About our chimney survey in Hildenborough
We inspect chimneys from wherever they can be seen safely: the ground, nearby windows and higher points, and the loft space where it’s safe. A drone inspection is part of our Premium Survey where applicable. If we cannot see part of the stack, the report makes that clear. Each defect is recorded with a photo and a plain description. We survey flaunching, lead flashings and brick chimney stacks, and the problems we are asked to look at most are damp on a chimney breast inside and a chimney out of line.
Somewhere as small as Hildenborough, homes are often older cottages and farmhouses, with outbuildings and some newer houses. Roofs there can be clay tile, slate, stone or thatch, and chimney stacks are frequently old. We report on what can be seen safely, and thatch is a specialist material. On older roofs, it is usually the chimneys and lead flashings that need work first.
You receive the findings by email, easy to pass on to a roofer, an agent or an insurer. Basic reports come within 48 hours, Standard within 24–48 hours and Premium on the day.

What we do, step by step
Every visit follows the same pattern: we hear what you’ve seen, inspect the roof from each safe vantage point, photograph what we find and make notes for the report. It usually takes an hour or two for most houses, and more on a big or complicated roof. For a village or hamlet like Hildenborough, the journey is planned in advance: tell us about narrow lanes, gates, long drives and where we can park. On the day, we inspect what can be seen safely, inside and out.
- We go through the chimneys, any damp and any work done on them.
- We check every stack from wherever it can safely be seen.
- We photograph and record the pots, flaunching, pointing and flashings.
- We look for damp on chimney breasts and in the loft space.
- You get a written report with photos and recommendations by email.

Advice
Hildenborough: your questions answered
Is my home in Hildenborough listed or in a conservation area?
You can check whether a building is listed on Historic England’s list, and your council can tell you if it’s in a conservation area. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.
Can a landlord with a rental near Hildenborough station book a roof survey?
Yes, landlords and agents book with us as well as owners. Just phone 07833 053749 or send us an email and tell us about the building, including who will give access on the day.
How long does the survey take?
That depends on the size and shape of the roof; most visits take roughly 1–2 hours for most homes, a little longer where there are several stacks. The written report follows by email.
What happens next?
The report arrives by email. With Standard there is a follow-up consultation; with Premium, an in-person consultation, so you can talk the findings through.
What does a roof survey cost?
Prices start from £150, including VAT. You will know the price for your roof before booking. For a price, ring 07833 053749 or drop us an email.
Will you go up on the roof?
Only if it’s safe. We check everything that can safely be seen: from ground level, from windows, from inside the roof space, from the roof where it is safe and by drone where applicable. Anything we can’t see is noted in the report.
Can you inspect my roof with a drone?
Where it helps and it’s safe, yes. Flights depend on the weather on the day and airspace rules, and we check for restrictions near airports before flying. We’re a CAA-registered drone operator.
Hildenborough homes and their roofs
Older houses across Kent often have handmade clay or peg tiles, and many have tile-hung walls. The county’s older buildings also include oast houses and timber-framed Wealden hall houses. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them. The wider area around Hildenborough has a long history of building, with Ightham Mote about 3 miles north. On older houses around here, roofs frequently carry the marks of earlier repairs, from replaced slates to new lead, and the council can say whether a home is in a conservation area.
Trees in and around Haysden Country Park shed leaves that can end up in nearby gutters, and blocked gutters overflow and soak walls. For site and facilities teams at buildings such as Hildenborough Church of England Primary School, large buildings have long gutter runs and big roofs that need checking like any other.

Roof by roof
Rendered stacks
Cracked render can let water in and trap it behind. We record any cracking and where it is.
Chimney breasts and the loft
Where a breast has been taken out, we check what supports the stack. Confirming the support is a job for a structural engineer.
Can I check my roof myself?
After strong wind, take a look from the pavement or garden: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Leave anything above ground level to a survey.
A DIY look is useful, but it isn’t a survey. From ground level, valleys, flashings and the backs of chimneys are often out of sight, and those are details a survey looks at closely.
What this survey cannot tell you
In fairness, there are limits to any roof survey:
- Conditions inside walls
- Gas safety checks, which need a Gas Safe registered engineer
- Parts of the stack that cannot be seen safely or belong to a neighbour we can’t access
Not sure which survey suits your roof? You can phone 07833 053749 or email us and we will tell you before you book. The full list of what we check.

When to book a survey in Hildenborough
Stacks that were used for open fires for many years can weaken from the inside. Flue gases and damp can break down the mortar, sometimes more on one side than the other, which is one reason stacks start to lean.
Here are some of the things we see often:
- Eroded joints in the brickwork
- Frost-damaged brickwork on the stack
- Loose, cracked or missing pots
- Redundant stacks capped without ventilation
For landlords with property near Hildenborough station, knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints.
Choosing a roof surveyor
- Is VAT included in the price?
- How they’ll see the roof: from the ground, the loft, the roof or by drone
- Will the report include photos?
- How long they’ve been surveying roofs
