops in poor condition
- Lead work pulling away at abutments
Take a building like St John's Church of England Primary School: thermal images can show where wet insulation sits under a big flat roof.
Before you book any roof surveyor
- What experience they bring
- Whether VAT is added on top
- If they fly a drone, whether they hold a CAA Flyer ID and Operator ID
- Whether you can ask questions once you have the report
What affects the price in Greatness
Survey packages start from £150, including VAT. The price for your roof depends on:
- Extra roofs, like extensions, dormers or garages
- Any need for thermal images or a drone flight
- The shape of the roof and its details
- Building height and the viewpoints available
Bigger, taller and commercial roofs take more time to survey, so they’re priced to match. The price is confirmed before you book.
Getting in touch
You don’t need to know any roofing terms. It’s enough to let us know:
- The property’s address and postcode
- Any marks or damp showing indoors
- Photos of the roof, taken safely from the ground or a window
- The kind of building and roof involved
Buyers should book once an offer has been accepted, so there’s time to use the report before exchange. For any other survey, just ring 07833 053749 or email us when you are ready.

Ridges and hips
Some ridges are fixed with mortar, others with dry-fix systems. We record what we see of their condition.
Chimney stacks
Leaning stacks and loose pots are easier to judge from above. Each defect is photographed for the report.
Should I look at the roof myself first?
A lot can be seen from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please do not climb up for a closer look.
During heavy rain, look at the gutters from the ground or a window. Overflowing water can point to a blockage or a sagging run.
The survey, step by step
The visit normally starts outside and finishes in the loft: first the slopes, edges and gutters from every safe viewpoint, then the roof space where it can be reached. In total, it takes roughly 1–2 hours on an ordinary house, though large, tall or awkward roofs take more time. A visit to Greatness is planned like any other: the time, the access and where to park are agreed in advance. Visits can be on weekdays, Saturdays or Sundays. Tell us about any garages, outbuildings or extensions you want included.
- We confirm whether a drone suits your roof.
- A visit is booked for a weekday, Saturday or Sunday, weather permitting.
- We fly over the roof, keeping the camera on the property we’re surveying.
- We also look inside the loft space where it is safe.
- Everything is written up, with the aerial photos and our advice.

Advice
FAQs for Greatness
Do you cover smaller places like Greatness?
We do. A small place gets exactly the same survey as a big one, with the route planned beforehand.
How do I find out if my home in Greatness is listed?
The council and Historic England’s list are the places to check. It is worth checking before planning roof work, as both can affect what’s allowed.
Can you fly a drone in central London?
Central London has restricted areas over Hyde Park, the City of London and the Isle of Dogs, where flights need permission from NATS. We check before every flight and seek permission where needed.
Do you hold CAA registration for the drone?
We are. The CAA has issued us a Flyer ID and an Operator ID, and we fly a drone that weighs under 250g, kept within sight on every flight.
Can you fly a drone near an airport?
Flight restriction zones around protected airports need permission from the airport or air traffic control before any flight. We check the airspace for your address and seek permission where it’s needed. If we cannot fly, we use other safe vantage points.
Does this replace a RICS home survey?
No. It’s a specialist roof survey, not a RICS Level 2 or Level 3 building survey. It focuses on the roof and can sit alongside a RICS survey.
Do I need to be at home?
If the survey includes the loft or the inside of the building, someone needs to let us in. Access is agreed with you when you book.
Drones, thermal imaging and Greatness roofs
Knole House, about 1.7 miles south, is one of the historic houses in the wider area around Greatness. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and any change of roofing material on a listed home needs checking with the council first. Before any flight, we check the Drone Safety Map for airspace restrictions, including zones around airports and prisons.
Take an older house close to St John the Baptist: tall stacks and steep slopes are easier to judge with close-up aerial photos than from the pavement.
