Thermal roof surveys in Budds

Thermal roof survey in Budds

On a flat roof, wet insulation holds heat longer than dry insulation. So a wet patch can show as a warmer or cooler area on the camera. It helps us see how far water may have spread under the covering, which is hard to judge by eye. We then check those areas with moisture readings. We’re often asked to look into moisture around outlets and upstands and water getting in at parapets and stacks, across flat roofs, pitched roof slopes and commercial roofs.

In a small place like Budds, open ground can mean strong wind. A small drone cannot fly safely in strong wind or heavy rain, and thermal imaging works best with little wind. The visit is planned around the forecast, along with the journey and access. A change in the forecast can mean moving the visit to another day.

Nothing in the report is left vague: where something needs attention, it says so plainly, and where it can wait, that is said too.

Can I check my roof myself?

You can learn a lot from ground level. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Please don’t climb up for a closer look.

Look up at the roof after a storm, from the ground: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Do not go up yourself.

Tips from our surveys

Getting the most from a thermal roof survey starts before we arrive and carries on afterwards. Some tips:

  • Tell us where and when you’ve seen damp or stains
  • Keep dated photos of any marks on ceilings
  • File the images with your roof records
  • Don’t climb onto the roof to look for leaks yourself

The report explains the conditions on the day and how they affected the images. That way you know how much weight to give each finding.

Keep outlets and gutters clear so water drains off the roof quickly. The less water sits, the less can find its way beneath.

What we look for on each type of roof

Loft insulation

In the roof space, the camera can pick up gaps and thin areas of insulation. We inspect the loft where it can be reached safely.

Single-ply and EPDM roofs

Thin membranes can show patterns from the layers beneath. Reflections from shiny surfaces can affect readings, which we allow for.

Flying and imaging in Budds

Many older homes in Kent have handmade clay tiles, including Kent peg tiles held by pegs through two holes, and tile-hanging on their upper walls. Kent’s older buildings take in oast houses and timber-framed Wealden hall houses as well. Older coverings on steep or tall roofs are hard to judge from below, so close-up aerial photos and thermal images help. If your survey includes the drone, we check the Drone Safety Map for restrictions before flying.

For an older house near a landmark such as Church of St Giles, older roofs can be steep and hard to see from the street, which is where close-up aerial shots and thermal images help. If you look after a building such as Shipbourne School, a drone or thermal camera can show a large roof in a single visit.

Common questions in Budds

Is my home in Budds listed or in a conservation area?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it is in a conservation area. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

Is Budds within the area you cover?

Yes, we do. We survey roofs across London and the South East, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.

Does the report include photographs?

Yes, plenty. Each finding is shown in a picture where possible.

What will the report tell me?

It works through the roof part by part, in writing and with photos, finishing with recommendations. The most urgent items are made clear.

Can a thermal camera see water?

No, not on its own. It shows temperature, and wet materials often behave differently from dry ones. That’s why we check any patterns with moisture readings.

Does someone need to be in?

Not always. If we only need the outside, we can agree that ahead of time, but anything inside needs someone there to give access.

How experienced are you?

We’ve completed more than 5,000 surveys, over more than 20 years, with 98% customer satisfaction.

The survey, step by step

Every roof is different; as a rough guide, the survey takes about one to two hours at a house, including the thermal images, and around 3–4 hours for a commercial roof. You are welcome to ask questions while we are there. Older rural homes like those around Budds can have a main roof, lower lean-to roofs and outbuildings all joined together. Each part is looked at from wherever it can be seen safely.

  1. First we go over the roof, the problem you’ve noticed and the conditions forecast for the visit.
  2. We look at the roof from ground level, from windows and from the roof itself where it’s safe.
  3. We take thermal images of the roof to pick up temperature patterns.
  4. Any patterns of interest are checked with moisture readings where we can reach them.
  5. You get a report with thermal images, photos and our recommendations.

How to prepare

  • Mention any parking restrictions on your street
  • Keep pets in another room
  • For flats, check roof access has been agreed

Advice

When to book a survey in Budds

After a repair, some owners want to know whether the roof has dried out. Thermal images and moisture readings can suggest whether moisture is still trapped when the conditions on the day are suitable.

Signs worth acting on include:

  • Damp patches with no obvious cause
  • Ceilings that feel colder in places
  • Damp around roof outlets and upstands
  • Areas losing heat at the eaves and junctions

Ightham Mote, about 0.9 miles north-east, is one of the historic houses in the wider area around Budds. Older roofs nearby can be steep and hard to see from the ground, and a survey by drone or thermal camera doesn’t touch the roof itself.

Choosing a roof surveyor

  • Their report turnaround times
  • Whether you can ask questions once you have the report
  • Their drone registration, if they fly one
  • Whether the price includes VAT
