What a roof leak investigation doesn’t cover

Every survey has limits, and it’s better to know them up front. Keep these in mind:

  • A structural engineer’s report
  • Leaks that only appear in weather we can’t recreate
  • The repair itself (the investigation finds and reports the cause)

Not sure which survey suits your roof? You can ring 07833 053749 or email us and we’ll tell you. What our survey covers.

Roof types and parts we check

  • The roof space
  • Lead flashings
  • Rooflights and dormers
  • Flat roof details
  • Valleys and parapet gutters
  • Slate and tile slopes
  • Chimney stacks

Roof leak investigation in Hilden Park: what you get

Most roof leaks start at a joint rather than the middle of a slope. Common entry points include chimney and wall flashings, valleys, parapet and box gutters, and the upstands and outlets on flat roofs. Each of these is checked in turn and we follow where the evidence leads. Every chimney, dormer and roof light adds more joints to check. We look at all of them, from each safe vantage point. We survey valleys and parapet gutters, the roof space and rooflights and dormers, and the problems we’re asked to look at most are damp underlay across a wide area and ceiling stains that grow after rain.

For a small place like Hilden Park, the inspection is the same as anywhere: the journey and access are just planned in advance. Let us know where the water shows, when it appears and anything you’ve noticed outside, plus any earlier repairs. Photos of the stain and of the roof from outside are helpful too.

If any part of the leaking roof couldn’t be seen safely, we say so in the report. You will know exactly what was inspected and what wasn’t, and what we’d suggest next.

Roof leak investigations in Hilden Park: local notes

Handmade clay tiles, including Kent peg tiles hung on pegs through two holes, are typical of older Kent buildings. The county’s older buildings also include oast houses and timber-framed Wealden hall houses. Different coverings let water in at different points, which shapes where the search starts. Historic houses such as Ightham Mote, about 3.4 miles north, show how far back building in the area around Hilden Park goes. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and the council can say whether a home is in a conservation area.

For site and facilities teams at buildings such as Stocks Green Primary School, a leak through a large roof is often found some distance from where the water shows inside. Trees in and around Haysden Country Park shed leaves that can end up in nearby gutters, and blocked gutters overflow and soak walls.

Hilden Park is about 1 mile north-west of Tonbridge, in Kent. Hilden Park gets the same service as everywhere else we work: a careful inspection, photos and a written report. We cover towns and villages across Kent. There’s also a page for Maidstone.

We cover every part of TN11 and TN10 for roof leak investigations. Whether your property is on London Road, Elm Grove and Bramble Close or anywhere close by, we can survey it. We also cover the places around Hilden Park: Hildenborough (1 mile north-west), Stocks Green (1 mile west), Coldharbour (1 mile north), Watt's Cross (2 miles north-west) and Budds (3 miles north). Within a short drive, we also cover Maidstone (12 miles east), Sevenoaks (6 miles north-west), Royal Tunbridge Wells (5 miles south), Swanley (13 miles north), Kings Hill (8 miles north-east) and Foley Park (13 miles north-east).

How it works

Photographs are taken throughout the visit, so the report shows exactly what we saw. Close-ups come from the safest viewpoint available. Most surveys take an hour or two for most homes, though a hard-to-trace leak can take longer. Older roofs in small places like Hilden Park can have low, tight loft spaces, so tell us about the loft hatch and any ladder. We only go where it is safe.

  1. We help you choose the package that suits the leak.
  2. We agree a date, including weekends.
  3. The investigation works from the stain back to the roof.
  4. Moisture detection and thermal imaging are used where your package includes them and they help.
  5. You get photos, the likely cause and clear recommendations.

FAQs for Hilden Park

Will you come out to Hilden Park?

Yes, we do. We cover the whole of London and South East England, from towns to the smallest villages. The journey is planned ahead, so it helps to know about access.

Is Hilden Park in the area you cover?

Yes, Hilden Park is one of the places we work. The survey and report are the same in Hilden Park as anywhere else, and visits run on weekdays and weekends.

Is thermal imaging part of a leak investigation?

We use thermal imaging where it helps, and it’s part of the Premium Survey. It shows temperature differences, not water itself, so anything it suggests is checked with moisture readings.

Can you survey at the weekend?

We carry out surveys on any day of the week. To arrange a date, phone 07833 053749 or drop us an email.

How do I arrange a roof leak investigation in Hilden Park?

Simply call 07833 053749 or email us. We will ask a few questions, confirm the price and agree a date.

What happens next?

You will receive the report by email, and you decide the next step: raise it with a seller, send it to an insurer, brief a roofer or share it with a managing agent.

Can you tell me if my roof has asbestos?

No. Asbestos surveys and testing are not part of what we do. If we see materials that could contain asbestos, like cement roof sheets or soffits on buildings from before 2000, we flag them and suggest a specialist asbestos surveyor checks them before any work.

What we look for on each type of roof

Flat roof upstands and outlets

On a flat roof, a leak can show some distance from the split. Where conditions allow, moisture readings and thermal imaging help narrow it down.

Lead flashings

Lead flashings seal the joints at chimneys, walls and dormers. We check for lead that has lifted, split or slipped.

Tips that help

Most of what helps is simple and safe from ground level. A few suggestions:

  • Let us know what has already been tried
  • Put a bucket under the drip and move valuables
  • Stay off ladders and the roof
  • Move stored items away from the hatch

If there are several possible sources, we list them in order of likelihood. We say which items need prompt attention, so you know what to deal with first.

Keep the loft space ventilated. Air movement keeps condensation down, and condensation is a common false alarm. Keep insulation clear of the eaves.

Can I check my roof myself?

The one thing to avoid is getting up close. Roofs are fragile and slippery, and falls from height are serious. That’s where a survey comes in, using safe viewpoints and a drone where applicable.

A DIY look is useful, but it is not a survey. You won’t see flashings, valleys or the backs of chimneys properly from ground level, and those are details a survey looks at closely.

Signs you need a roof leak investigation in Hilden Park

A chimney stack has a good many places for rain to get in. Water can enter through crumbling mortar, cracked flaunching, worn flashings or uncapped pots. The damp may appear on a chimney breast, a ceiling or in the loft.

We are often asked to look at:

  • Leaks at a dormer or roof window
  • Wet patches on loft insulation
  • Drips from nail tips in a cold loft
  • Damp on a chimney breast

If you let a flat or house near Hildenborough station, a clear finding on where water gets in helps you brief a roofer straight away.
