Independent flat roof surveys in Stone Street

Before and after the survey

A few practical points come up again and again on our surveys. They apply to most roofs:

  • Clear roof outlets and gutters each autumn
  • Ask whoever fits equipment on the roof to make good the covering
  • Note the date and type of any roof work
  • Keep people off the roof unless they need to be there

If you’re buying, the report gives you something specific to take back to the seller or agent. You might ask for work to be done before completion, or discuss the price, depending on the findings.

Keep outlets, gutters and hoppers clear, especially after the leaves fall. Water that can drain away does far less harm than water that sits.

How a flat roof survey works in Stone Street

Our Basic Survey, from £150, gives you a visual inspection with photographs and written recommendations. For moisture detection and a structural check, the Standard Survey starts from £250. Moisture readings are useful on flat roofs, where water can spread under the covering before it shows inside. Larger commercial roofs are quoted for their size. We survey EPDM rubber, mastic asphalt and single-ply membranes, and common reasons people get in touch are dips that suggest the deck is deflecting and splits, cracks and crazing.

Flat roofs on exposed homes in small places like Stone Street take more wind and rain, so edges, upstands and laps take a beating. Felt roofs, which frequently last around 15–20 years, typically show it first. Rubber and GRP last longer, though trims and joints still need a look. On an exposed roof, the edges tend to go first.

Every survey ends with a written report, with photographs, emailed to you. It sets out the condition of the flat roof, any defects and our written recommendations.

What we cannot see

A survey is a close look at the flat roof, but it cannot do everything. The main limits are:

  • Parts of the roof that are not safe to walk on or view
  • The condition of the deck or insulation hidden under the covering
  • Whether old sheeting or boards contain asbestos

If you are not sure which survey you need, phone 07833 053749 or send us an email and we’ll give you a straight answer before you book. The full list of what we check.

What this survey covers

  • Mastic asphalt
  • Single-ply membranes
  • EPDM rubber
  • Upstands and outlets

Common questions in Stone Street

Does a conservation area affect roof work in Stone Street?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. It matters most if you are planning to re-roof in a different material.

Is Stone Street in the area you cover?

Yes, Stone Street is one of the places we work. Every survey there gets the same written report with photographs.

Do you carry professional indemnity insurance?

Our cover is professional indemnity plus public liability.

Do you need to get into the loft?

Yes, where the survey calls for it and there is safe access. Inside, we look for damp, staining, gaps and sagging, as far as the space allows.

Does the weather affect the survey?

A survey can usually go ahead in light rain. High wind or heavy rain can stop drone flights and make roof access unsafe, so we’ll agree a new date if the weather isn’t suitable.

Is a flat roof survey the same as a building survey?

No. Our survey covers the flat roof only. It isn’t a RICS Level 2 or 3 survey of the whole building, and it is not a structural engineer’s report. Many buyers use it alongside a building survey.

Will you photograph what you find?

Yes. We photograph the roof as we go, and the report uses them to show each finding.

How the survey works

On the day, we begin with a quick chat about the roof and anything that is worrying you. After that, we look at everything we can see safely, from ground level, from windows, in the loft space and by drone where applicable. Most surveys take roughly 1–2 hours for a house, or half a day or so for a commercial building. Somewhere like Stone Street needs a little journey planning: tell us about narrow lanes, gates, long drives and where we can park. The roof is looked at from the ground, from windows, from the loft where there is safe access and from the roof where it’s safe.

  1. You send us the address and, for commercial roofs, an idea of the roof’s size.
  2. We check the rooms or spaces under the roof for staining where there is access.
  3. The roof is inspected from every safe viewpoint, without walking on fragile surfaces.
  4. Each defect is photographed and its likely cause noted.
  5. The report explains the condition and recommends what to do first.

Preparing for the visit

  • If the roof is shared, arrange access with whoever manages the building
  • Find any records of previous roof work
  • Keep pets out of the way during the survey

Advice

Why act early in Stone Street

A leak over an office, shop or unit can affect the people and stock underneath. A planned survey lets you budget for work rather than deal with an emergency around the business. Older and listed buildings around Stone Street may need consent and matching materials for repairs, so leaving a defect until it’s urgent leaves less time to plan.

Larger roofs, taller buildings and commercial roofs take longer, so the price reflects that. The price is confirmed before you book.

Why us?

  • Drones and thermal imaging where applicable
  • Visits on any day of the week
  • A written report with photos
  • Drone flown under a CAA Flyer ID and Operator ID

Flat roof surveys in Stone Street: local notes

Across Kent, older roofs are frequently handmade clay or peg tiles, and tile-hanging on upper walls is a familiar sight. The county’s older buildings also include oast houses and timber-framed Wealden hall houses. Flat roofs fill the gaps in between, on extensions, garages, dormers and business premises. With Ightham Mote about 1.1 miles south-east, Stone Street sits in an area with a long building history. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and any change of roofing material on a listed home needs checking with the council first.

Anyone responsible for a site like St Lawrence Church of England Primary School will know that a large flat roof with lots of outlets and rooflights has many places where a membrane can fail. Landlords with a home close to Kemsing station may find that the flat roof over a let home is worth a look before it becomes a tenant complaint. For an older house near a landmark like St Lawrence, the flat roofs on later extensions tend to wear out long before the main roof.

Different roofs, different checks

Felt and built-up roofs

Built-up felt is one of the most common flat roof coverings on extensions, garages and dormers. We look for blistering, cracking, split laps and worn mineral surfacing.

EPDM rubber

A rubber roof can last 30 to 50 years, provided its details were done well. Those details are where we focus.
