Chimney surveys in Underriver

Should I look at the roof myself first?

It helps to keep a record: when leaks happen, ground-level photos and any past roof work. Send it with your enquiry.

If you have a loft with safe access, take a look inside. Take a torch and only step on boards or joists, and look for staining, damp timber or daylight coming through.

Chimney survey in Underriver

Damp on a chimney breast can have several causes. Water may be getting in at the top through cracked flaunching or an uncapped pot, through the brickwork, or at the flashings. Moisture trapped inside a stack with no ventilation can also cause damp. Our survey checks each of these and records the likely cause. You then know where to start. Typical surveys look at cracked or missing flaunching and a chimney out of line, across brick chimney stacks, lead flashings and shared and party-wall stacks.

Village roofs often face open fields and take the full force of wind and rain, so ridges, chimney stacks, flashings and gutters work hard. Damp in old walls is slow to dry, so a small leak can do a lot of harm. A roof report shows what needs attention first. On exposed older roofs, chimneys and lead flashings are frequently the first to give way.

If any part of the chimney stack couldn’t be seen safely, we say so in the report. That way, it is clear what was covered and what wasn’t.

How the survey works

A survey visit follows a simple order: we listen to what’s been worrying you, inspect the roof from every safe vantage point, photograph what we find and record our findings for the written report. It usually takes an hour or two for most houses, rising to roughly 3–4 hours on a commercial building. In a small place like Underriver, access is normally the main thing to plan. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Visits can be on weekdays, Saturdays or Sundays.

  1. You let us know how many stacks there are and any damp or problems you’ve noticed.
  2. We inspect each stack from safe viewpoints outside.
  3. We check and photograph the pots, cowls, flaunching, pointing and flashings.
  4. Where there is safe access, we check the stack in the loft and the chimney breasts for damp.
  5. The findings are written up with photographs and recommendations and emailed to you.

Advice

When you need someone else

Before you book, it’s worth knowing what a survey will not do:

  • A structural engineer’s assessment
  • Whether a gas appliance or its flue is safe
  • Parts of the stack that can’t be seen safely or belong to a neighbour we can’t access

If you’re not sure which survey you need, phone 07833 053749 or drop us an email and we will give you a straight answer before booking. What our survey covers.

Roofs, chimneys and gutters in Underriver

About 1.6 miles north-west lies Knole House, a reminder of how long the area around Underriver has been built on. If your home is one of the older ones, expect a mix of original materials and later repairs on the roof, and a listed home or one in a conservation area may need consent for changes of material. Older houses across Kent often have handmade clay or peg tiles, and many have tile-hung walls. Oast houses and timber-framed Wealden hall houses are part of the county’s older buildings too. Whatever the covering, it is often the fixings, flashings, valleys and gutters that give out first.

For landlords with property near Hildenborough station, a dated record of the roof is useful when planning maintenance across a let. Living close to Knole Park is pleasant, but mature trees mean leaves in gutters and valleys each autumn, and blocked gutters overflow and soak walls.

Questions from Underriver

Will you come out to Underriver?

We do. Villages and rural addresses get the same survey as a town house.

I let a flat near Hildenborough station. Can you check the roof?

Yes, that’s a common request. We just need to know who will give access, and we can send the report to you or your agent.

How experienced are you?

We’ve completed more than 5,000 surveys, across 20+ years of surveying roofs.

Should I worry about a leaning stack?

Do not ignore it. Leaning often comes from mortar breaking down unevenly. The survey records what we can see, and a structural engineer can assess whether it needs work.

How long does the survey take?

That depends on the size and shape of the roof, but most surveys take roughly 1–2 hours for most houses, and longer for a large or complex roof. The report is sent afterwards by email.

Is it a problem to have an unused chimney?

There’s no single answer. We record how the stack is doing and whether it is capped with ventilation. In a conservation area or on a listed building, changes may need consent.

What does a chimney survey cover?

We check the pots, cowls, flaunching, pointing, brickwork and flashings. We also check chimney breasts and the stack in the loft space where we can reach. You get a written report with photos.

Prices for chimney surveys in Underriver

Our packages start from £150, including VAT. What you pay for your roof depends on:

  • Extra roofs, like extensions, dormers or garages
  • The roof’s overall size
  • The package you choose: Basic, Standard or Premium
  • The type of building, from a house to a block or an office

We offer three survey packages: Basic from £150, Standard from £250 and Premium from £400, all inc. VAT. The price for your roof depends on its size, access and what you need to know.

Helping us price your survey

The more you tell us, the easier it is to price the survey. When you contact us, let us know:

  • Where the property is, with the postcode
  • Any marks or damp showing indoors
  • Dates you’re working to, such as exchange
  • Anything about access we should know

If you have photos of the roof, send them over. Pictures from the ground or a window are fine; never climb up to get a better view. To get started, ring 07833 053749 or use the contact form.

What happens if roof problems are left?

Before deciding what to do with a redundant stack, a survey shows how it is doing. Changes to stacks in conservation areas or on listed buildings may need consent, so check with them first. Around Underriver, older homes often have old roof timbers, and water through a failed covering can rot timber if it is left.

To find out what your survey will cost, ring 07833 053749 or drop us an email and let us know about the roof. The price is agreed before a date is set.

Signs you need a chimney survey in Underriver

The flaunching on top of a stack holds the pots in place and sheds water. Once it cracks, water gets in and frost makes the cracks bigger. Loose pots can follow.

Typical things we’re asked to look at include:

  • Redundant stacks capped without ventilation
  • Bricks with flaking faces
  • A chimney out of line
  • Damp patches on chimney breasts

Anyone responsible for a site like Sevenoaks Preparatory School will know that its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale.

Before booking any roof surveyor

  • Will they check the loft as well as the outside?
  • Which parts of the roof they’ll actually see
  • Whether you get a written report with photos
  • Whether you can ask questions once you have the report
