Need a gutter survey in Budds?

How it works

Time on site depends on the size and shape of the roof, but as a rough guide the survey takes between one and two hours at a house, depending on how many gutter runs and downpipes there are. You are welcome to ask questions while we’re there. For a village or hamlet like Budds, the journey is planned in advance: tell us about narrow lanes, gates, long drives and where we can park. On the day, we inspect what can be seen safely, inside and out.

  1. First, you let us know what you’ve seen, such as overflows or damp.
  2. Gutters, downpipes, fascias and soffits are inspected from safe vantage points.
  3. Any valley, parapet or box gutters are looked at as far as safe access allows.
  4. Where the loft can be reached safely, we check it for staining or damp.
  5. You get a written report with photos and recommendations.

How to prepare

  • Have any questions written down, so nothing gets missed
  • Dig out any old roof reports or invoices
  • Agree roof access with the managing agent if it is shared

About our gutter survey in Budds

Eaves gutters at the front of a building are easy to spot but lots of gutters are tucked away. Valley, parapet, box and secret gutters can send water indoors when they overflow. We inspect them as far as it is safe to see them using vantage points, the roof space and the roof itself where safe. Many leaks indoors start at a hidden gutter. If you’ve noticed rotten fascias or stained soffits and downpipes that are split or coming away, we can find out what’s behind it, whatever the roof.

In a small place like Budds, many roofs stand in the open, so ridges, chimney stacks, flashings and gutters work hard. Older walls take a long time to dry once water gets in. A written report sets out what to deal with and in what order. Lead flashings and old chimney stacks are frequently where weather gets in first.

Report times depend on the survey you book: the Basic Survey within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey on the same day.

Do you need a gutter survey in Budds?

Gutter brackets work loose or corrode with age. Wet leaves and silt add a lot of weight, and that weight pulls sections out of line. Lose the fall and water gathers in the dip, then overflows.

Typical things we are asked to look at include:

  • Joints that drip after rain
  • Gutters packed with leaves or moss
  • Soffits marked by water
  • Overflowing valley or parapet gutters

Anyone responsible for a site like Shipbourne School will know that a written record of a large roof helps plan work for the holidays rather than in term time.

Before you book any roof surveyor

  • Which limits apply to the survey
  • Are they insured for the work?
  • If they fly a drone, whether they hold a CAA Flyer ID and Operator ID

Your questions about gutter surveys in Budds

Do you survey roofs for landlords with property near Hildenborough station?

Yes. We survey roofs for landlords, letting agents and managing agents as well as owners. Just ring 07833 053749 or use the contact form with the details.

Is Budds within the area you cover?

Yes, Budds is covered. Our area covers London and the South East, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.

How fast do I get the report?

It depends on the package: Basic within 48 hours, Standard in 24–48 hours and Premium the same day. Reports are sent by email.

Is a CCTV drain survey included?

No, we don’t carry out CCTV drain surveys. We check gutters, outlets, hoppers, downpipes and overflows and note any sign that the drains need checking.

What happens next?

You receive the written report by email, with photos and recommendations. It’s yours to share with a seller, insurer, roofer or managing agent, whichever applies.

Will you check the loft?

If it’s needed and safe to reach, yes. We look for staining, damp, daylight and signs of movement.

Do you test soffits or gutters for asbestos?

No. We don’t test for asbestos. Where gutters, downpipes or soffits could be asbestos cement, we flag them and recommend a specialist asbestos surveyor checks them before they’re disturbed.

What a gutter survey looks like in Budds

The wider area around Budds has a long history of building, with Ightham Mote about 0.9 miles north-east. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and any change of roofing material on a listed home needs checking with the council first. Handmade clay tiles, including Kent peg tiles hung on pegs through two holes, are typical of older Kent buildings. The county’s older buildings also include oast houses and timber-framed Wealden hall houses. Knowing the covering helps explain which parts of a roof are likely to need work first.

Homes near green spaces such as Ivy Hatch Nature Reserve can get more leaves in their gutters in autumn, and blocked gutters overflow and soak walls. If you own one of the older houses in the streets near Church of St Giles, its chimney, valleys and lead work are likely to be the parts that need attention first.

What a gutter survey does not cover

A survey is a proper look at the gutter, but it can’t do everything. The main limits are:

  • Underground drains, which need a CCTV drain survey
  • Whether a material contains asbestos (a specialist asbestos surveyor’s job)
  • What’s hidden inside a downpipe

If you’re not sure which survey you need, phone 07833 053749 or email us and we’ll give you a straight answer before you book. The full list of what we check.

What we look at

  • Valley gutters
  • Outlets and hoppers
  • Fascias and soffits
  • Downpipes
  • Eaves gutters
  • Parapet and box gutters

Before and after the survey

There’s plenty you can do without going near the roof. What helps most:

  • Look for new stains on ceilings below valleys after rain
  • Get trees that overhang the gutters trimmed
  • Include valley, parapet and box gutters when clearing
  • Do not climb a ladder to look in the gutters

You receive a written report with photos and recommendations, prioritised by urgency where relevant. Share it with a contractor of your choice so they know what needs doing.

Watch your gutters from the ground or a window during heavy rain. Overflows and dripping joints are a sign to act before the walls suffer.

What a survey costs

Several things affect the price of a survey:

  • If the survey needs thermal imaging or a drone
  • The roof’s overall size
  • Extensions, dormers and garages with roofs of their own
  • Whether it is a home or a commercial building

Prices quoted always include VAT, and the written report is part of the package. Prices start from £150, including VAT. Size, height and access decide where your roof falls.

Getting in touch

A little information up front helps. Please include:

  • The type of building and roof, such as pitched or flat
  • Photos of the roof, taken safely from ground level or a window
  • Where the property is, with the postcode
  • Why you want a survey: buying, a leak, a storm or new work

We survey roofs on weekdays and at weekends. To arrange a day that suits you, phone 07833 053749 or use the contact form.

DIY checks: what’s safe

After strong wind, take a look from the pavement or garden: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Do not go up yourself.

Inside, the loft is a good place to look, with care. Take a torch and only step on boards or joists, checking for stains, damp wood or chinks of daylight.
