What we are asked to look at in Coldharbour

Cold rooms under a roof, or high heating bills, lead some people to ask about heat loss. Gaps in loft insulation and poorly insulated roof areas can show up on the camera, particularly when there is a clear difference between inside and outside.

Look out for signs like these:

  • Damp around chimneys and parapets
  • Leaks that are hard to trace
  • Thin or uneven insulation in the roof
  • Damp that repairs haven’t cured

The streets around a church such as Parish Church of St John are often among the oldest in a place, and if your house is among the older ones nearby, thin or patchy insulation under an old roof often shows up clearly on a thermal image.

Questions to ask before you book

  • Is VAT included in the price?
  • Whether the loft space is looked at, where there is one
  • Are they insured for the work?
  • How long the report takes to arrive

What a good roof survey covers

Thermal roof surveys for homes and businesses in Coldharbour

A thermal survey can point to places where heat is escaping through the roof. Gaps in loft insulation and poorly insulated areas can stand out on the images. It works best when the building is heated and it is colder outside. The report shows the images and explains what they may mean. It isn’t an energy rating or a heat loss calculation. Common reasons to book are damp that repairs haven’t cured and thin or uneven insulation in the roof, on insulated roof spaces, pitched roof slopes and loft conversions.

Older buildings in small places like Coldharbour may be listed or in a conservation area. Neither a drone survey nor a thermal survey involves any work on the roof, which suits a building where any change needs care. Check with the council before planning any work on a listed building or one in a conservation area.

We keep jargon out of it: where something needs attention, it says so plainly, and where it can wait, that’s said too.

What a thermal roof survey looks like in Coldharbour

With Ightham Mote about 2.2 miles north, Coldharbour sits in an area with a long building history. Older homes in the wider area often have features worth a closer look, like lead valleys, tall stacks and roofs that have been patched over the years, and a listed home or one in a conservation area may need consent for changes of material. Older houses across Kent often have handmade clay or peg tiles, and many have tile-hung walls. Oast houses and timber-framed Wealden hall houses are part of the county’s older buildings too. Where a roof is steep, tall or hard to see from the ground, drone photos and thermal images add detail.

Anyone responsible for a site like St Margaret Clitherow Catholic Primary School will know that big roofs are where photos from the air and thermal images show the most at once.

Coldharbour is about 2 miles north of Tonbridge, in Kent. Surveys in Coldharbour work the same way as everywhere we cover: a proper look at what can be seen safely, photographs and a clear written report. We cover towns and villages across Kent. There’s also a page for Maidstone.

What a thermal roof survey doesn’t cover

To be straight with you, a roof survey has limits:

  • What’s inside walls or under coverings, without opening up
  • Confirming water without moisture readings
  • An energy rating for the building

If in doubt, call 07833 053749 or drop us an email and we will recommend the right survey. What a survey covers and doesn’t.

What we check

  • Ceilings below the roof
  • Insulated roof spaces
  • Commercial roofs
  • Loft conversions
  • Pitched roof slopes
  • Flat roofs

Coldharbour: your questions answered

Will you come out to Coldharbour?

Yes, smaller places are covered as well as towns. Our area covers London and the South East. Let us know about access, parking and anything unusual about getting there when you book.

How do I find out if my home in Coldharbour is listed?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

What insurance do you have?

We are covered by professional indemnity and public liability insurance.

Are you structural engineers?

No. Visible signs such as deflection or sagging are recorded, but we don’t provide calculations or an engineer’s opinion. The report will say if you need an engineer.

Can thermal imaging show missing insulation?

It can show temperature patterns that point to missing or thin insulation. It shows most clearly when it’s warm inside and cold outside. We look from the loft as well, where there’s safe access.

Can you use a thermal camera on a sloping roof?

It can show heat loss and some damp, but it has more limits there. Our report is clear about what can be read from them, and back them up with a visual inspection and moisture readings.

Is this an asbestos survey?

No. Our report may flag materials that could contain asbestos, but only a specialist asbestos surveyor can confirm it. It may be present in buildings built or refurbished before 2000.

Different roofs, different checks

GRP fibreglass roofs

Glossy GRP can reflect heat. We allow for reflections and confirm findings with moisture readings.

Felt and asphalt flat roofs

On felt and asphalt flat roofs, wet insulation can show as a temperature difference across the surface. Moisture readings are used to check them.

Tips from our surveys

There is plenty you can do without going near the roof. What helps most:

  • Ask us about the forecast if rain is expected
  • Take photos of stains as they appear, so we can compare
  • Clear a path to the loft hatch before we arrive
  • File the images with your roof records

You can pass the report to a roofer so they can see where the problem areas seem to be. Because the images are paired with photos, it’s easy to find each area on the roof.

Watch for new damp patches on ceilings beneath the roof. Catching a leak early stops insulation getting soaked.

What a survey costs

Prices vary from roof to roof, and it comes down to:

  • Chimneys, valleys, parapets and other details
  • Which survey package you book
  • Whether thermal imaging or a drone is needed
  • House, block, shop or office

The Premium Survey includes thermal imaging and drone inspection where applicable, from £400 including VAT. We can help you choose the package that fits what you’d like to know.

Getting in touch

Getting the details right at the start saves time. It is useful to include:

  • Where the property is, with the postcode
  • Whether there’s a loft hatch, a shared roof or tricky access
  • Where any leaks, stains or damp patches show inside
  • What made you get in touch

Surveys can be booked for weekdays, Saturdays or Sundays. To find a date that works for you, phone 07833 053749 or send us an email.

The survey, step by step

Safety comes first on every visit. Everything that can be seen safely is inspected, and if part of the roof cannot be seen, the report says so. Most visits take about 1–2 hours at a house, including the thermal images, and around 3–4 hours for a commercial roof. Rural addresses near Coldharbour can be hard to find from a postcode alone, so a few directions are welcome. The visit itself is the same as anywhere else.

  1. We go through the roof, the problem and the weather expected on the day.
  2. The roof is inspected visually from safe positions.
  3. We take thermal images of the roof and of the loft where we can reach it.
  4. We take moisture readings where the images suggest a problem.
  5. Each image is set beside a normal photo and explained in the report.

Getting ready for the survey

  • Leave a clear route to the loft
  • Leave side gates unlocked
  • Make a note of anything you’d like us to look at
