Chimney surveys in Hilden Park

Tips from our surveys

Getting the most from a chimney survey starts before we arrive and carries on afterwards. Tips:

  • Book a sweep for flues that are in use
  • Find out whether changes to a stack need permission
  • Note any damp on chimney breasts and when it appears
  • Check unused flues are capped with ventilation

If the report recommends a structural engineer, a sweep or a Gas Safe registered engineer, it will say why. That helps you brief them.

Have worn pointing and cracked flaunching dealt with early. Small repairs now can save bigger work later.

How a chimney survey works in Hilden Park

A chimney survey is about the outside of the stack and the roof around it. It’s not a flue inspection, a chimney sweep or a gas safety inspection. For the flue itself, you will need a sweep or, for gas appliances, a Gas Safe registered engineer. If something we see points to the flue, we’ll say so. Typical surveys look at gaps in the mortar around the pots and bricks with flaking faces, on brick chimney stacks, lead flashings and shared and party-wall stacks.

In a village or hamlet like Hilden Park, older cottages and farmhouses often sit alongside barns, outbuildings and a few newer houses. Older roofs may be clay tile, slate, stone or thatch, often with chimneys that have stood a long time. Each needs checking in its own way, and thatch is a specialist material we report on as far as it can be seen. Chimneys and lead flashings on old roofs frequently need the most attention.

Pictures do a lot of the work in our reports, so you can see each defect rather than just read about it. Anything out of sight on the day is listed as such.

Why it’s worth a survey now in Hilden Park

A loose pot or brick can fall from height. Finding them early means they can be dealt with before they come down by a suitable contractor. In a place like Hilden Park, a barn or garage roof left to fail puts whatever is inside at risk. A quick look before winter can save a lot.

Thermal imaging and drone inspection (where it applies) come with the Premium Survey, from £400 including VAT. We can help you choose the package that fits what you need to know.

Roofs, chimneys and gutters in Hilden Park

Across Kent, older roofs are often handmade clay or peg tiles, and tile-hanging on upper walls is a familiar sight. The county’s older buildings also include oast houses and timber-framed Wealden hall houses. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them. About 3.4 miles north lies Ightham Mote, a reminder of how long the area around Hilden Park has been built on. Older homes in the wider area frequently have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and the council can say whether a home is in a conservation area.

Take a building like Stocks Green Primary School: large buildings have long gutter runs and big roofs that need checking like any other. If you own a rental within reach of Hildenborough station, the gap between tenancies is a good time to have the roof looked at. For an older house near a landmark such as Parish Church of St John, its chimney, valleys and lead work are likely to be the parts that need attention first.

DIY checks: what’s safe

Look up at the roof after a storm, from the ground: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Don’t go up yourself.

Inside, the loft is a good place to look, with care. Use a torch and stay on the joists or boards, and look for staining, damp timber or daylight coming through.

Prices for chimney surveys in Hilden Park

The price reflects the time and kit the roof needs. That comes down to:

  • If the survey needs thermal imaging or a drone
  • Building height and the viewpoints available
  • How big the roof is
  • The type of building, from a house to a block or an office

Price depends partly on the package: Basic from £150, Standard from £250 or Premium from £400, all with VAT included. The roof’s size, height and access matter as well.

What to tell us when you contact us

We’ll usually ask about:

  • Access details, such as a loft hatch or a shared roof
  • The style of property, from a terrace to a block
  • The reason for the survey, like buying, a leak or storm damage
  • Pictures from the garden or a window, if you have them

Every survey is priced before it’s booked, so you know the cost up front. Our price is from £150, including VAT. To book, call 07833 053749 or email us.

Hilden Park questions

Do you cover smaller places like Hilden Park?

Yes, Hilden Park is on our map. A small place gets exactly the same survey as a big one, with the route planned beforehand.

Does a conservation area affect roof work in Hilden Park?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it’s in a conservation area. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

Do you test for asbestos?

No. We do not carry out asbestos surveys or testing. We flag materials that could contain asbestos, such as cement sheets or soffits on pre-2000 buildings and suggest a specialist asbestos surveyor checks them before any work.

Can you survey at the weekend?

Visits run seven days a week in the daytime, which suits people who work during the week. Let us know your preferred days as you book.

Will you walk on the roof?

Only when it’s safe. Safety comes first, and fragile or steep roofs can’t always be walked on. We use safe viewpoints, the loft space and a drone where applicable.

Is a chimney survey the same as a flue inspection?

No. It isn’t a flue, sweep or gas safety inspection. We check the structure and weathering of the stack and any damp and flag anything that suggests the flue needs a look.

Do you need to get into the loft?

Where it’s relevant to the survey and there is safe access, yes. A clear path to the hatch helps, and if the loft can’t be reached safely, the report says so.

What we can’t see

Before booking, it’s worth knowing what a survey won’t do:

  • The inside of the flue, which needs a sweep or flue specialist
  • Hidden damage within the stack
  • Areas we can’t view from safe positions

Not sure which survey suits your roof? You can ring 07833 053749 or email us and we’ll tell you. What a survey covers and doesn’t.

What this survey covers

  • Chimney pots and cowls
  • Chimney breasts
  • Lead flashings
  • Flaunching
  • Shared and party-wall stacks
  • Brick chimney stacks

What we do, step by step

Expect us to ask a few questions before we start, about the roof’s history, any leaks and past repairs. Then the inspection itself takes an hour or two for most homes, a little longer where there are several stacks. Somewhere like Hilden Park needs a little journey planning: let us know about lanes, gates and parking. The roof is looked at from ground level, from windows, from the loft where there is safe access and from the roof where it’s safe.

  1. We start with the details: how many stacks, whether any are shared and any signs of damp.
  2. Each chimney is viewed from wherever it can be seen safely.
  3. The pots, cowls, flaunching, pointing, brickwork and flashings are checked and photographed.
  4. Inside, we look for damp on chimney breasts and in the loft where there is safe access.
  5. The findings are written up with photographs and recommendations and emailed to you.

Getting ready for the survey

  • If the roof is shared, arrange access with whoever manages the building
  • If it isn’t your property yet, arrange access through the agent
  • Keep pets inside or away from the areas we are looking at

Arrange a survey

Getting a price is simple: just ring 07833 053749 or email us, let us know about the property and we will explain which survey suits. The price is agreed up front.
