About our flat roof survey in Budds

Many commercial buildings and blocks of flats have big flat roofs. On a roof like this, a survey shows where the covering is wearing, where water is ponding and which outlets need attention. We record the condition with photographs so work can be planned and budgeted. Commercial roofs are quoted for their size and access, so it helps if you call 07833 053749 or drop us an email with the address and a rough idea of the roof area. We are frequently asked to look into outlets that hold water back and splits and cracks in the covering, on EPDM rubber, felt flat roofs and mastic asphalt.

Some older homes in villages like Budds are listed or in a conservation area, and that can affect how an extension roof or dormer is re-covered. Check with the council before planning any change of material. Knowing the roof’s condition is the starting point. Changes that affect a listed building’s special interest need listed building consent.

How fast the report arrives depends on the package: Basic within 48 hours, Standard in 24–48 hours and Premium the same day.

Flat roof surveys around Budds

Historic houses such as Ightham Mote, about 0.9 miles north-east, show how far back building in the area around Budds goes. Older homes in the wider area frequently have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and the council can say whether a home is in a conservation area. Across Kent, older roofs are often handmade clay or peg tiles, and tile-hanging on upper walls is a familiar sight. The county’s older buildings also include oast houses and timber-framed Wealden hall houses. Alongside them, flat-roofed extensions, dormers, garages and commercial units are common almost everywhere.

For landlords with property near Hildenborough station, the flat roof over a let home is worth a look before it becomes a tenant complaint. For site and facilities teams at buildings like Shipbourne School, large flat roofs, common on schools and other public buildings, need their outlets, upstands and coverings checked regularly.

Tips from our surveys

You do not need to be a roofer to help. Here’s what helps most:

  • Check ceilings under the roof for damp patches
  • Book a survey every few years
  • Never stand on rooflights or fragile sheeting
  • Check that new brackets or units haven’t damaged the covering

If anything in the report isn’t clear, just ask us. The Standard Survey includes a follow-up consultation and the Premium Survey an in-person consultation, so you can talk the findings through.

Check the roof from a window after a downpour. Water still lying a day or two later is worth getting looked at.

Prices for flat roof surveys in Budds

Survey packages start from £150, with VAT included. What you pay for your roof depends on:

  • Any need for thermal images or a drone flight
  • How big the roof is
  • Commercial roofs and larger buildings
  • Chimneys, valleys, parapets and other details

A small, low roof with good viewpoints takes less time than a tall, complicated one, and the package you pick makes a difference too. We will give you the figure before anything is booked.

Helping us price your survey

A little information up front helps. It’s useful to include:

  • The property’s address and postcode
  • Anything about access we should know
  • Where water is showing inside, if it is
  • Any photos you have, taken from ground level or a window

A quick phone call is typically the easiest start: phone 07833 053749 or use the contact form. The price is agreed before a date is set.

What we cannot see

This is not a RICS building survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:

  • A structural engineer’s assessment of the deck
  • Hidden layers beneath the covering
  • Areas we can’t see or reach safely, including fragile rooflights and sheeting

If you’re not sure which survey you need, phone 07833 053749 or send us an email and we’ll give you a straight answer before you book. The full list of what we check.

What we look at

  • EPDM rubber
  • Single-ply membranes
  • Upstands and outlets
  • Mastic asphalt
  • GRP fibreglass
  • Felt flat roofs

What we do, step by step

We look at the roof from outside and, where it’s relevant and there is safe access, from inside the loft space too. In the loft, the signs we look for are staining, damp, daylight and sagging, as far as the space allows. All in, the survey normally takes between one and two hours for a house, and more on a big or complicated roof. Rural addresses near Budds can be hard to find from a postcode alone, so a few directions, or a note of a nearby landmark, help us arrive on time. After that, the survey runs as it would anywhere.

  1. We start with the address and, on larger roofs, the roof area and access.
  2. We check the rooms or spaces under the roof for staining where there is access.
  3. We view the roof from safe positions and never walk on fragile surfaces.
  4. Each defect is photographed and its likely cause noted.
  5. The report explains the condition and recommends what to do first.

How to prepare

  • For a flat or shared roof, check access with the freeholder or managing agent
  • Dig out any old roof reports or invoices
  • Let us know about parking before the day

Related advice

Different roofs, different checks

Felt and built-up roofs

Built-up felt is one of the most common flat roof coverings on extensions, garages and dormers. We look for blistering, cracking, split laps and worn mineral surfacing.

GRP fibreglass

GRP roofs can last up to about 30 years when they’re laid well. Hairline cracks over board joints are an early warning we look out for.

Your questions about flat roof surveys in Budds

Will you come out to Budds?

Yes. Budds is within the area we cover, which takes in towns, villages and rural addresses. We survey roofs across London and the South East. Just mention lanes, gates or anything else about the route when you book.

Is my home in Budds listed or in a conservation area?

Your council is the best source, with Historic England’s list for listed buildings. Both listing and conservation areas can limit changes of roofing material.

How long will you be at the property?

It usually takes between one and two hours for most houses, with bigger or more complicated roofs taking longer. The written report follows by email.

Do you use drones?

Yes, where it is applicable. Our sub-250g drone is flown by a CAA-registered operator with a Flyer ID and Operator ID, and every flight depends on the airspace and the weather.

What’s the best way to book?

To book, phone 07833 053749 or send us an email with the address, the type of property and what’s prompted the survey. We’ll confirm the price and agree a day with you.

How experienced are you?

More than 5,000 surveys over 20+ years, across London and South East England.

Does someone need to be in?

Someone needs to let us in if we are looking inside or in the loft. We’ll talk about access as you book.

Do you need a flat roof survey in Budds?

The details are often where a flat roof lets go first. Upstands, trims, outlets and rooflight kerbs each move and weather in their own way. If they were rushed when the roof was laid, they’re often the first things to fail.

A survey can pick up problems such as:

  • Cracked or split membrane
  • Blisters and bubbles in the covering
  • Leaks around rooflights
  • Blocked or damaged outlets

For an older house near a landmark such as Church of St Giles, the joins between later flat roofs and the old walls are where problems typically start.

Questions to ask before you book

  • When you’ll get the report
  • Whether the inside of the roof is included
  • Do they have a CAA Flyer ID and Operator ID for drone work?
  • Whether you can ask questions once you have the report
