Pre-purchase roof surveys for homes and businesses in Budds
Buying a flat brings its own roof questions. The lease decides who looks after the roof, and that is frequently not the individual flat owner, with costs often passed on through the service charge. We check as much of the roof as access safely allows, and the report helps you ask your solicitor or the managing agent the right questions. Where the building has a flat roof, it’s checked as far as access allows. Typical surveys look at chimney mortar that has eroded and a ridge or slope that dips, on lead flashings and valleys, clay and concrete tiles and chimney stacks.
For a small place like Budds, the visit is planned like any other: the journey, parking and access are simply agreed ahead of time. If there are outbuildings with roofs you want checked, mention them when booking. Buyers and owners of new roofs get the same approach as anywhere. Weekday and weekend visits are both available.
We write the report in plain English, so it makes sense without any roofing background. Photos show what each point refers to, with the urgent items made clear.

Budds homes and their roofs
Historic houses like Ightham Mote, about 0.9 miles north-east, show how far back building in the area around Budds goes. Older homes in the wider area often have features worth a closer look, like lead valleys, tall stacks and roofs that have been patched over the years, and the council can say whether a home is in a conservation area. Older houses across Kent frequently have handmade clay or peg tiles, and many have tile-hung walls. Oast houses and timber-framed Wealden hall houses are part of the county’s older buildings too. For a purchase or a newly finished roof, the materials decide which details matter most.
Landlords with a home close to Hildenborough station may find that a written report helps before buying a rental or paying for a new roof on one. For an older house near a landmark such as Church of St Giles, the roof’s history matters as much as its looks, and a survey brings the past repairs to light.

Budds questions
Does a conservation area affect roof work in Budds?
Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. The answer matters most when a change of material is on the cards.
Is Budds within the area you cover?
Yes. Budds is within the area we cover, which takes in towns, villages and rural addresses. Our area covers London and the South East. Let us know about access, parking and anything unusual about getting there as you book.
How experienced are you?
Over 5,000 surveys so far, over more than 20 years, with 98% customer satisfaction.
How long does the survey visit take?
Allow roughly 1–2 hours at a typical house, with time for the loft where it can be reached. We will give you an idea of timing when you book.
Do you survey roofs on blocks of flats?
Yes, as long as access is agreed. Roofs over flats are frequently shared, so the building owner or managing agent needs to agree access. We can only inspect what we’re given access to.
Does the weather affect the survey?
It can, depending on the survey. Drones can’t fly safely in strong wind or a downpour, and thermal imaging works best with a dry roof, little wind and a sunny day beforehand. If the conditions aren’t right, we will talk to you about another date.
At what stage of buying should I get the roof surveyed?
The sooner after your offer is accepted, the better. The report is most useful before exchange, because after that the roof is yours to deal with.

When you need someone else
Every survey has limits, and we’d rather be clear about that before booking. Keep these in mind:
- Whether materials contain asbestos (that needs a specialist asbestos surveyor)
- Defects hidden under coverings or inside walls without opening up
- A structural engineer’s report
Not sure which survey suits your roof? You can ring 07833 053749 or email us and we’ll tell you before you book. The full list of what we check.
Roofs we survey in Budds
- Flat-roofed extensions and dormers
- The roof space
- Lead flashings and valleys
- Natural slate
- Clay and concrete tiles
- Chimney stacks
- Gutters and downpipes
Different roofs, different checks
Clay and concrete tiles
Clay plain tiles are common on older South East homes, and some still have peg tiles. Rotten pegs let tiles slide.
Lead flashings and valleys
Many leaks start at a flashing, so they get close attention in a pre-purchase survey. Any that need attention are photographed and explained.
Practical tips
These tips come from what we see on roofs every week, before and after a survey:
- Pass the findings to your conveyancer
- Tell us your exchange date as you book
- Ask for loft access on the day
- Check the lease for roof repair responsibilities
Once the home is yours, the report becomes a maintenance list. Deal with the urgent items first, and use the photos as a record of how the roof looked when you bought. The Premium Survey includes a 12-month follow-up to see how things have changed.
Chimneys and flashings need watching. Look for leaning pots, missing mortar and lifted lead. A pair of binoculars from the garden shows a lot.
What happens if roof problems are left?
After exchange, any roof defect is yours to deal with. Before it, you still have choices. Finding out later gives you the same facts, but with far less room to act on them. In a place like Budds, a barn or garage roof left to fail puts whatever is inside at risk. It is worth including them in a survey before a winter does the damage.
Every price we give includes VAT, and the written report is part of the package. Pre-purchase roof survey starts from £150, including VAT. Where your roof sits in the range depends on its size, height and access.

How the survey works
The visit usually starts outside and finishes in the loft: outside views come first, then the loft space if there is safe access. In total, it takes an hour or two for a house, and longer for a large or complex roof. In a small place like Budds, access is typically the main thing to plan. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Visits can be on weekdays, Saturdays or Sundays.
- You choose a Basic, Standard or Premium Survey to suit the home you’re buying.
- We agree a visit, including weekends if that helps.
- We inspect and photograph every part of the roof we can safely see.
- Standard and Premium surveys add the extra checks they include.
- We send the report with recommendations ranked by urgency, ready for you to discuss with the seller or agent.
Before the survey
- Dig out any old roof reports or invoices
- Have any questions written down, so nothing gets missed
- If you are buying, let the agent know when we are coming

Advice
Should I look at the roof myself first?
You can learn a lot from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.
What you cannot do safely is get up close. Roofs are fragile and slippery, and a fall can be serious. That is where a survey comes in, using safe viewpoints and a drone where applicable.
