Thermal Roof Survey in Underriver

How a thermal roof survey works in Underriver
We present each thermal image next to a normal photo of the same area, making it clear where on the roof each pattern is. Each one comes with an explanation, the moisture readings and our recommendation. Premium reports are sent the same day. If you have questions, the in-person consultation gives you time to go through them. There’s a 12-month follow-up as well. Typical surveys look at wet insulation beneath the membrane and damp where roofs meet walls and chimneys, on commercial roofs, insulated roof spaces and loft conversions.
Some older homes in villages like Underriver are listed or in a conservation area. Neither a drone survey nor a thermal survey involves any work on the roof, so it’s a gentle way to see the condition of an old roof, before anyone decides what work it needs. Check with the council before planning any work on a listed building or one in a conservation area.
The report doesn’t just list problems. It explains what we found, why it matters and what we recommend, so you can plan your next steps.

What this survey cannot tell you
Our survey is not a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:
- The condition of timbers we can’t see
- A formal energy assessment
- Structural calculations, which need a structural engineer
If you’re not sure which survey you need, call 07833 053749 or use the contact form and we will give you a straight answer before you book. What our survey covers.
What this survey covers
- Flat roofs
- Ceilings below the roof
- Insulated roof spaces
- Loft conversions
- Commercial roofs
- Pitched roof slopes
What we look for on each type of roof
Pitched slate and tile roofs
Inside the loft space, thermal images can help with damp around stacks, valleys and roof windows. Findings are checked with moisture readings.
Felt and asphalt flat roofs
Felt and asphalt sit tight to the layers below, which often helps the camera pick up differences. Any patterns are checked with moisture readings.
Airspace, weather and Underriver roofs
If the drone is used for your survey, the flight is checked against the Drone Safety Map first. Older houses across Kent often have handmade clay or peg tiles, and many have tile-hung walls. You will also find oast houses and timber-framed Wealden hall houses among the county’s older buildings. Many roofs like these cannot be judged properly from the pavement, and that is where a view from above or a thermal image earns its place.
Knole House lies about 1.6 miles north-west, so building around Underriver goes back a long way. A drone or thermal survey does not involve any work on the roof, which suits older buildings. If yours is one of the older homes in the streets near Church of St Margaret, steep roofs, tall chimneys and hidden valleys can be hard to see from ground level, and that is where a view by drone or thermal camera helps.
Underriver is about 3 miles south-east of Sevenoaks, in Kent. Surveys in Underriver work the same way as everywhere we cover: a proper look at whatever is safely visible, photos and a clear written report. Our area takes in places right across Kent. We also survey roofs in Maidstone.

Do you need a thermal roof survey in Underriver?
Building owners and managing agents use thermal surveys to plan work on larger flat roofs. It can suggest which areas may be wet and which seem dry, so we know where to take moisture readings.
Things that often lead to a survey include:
- Ceilings that feel colder in places
- Missing or slipped insulation
- Areas of a flat roof that may hold water
- Damp where roofs meet walls and chimneys
Anyone responsible for a site like Sevenoaks Preparatory School will know that big roofs are where close-up aerial shots and thermal images show the most at once.

What affects the cost of thermal roof surveys
All our prices include VAT. The things that change the price are:
- How complicated the roof is, with its valleys, chimneys and parapets
- Height and safe access
- Whether it’s a home or a commercial building
- Roof area
Simple, low roofs take less time to survey than tall or complicated ones, and the package you pick makes a difference too. The price is always agreed first.
Booking your survey
There is no need for technical words. It is enough to let us know:
- What made you get in touch
- Dates you’re working to, such as exchange
- Whether there is a loft hatch, a shared roof or tricky access
- The type of building and roof, like pitched or flat
Buyers should book once an offer has been accepted, so there’s time to use the report before exchange. Otherwise, simply call 07833 053749 or email us whenever suits you.
What happens on the day
The aim of the visit is simple: to see as much of the roof as can be seen safely and record it clearly. Notes and photographs go into the written report. The visit normally takes roughly 1–2 hours on an ordinary house, and longer for a large or complex roof. In a small place like Underriver, access is typically the main thing to plan. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Visits can be on weekdays, Saturdays or Sundays.
- You tell us about the roof and any damp, leaks or cold rooms.
- The weather and surface conditions are recorded.
- We inspect the roof and take thermal images during the same visit.
- Moisture readings are used to check what the camera shows.
- The Premium report reaches you the same day, and we go through it with you in person.
How to prepare
- Make sure the loft hatch can be reached
- Keep pets out of the way during the survey
- Make sure we can get to the back of the property

FAQs for Underriver
Do you cover Underriver?
Yes. We work right across London and South East England, and Underriver is part of that. You can phone 07833 053749 or email us with the address and some details, and we’ll talk through which survey suits.
Is Underriver within the area you cover?
Yes. Underriver is within the area we cover, which takes in towns, villages and rural addresses. Our area covers London and South East England. Let us know about access, parking and anything unusual about getting there when you book.
Do you survey on Saturdays and Sundays?
We survey seven days a week: Monday to Friday, Saturdays and Sundays. Just tell us the days that suit you.
Can a thermal camera see water?
The camera does not see water itself. Wet insulation holds heat longer than dry, so it can stand out, and moisture readings are used to check it.
Does the report include photographs?
Yes. The report includes photos of what we found, so you can see each point for yourself.
How fast do I get the report?
Each package has its own report time. Basic is within 48 hours, Standard is 24–48 hours and Premium is the same day. Mention any deadline when booking.
How does a thermal imaging roof survey work?
The camera records how the surface temperature varies. Those patterns can point to trapped moisture, missing insulation or heat loss. Findings are checked with moisture readings.
What happens if roof problems are left?
Before replacing a large flat roof, it’s useful to know how much of it is actually wet. Thermal imaging, checked with moisture readings, gives a clearer picture before you spend. Matching old materials, like handmade tiles or stone slates, can take time to source. Spotting a problem early leaves room to find them.
We offer three survey packages: Basic from £150, Standard from £250 and Premium from £400, with VAT included. What your roof costs depends on its size, access and what you want to find out.
