About our thermal roof survey in Greatness

Thermal imaging is part of our Premium Survey, which starts from £400. You also get a drone inspection where applicable, structural analysis and a report on the same day. There’s an in-person consultation as well, plus a follow-up 12 months later. To book, just call 07833 053749 or use the contact form with the address and what you’ve noticed. Larger commercial roofs are quoted for their size. If you’ve noticed leaks that are hard to trace and wet insulation beneath the membrane, we can find out what’s behind it.

Around Greatness, a good many roofs are low enough to see partly from the garden or the street. The parts you can’t see, such as rear slopes, valleys and chimney tops, are where a drone or thermal camera adds detail. The forecast decides the day, as calm, dry conditions suit both. Even so, a close-up image often shows wear on ridges and flashings that a view from ground level misses.

We write the report in plain English, so it makes sense without any roofing background. Photographs show what each point refers to.

What we are asked to look at in Greatness

On big commercial and residential flat roofs, thermal imaging helps owners plan. Patterns can point to wet areas and show which parts look sound, so moisture readings can be targeted.

Look out for signs like these:

  • Leaks far from where the stain appears
  • Areas losing heat at the eaves and junctions
  • Damp around chimneys and parapets
  • Cold areas below the roof

For site and facilities teams at buildings such as St John's Church of England Primary School, a drone or thermal camera can show a large roof in a single visit.

What to check before booking

  • Which limits apply to the survey
  • What the report includes, and whether it has photos
  • How much experience they have with roofs like yours
  • Whether VAT is added on top

Greatness questions

Will you come out to Greatness?

We do. Villages and rural addresses get the same survey as a town house.

Is my home in Greatness listed or in a conservation area?

For listing, use Historic England’s list; for conservation areas, ask the council. The answer matters most when a change of material is on the cards.

What’s the best way to book?

Simply ring 07833 053749 or drop us an email. After a few questions, we confirm the price and fix a day.

Can you do a thermal survey in any weather?

The weather makes a real difference. A sunny day beforehand, a dry surface and calm air all help. Rain, wind and heavy cloud can weaken the patterns, so we talk through the forecast when booking.

How many surveys have you done?

More than 5,000 surveys over 20+ years.

When does the report arrive?

That depends on the survey you book: Basic within 48 hours, Standard in 24–48 hours and Premium the same day. The report is emailed to you.

Do you carry professional indemnity insurance?

Our surveys are covered by professional indemnity and public liability insurance. Ask if you need details for a managing agent or building owner.

Why it’s worth a survey now in Greatness

Heat lost through a roof costs money every winter. Thermal images can show where insulation is missing or has slipped, so improvements can go where they’re needed. Blocked gutters on homes around Greatness overflow and soak walls, particularly where trees overhang. Dealing with the cause is simple; drying out a wall is not.

How the survey changes by roof type

Loft insulation

Loft insulation is easily disturbed when people store things or run cables. The camera can show where it no longer covers the ceiling.

Pitched slate and tile roofs

On pitched roofs, slates and tiles over a ventilated space can mask what’s happening underneath. We back up what the camera shows with a look in the loft where we can.

Landlords, agents and block managers in Greatness

We survey roofs for letting agents and landlords as well as homeowners. The report gives you a dated record of the roof, with photos, useful for planning maintenance.

An agent can book and manage the survey for a landlord, and the report can go to both. We agree a time with the tenant beforehand.

What happens on the day

We do not take risks to get a closer look. Everything that can be seen safely is inspected, and if part of the roof cannot be seen, the report says so. Most visits take an hour or two for most homes, plus time to check any thermal findings with moisture readings. Being in a smaller place like Greatness does not change how the visit works: we look from the ground, from windows, from the loft and from the roof where it’s safe. It helps to show us anything you’ve already noticed.

  1. We talk through the roof, any damp or leaks, and the weather expected on the day.
  2. We check the roof from the ground, from windows and from the roof itself where it’s safe.
  3. A thermal camera records how the surface temperature varies across the roof.
  4. We check the patterns that stand out with moisture readings where there’s safe access.
  5. We write up the thermal images alongside ordinary photos and recommendations.

Before we arrive

  • Mention any parking restrictions on your street
  • Have any questions written down, so nothing gets missed
  • For a flat or shared roof, check access with the freeholder or managing agent

  • Readings unaffected by sun, shade or reflections
  • An energy rating for the building

Thermal roof surveys in Greatness: local notes

Across Kent, older roofs are often handmade clay or peg tiles, and tile-hanging on upper walls is a familiar sight. You will also find oast houses and timber-framed Wealden hall houses among the county’s older buildings. Where a roof is steep, tall or hard to see from the ground, drone photos and thermal images add detail. About 1.7 miles south lies Knole House, a reminder of how long the area around Greatness has been built on. If you own one of the older houses, expect a mix of original materials and later repairs on the roof, and any change of roofing material on a listed home needs checking with the council first.

Take an older house close to St John the Baptist: older roofs can be steep and hard to see from the street, which is where photos from the air and thermal images help.
