What affects the cost of flat roof surveys

A few things affect what a survey costs:

  • How many separate roofs there are, such as extensions, dormers and garages
  • Which survey package you book
  • Height and safe access
  • The shape of the roof and its details

A Basic Survey starts from £150, with VAT included. Standard is from £250 and Premium from £400, both with VAT included. We confirm the price for the job before you book.

How a flat roof survey works in Underriver

Each flat roof is looked at from the safest viewpoints we have: on the roof where it’s safe, from windows and higher ground, and from the rooms below where we can reach them. Fragile rooflights and fragile sheets are never walked on. If part of the roof cannot be seen or reached safely, the report says so, so you know exactly what was covered. We are often asked to look into signs of deflection in the roof deck and failed upstands where the roof meets a wall, across single-ply membranes, felt flat roofs and GRP fibreglass.

In a small place like Underriver, a flat roof can stand in the open, which is hard on edges, upstands and joins in the covering. Older felt roofs, often around 15–20 years in life, show it first. Rubber and GRP last longer, though trims and joints still need a look. Exposed edges are usually the first part of a flat roof to go.

Pictures do a lot of the work in our reports, so you can see each defect rather than just read about it. If something couldn’t be seen safely, the report is clear about it.

What happens on the day

We do not take risks to get a closer look. We inspect whatever is safely visible, and anything we can’t see is noted in the report. Most visits take an hour or two at a typical home, with bigger or more complicated roofs taking longer. Older roofs in small places like Underriver can have low, tight loft spaces, so it is useful to know whether there’s a loft hatch and how easy it is to reach. Only areas that can be reached safely are inspected.

  1. You tell us about the roof, its covering if you know it, and any leaks.
  2. The roof is inspected from safe viewpoints, and from the roof itself where that’s safe.
  3. We check and photograph the covering, the falls, the upstands, the outlets, the trims and any rooflights.
  4. Where there’s safe access, we check the ceilings and spaces below for signs of water.
  5. You get a report with photographs and our recommendations.

Tips from our surveys

You do not need to be a roofer to help. Here’s what helps most:

  • Keep records of when the roof was laid and what work has been done
  • Check from a window for ponding after heavy rain
  • Check ceilings under the roof for damp patches
  • Clear roof outlets and gutters each autumn

Buyers can take the findings back to the seller or the agent. It can support a request for work before completion or a conversation about price, depending on what we found.

Book a survey every few years, and again after new fixings, units or rooflights go in. That catches changes early and builds up a record of the roof.

For landlords and managing agents

We also survey roofs for businesses and commercial landlords, from shops and offices to industrial units. Larger roofs take longer.

A roof problem in a let property affects your tenants as well as the building. A survey shows what needs attention, so you can plan the work.

Underriver questions

Do you carry out roof surveys in Underriver?

Yes. We survey roofs across London and the South East, and Underriver is part of that. Just ring 07833 053749 or send us an email and let us know about the property, and we will talk through which survey suits.

Is my home in Underriver listed or in a conservation area?

We can’t confirm that for you, but Historic England’s list and your council can. Both listing and conservation areas can limit changes of roofing material, and councils can also use Article 4 directions.

What does a roof survey cost?

Flat roof survey starts from £150, including VAT. You’ll know the exact price before booking, and it depends on the roof’s size, access and the package you choose. For a price, phone 07833 053749 or use the contact form.

Will you walk on the flat roof?

Only where it’s safe to do so. If not, we use safe viewpoints and look inside, and the report says if any part couldn’t be seen. Fragile surfaces are never walked on.

Do you use drones?

Where it helps and it’s safe, yes. Flights depend on the weather on the day and airspace rules, including flight restriction zones near airports. We hold a CAA Flyer ID and Operator ID.

Do you check flat roofs for asbestos?

We don’t carry out asbestos surveys. Buildings built or refurbished before 2000 may contain asbestos, for instance in cement roof sheets. We note anything that could contain it, and a specialist asbestos surveyor should check it before it is disturbed.

Can you find where water is getting through my flat roof?

We check the covering and every detail where leaks commonly start, and photograph anything that could be letting water in. Where the source isn’t obvious, a roof leak investigation or electronic leak detection may be the next step.

Should I look at the roof myself first?

Your own check is a good start, but it isn’t a survey. From ground level, valleys, flashings and the backs of chimneys are often out of sight.

Look up at the roof after a storm, from the ground: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Do not go up yourself.

Flat roof surveys around Underriver

Historic houses such as Knole House, about 1.6 miles north-west, show how far back building in the area around Underriver goes. Older roofs in the wider area can hide decades of patch repairs, so the detail matters. Many older homes in Kent have handmade clay tiles, including Kent peg tiles held by pegs through two holes, and tile-hanging on their upper walls. The county’s older buildings also include oast houses and timber-framed Wealden hall houses. Flat roofs on extensions, dormers, garages and business units are found alongside them almost everywhere.

If you look after a building like Sevenoaks Preparatory School, large flat roofs, common on schools and other public buildings, need their outlets, upstands and coverings checked regularly. For landlords with property near Hildenborough station, the flat roof over a let home is worth a look before it becomes a tenant complaint. Take an older house close to Church of St Margaret: the flat roofs on later extensions tend to wear out long before the main roof.

What happens if roof problems are left?

Caught early, a split or open seam in a flat roof is frequently a small repair. Leave it, and water can get into the insulation and deck, which can turn a patch into a replacement. Surveying it now tells you where you stand. In a place like Underriver, a barn or garage roof left to fail puts whatever is inside at risk. A quick look before winter can save a lot.
