How a pre-purchase roof survey works in Hildenborough

We survey roofs for buyers in Hildenborough and across London and South East England. Whether it’s a terrace, a semi, a detached house or a flat, the roof gets the same careful look. We tell you what’s sound, what needs attention and how urgent it is. We are insured for professional indemnity and public liability, with more than 20 years’ experience behind us. To arrange a survey, call 07833 053749 or use the contact form. We survey clay and concrete tiles, lead flashings and valleys and flat-roofed extensions and dormers, and common reasons people get in touch are lead that has worked loose at a wall or chimney and quick fixes on flashings and valleys.

Older buildings in small places like Hildenborough may be listed or in a conservation area. That can affect what materials a new roof may use, so check with the council and Historic England’s list. Whether you’re buying or signing off new roofing, it’s worth knowing where you stand. There are about 500,000 listed buildings and around 10,000 conservation areas in England.

Nothing in the report is left vague: where something needs attention, it says so plainly, along with how urgent it is.

Signs you need a pre-purchase roof survey in Hildenborough

Flat roofs turn up on extensions, dormers, porches and garages. A felt roof often lasts around 15 to 20 years, and standing water, blisters and splits are typical signs of ageing. They’re easy to overlook on a viewing, particularly when they’re only visible from an upper floor.

Here are some of the things we see often:

  • Roof slopes that look uneven or sagging
  • Gutters choked with leaves and moss
  • Slates or tiles that have slipped or gone
  • Standing water on a flat extension roof

If you live in an older home near Parish Church of St John, a survey will show how the roof has been repaired before, which helps you judge what’s coming.

Choosing a roof surveyor

  • How they plan to inspect the roof safely
  • What the survey won’t cover
  • What the report includes, and whether it has photos
  • Whether any drone flown is registered with the CAA

What’s in a roof survey

Common questions in Hildenborough

Does a conservation area affect roof work in Hildenborough?

Your council is the best source, with Historic England’s list for listed buildings. Both listing and conservation areas can limit changes of roofing material.

Do you cover Hildenborough?

Yes, Hildenborough is one of the places we work. The survey and report are the same in Hildenborough as anywhere else, and visits run on weekdays and weekends.

Can you inspect my roof with a drone?

Yes, where it’s applicable. We hold a CAA Flyer ID and Operator ID and fly a drone under 250g, and every flight depends on the airspace and the weather.

What if it rains on the day?

A survey can typically go ahead in light rain, and it can even help show where water is getting in. Heavy rain or strong wind can ground a drone and make the roof unsafe, so if conditions aren’t right we will arrange another day with you.

When will the report arrive?

Premium reports arrive the same day, Standard reports within 24 to 48 hours and Basic within 48 hours. Reports are emailed with photos included.

Do I need to be at home?

Someone needs to let us in if we are looking inside or in the loft. Access is agreed with you when booking.

When is the best time to have the roof checked when buying?

After your offer is accepted and before you exchange contracts. That way you can still act on what we find, whether that means asking questions or negotiating.

Before and after the survey

Most of what helps is simple and safe from the ground. Our suggestions:

  • Request records of any re-roofing
  • Watch for stains or fresh paint on ceilings below the roof
  • Check we’ll be able to get into the roof space
  • For a flat, check who is responsible for the roof

Once the home is yours, the report becomes a maintenance list. Deal with the urgent items first, and keep the photographs to compare against later. Premium comes with a follow-up after 12 months to see how things have changed.

Keep an eye on chimneys and flashings in your new home. Watch for gaps in the pointing, cracked flaunching and loose lead. A pair of binoculars from the garden shows a lot.

How the survey works

We check the roof from outside and, where it is relevant and there’s safe access, from inside the roof space too. Inside, we look for staining, damp, gaps and signs of movement. All in, the survey normally takes an hour or two at the house you’re buying, depending on its size and how much of the roof can be seen. Older roofs in small places like Hildenborough can have low, tight loft spaces, so it is useful to know whether there’s a loft hatch and how easy it is to reach. We only go where it is safe.

  1. After your offer is agreed, you book and share your timetable.
  2. Access to the house and the roof space is agreed ahead of time.
  3. The visit begins outside, from ground level and any safe vantage points.
  4. We then look from upstairs windows and inside the loft where it’s safe.
  5. You get a written report with photographs and recommendations before you exchange.

Preparing for the visit

  • Check we can get to the back of the property
  • Let us know about parking before the day
  • Make a note of anything you’d like us to look at

Advice

Local roofs and buyers in Hildenborough

Handmade clay tiles, including Kent peg tiles hung on pegs through two holes, are typical of older Kent buildings. The county’s older buildings also include oast houses and timber-framed Wealden hall houses. For a purchase or a newly finished roof, the materials decide which details matter most. Historic houses such as Ightham Mote, about 3 miles north, show how far back building in the area around Hildenborough goes. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs.

If you let a flat or house near Hildenborough station, the roof is worth checking before you add another property to a portfolio or pay a roofer in full.

What happens if roof problems are left?

When a chain is moving fast, a roof survey can feel like one more delay. We visit on any day of the week, and the Premium Survey report arrives the same day, which helps it fit around your exchange date. Where a roof is exposed, as many are in small places like Hildenborough, driving rain gets into any weakness, and older walls, once damp, take a long time to dry.

Our price is from £150, including VAT. The final price depends on the size and height of the roof, access and which survey you book.

Why book with us

Can I check my roof myself?

After strong wind, take a look from the pavement or garden: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Leave anything above ground level to a survey.

A lot can be seen from ground level. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Please don’t climb up for a closer look.

What this survey cannot tell you

It is a careful look at the roof, not the whole story. Its limits include:

  • Anything beyond the roof, which a full home survey covers
  • Structural calculations (that is a structural engineer’s job)
  • What’s under the slates, tiles or felt

If you are not sure which survey you need, phone 07833 053749 or send us an email and we’ll give you a straight answer before you book. The full list of what we check.
