What we do, step by step

Photographs are taken throughout the visit, so you can see in the report what we found and where. Close-ups come from the safest viewpoint available, including by drone where it’s applicable and the weather allows. A typical visit takes roughly 1–2 hours for most houses, or half a day or so for a commercial building. In a hamlet or village like Watt's Cross, a postcode does not always lead to the right gate, so a few directions, or a note of a nearby landmark, help us arrive on time. After that, the survey runs as it would anywhere.

  1. We start with the details: how many stacks, whether any are shared and any signs of damp.
  2. The stacks are looked at from the ground, from windows and from other safe vantage points.
  3. We check and photograph the pots, cowls, flaunching, pointing and flashings.
  4. We check the chimney breasts and the stack in the loft space where we can reach them.
  5. We send a written report with photos, the defects found and what we recommend.

Before we arrive

  • If you’re buying, check with the agent that we can get in
  • Make a note of anything you’d like us to look at
  • Dig out any old roof reports or invoices

How to book

Buyers should book once an offer has been accepted, so there is time to use the report before exchange. For any other survey, just call 07833 053749 or use the contact form when you’re ready.

About our chimney survey in Watt's Cross

Our survey covers the structure of the stack and its weathering details. It is not a flue inspection, a chimney sweep or a gas safety inspection. If you use a fire or a gas appliance, the flue should be checked by a sweep or a Gas Safe registered engineer as appropriate. If something we see points to the flue, we’ll say so. We survey shared and party-wall stacks, chimney breasts and lead flashings, and the problems we are asked to look at most are eroded joints in the brickwork and gaps in the mortar around the pots.

In a village or hamlet like Watt's Cross, older cottages and farmhouses often sit alongside barns, outbuildings and a few newer houses. Roofs there can be clay tile, slate, stone or thatch, and chimney stacks are frequently old. Each needs checking in its own way, and thatch is a specialist material we report on as far as it can be seen. On older roofs, it is normally the chimneys and lead flashings that need work first.

The report records the chimney stack as we found it on the day. That makes it useful now and a handy reference later, for instance when you want to check whether anything has changed.

Practical tips

A little preparation and a few simple habits help, both for the survey and for the roof itself. Some pointers:

  • Check with the council before altering a stack in a conservation area or on a listed building
  • Don’t use a ladder to reach the stack yourself
  • Note any damp on chimney breasts and when it appears
  • Have the flue swept and checked if you use the fire

If the stack is shared, you can pass the report to your neighbour. It shows what we found and where, as far as we could see.

Watch for damp or staining on chimney breasts. Early signs are easier to trace.

Questions from Watt's Cross

Is my home in Watt's Cross listed or in a conservation area?

The council and Historic England’s list are the places to check. It’s worth checking before planning roof work, as both can affect what’s allowed.

Do you cover smaller places like Watt's Cross?

Yes, we do. We survey roofs across London and the South East, from towns to the smallest villages. Longer journeys are simply planned in advance.

Will you check the chimney is safe to use with a fire?

No. A flue inspection, sweep or gas safety check is a separate job. We look at the stack, pots, flaunching, pointing and flashings, and damp inside and flag anything that suggests the flue needs a look.

Do you look in the roof space?

Where it’s relevant to the survey and there is safe access, yes. Please clear anything stored under the hatch.

How do you inspect a chimney without scaffolding?

We use safe viewpoints rather than climbing onto the stack. A drone inspection is part of the Premium Survey where it applies. The report is clear about anything that couldn’t be seen.

Is this a RICS survey?

No. We’re experienced roof surveyors, and our survey covers the roof rather than the whole building. For the rest of the building, a RICS home survey is a separate job.

Do you survey roofs on blocks of flats?

Yes, if the freeholder or managing agent agrees access. On a shared roof we can only inspect the parts we are allowed to reach.

Chimney surveys around Watt's Cross

Across Kent, older roofs are frequently handmade clay or peg tiles, and tile-hanging on upper walls is a familiar sight. The county’s older buildings also include oast houses and timber-framed Wealden hall houses. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them. About 3 miles north-east lies Ightham Mote, a reminder of how long the area around Watt's Cross has been built on. Older homes in the wider area frequently have features worth a closer look, like lead valleys, tall stacks and roofs that have been patched over the years, and a listed home or one in a conservation area may need consent for changes of material.

If you let a flat or house near Hildenborough station, a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak. For site and facilities teams at buildings such as Hildenborough Church of England Primary School, a written record of a large roof helps plan work for the holidays rather than in term time. If your home is one of the older ones in the streets near Parish Church of St John, its chimney, valleys and lead work are likely to be the parts that need attention first.

What we look for on each type of roof

Flaunching

We often find flaunching that has cracked or broken away. Caught early, it’s frequently a small job.

Lead flashings

Flashings can lift in wind or pull out of their mortar joints. We photograph any we find that look loose or damaged.

What happens if roof problems are left?

A loose pot or brick can fall from height. Finding them early means they can be dealt with before they come down by a suitable contractor. For an older or listed building in a place like Watt's Cross, repairs may need matching materials and consent, so leaving a defect until it is urgent leaves less time to plan.

Our price is from £150, including VAT. What you pay depends on how big and how high the roof is, how it can safely be seen and the package you choose.

When you need someone else

This is not a RICS building survey, a structural engineer’s report or an asbestos survey. It also has these limits:

  • The inside of the flue, which needs a sweep or flue specialist
  • Conditions inside walls
  • A structural engineer’s assessment
