How a gutter survey works in Hilden Park
Eaves gutters at the front of a building are easy to spot, but many aren’t. Valley, parapet, box and secret gutters can send water indoors when they overflow. We look at them as far as they can safely be seen, from the ground, from windows, from the loft space and from the roof where it’s safe. Hidden gutters are a common source of leaks inside. Typical surveys look at soffits marked by water and water spilling over the gutter edge, on valley gutters, outlets and hoppers and eaves gutters.
Some older homes in villages like Hilden Park are listed or in a conservation area. That can affect what materials can be used when work is done, so check with the council before planning anything. A roof report helps you plan work with that in mind. Where a building is listed, matching the existing roof materials is frequently expected.
Nothing in the report is left vague: if work is needed, the report says so clearly.

Before and after the survey
Over many surveys, some simple habits stand out:
- Do not climb a ladder to look in the gutters
- Look for new stains on ceilings below valleys after rain
- Have gutters cleared at least once a year
- Look for downpipes coming loose
Where the evidence points to drains below ground, the report says so, so a drain survey can be arranged. We also note anything else we spot on the roof while we’re there.
Hidden gutters need clearing too. They collect leaves and silt just like eaves gutters but they’re much harder to spot, so ask for them to be included when gutters are cleared.
Hilden Park questions
Can a landlord with a rental near Hildenborough station book a roof survey?
Of course. We just need to know who will give access, and the report can go straight to you or your agent.
Does a conservation area affect roof work in Hilden Park?
Start with Historic England’s list for listing and your council for conservation areas. It’s worth checking before planning roof work, as both can affect what’s allowed.
Will the survey check for asbestos?
No, that needs a specialist asbestos surveyor. On buildings from before 2000, we flag materials that could contain it so it can be checked before work starts.

What a gutter survey doesn’t cover
Our findings are based on what we can see safely on the day, so some things are outside what a survey can do:
- The inside of a downpipe along its whole length
- Underground drains, which need a CCTV drain survey
- Rot or damp concealed behind fascias or inside walls
Not sure which survey suits your roof? You can ring 07833 053749 or email us and we’ll tell you. What our survey covers.
What we look at
- Fascias and soffits

Gutter surveys around Hilden Park
Ightham Mote, about 3.4 miles north, is one of the historic houses in the wider area around Hilden Park. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs. Across Kent, older roofs are often handmade clay or peg tiles, and tile-hanging on upper walls is a familiar sight. Oast houses and timber-framed Wealden hall houses are part of the county’s older buildings too. Whatever the covering, it’s frequently the fixings, flashings, valleys and gutters that give out first.
For site and facilities teams at buildings such as Stocks Green Primary School, long gutter runs and wide roofs on a building that size are worth checking on a regular cycle. The streets around a church such as Parish Church of St John are often among the oldest in a place, and if you own one of the older houses nearby, its chimney, valleys and lead work are likely to be the parts that need attention first. Trees in and around Haysden Country Park shed leaves that can end up in nearby gutters, and an overflowing gutter soon means a wet wall.

What you can safely check yourself
Fresh stains on ceilings or walls after rain are worth noting. Take a photo and write down when you saw it, which helps when we check the roof.
Your own check is a good start, but it is not a survey. You will not see flashings, valleys or the backs of chimneys properly from ground level, and those are details a survey looks at closely.
How it works
Where it is relevant and can be reached safely, the roof space is checked as well as the outside. In the loft, the signs we look for are staining, damp, daylight and sagging, as far as the space allows. The whole visit typically takes about 1–2 hours at a house, depending on how many gutter runs and downpipes there are. Cottages and farmhouses around Hilden Park frequently have roofs at several levels, with lean-tos and outbuildings attached. We work round each section in turn, from the safest viewpoints, and anything we can’t see is noted.
- We start by hearing about any drips, overflows or damp patches.
- We look along the gutters, downpipes and fascias from ground level and from windows.
- We check hidden gutters, such as valleys and parapets, where it is safe to see them.
- We look in the loft space, where there is safe access, for signs of water getting in.
- We send a written report with photos and clear recommendations.
Getting ready for the survey
- Point out any leaks or damp patches
- Find any records of previous roof work
