How it works
Photographs are taken throughout the visit, so the report shows exactly what we saw. Close-ups come from the safest viewpoint available, including by drone where it is applicable and the weather allows. A typical visit takes between one and two hours for most homes, depending on how many separate roofs there are. Somewhere like Watt's Cross needs a little journey planning: let us know about lanes, gates and parking. The roof is looked at from the ground, from windows, from the loft where there’s safe access and from the roof where it is safe.
- You pick the package that suits your roof.
- On the day, we start by hearing what you’ve noticed.
- We inspect and photograph every part of the roof we can safely see.
- Moisture detection, a structural check, thermal imaging or a drone are added where your package includes them.
- The report is emailed with findings and recommendations.
How to prepare
- Gather any invoices or paperwork from past roof work

Roof survey in Watt's Cross: what you get
Roofs vary a lot across London and South East England. If your home is a Victorian terrace, it may have Welsh slate, a butterfly roof and parapet gutters, and many post-war homes have concrete interlocking tiles instead. Whatever yours has, the survey is adapted to it. Older tiled homes may have clay plain tiles, and many homes have a flat-roofed extension too. Every part gets the attention it needs. If you’ve noticed leaning or weathered chimney stacks and worn lead at chimneys and abutments, a survey will tell you what’s going on, whatever the roof.
Some older homes in villages like Watt's Cross are listed or in a conservation area. If yours is, re-roofing in different materials may need consent, so the council is the place to check. Knowing the roof’s condition helps you plan ahead with that in mind. Where a building is listed, matching the existing roof materials is often expected.
Where we can’t see part of the roof, the report says so. You’ll know exactly what was inspected and what wasn’t, and what we’d suggest next.

What we can’t see
Our survey is not a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:
- A full building survey of the property
- An exact number of years the roof has left
- Defects hidden under coverings or inside walls without opening up

Leave it or get it looked at?
Roof faults rarely stay the same size. A single gap lets water onto the timbers underneath, and wet timber starts to decay. Catching it early means less to put right. Where a roof is exposed, as many are in small places like Watt's Cross, driving rain gets into any weakness, and older walls, once damp, take a long time to dry.

I let a flat near Hildenborough station. Can you check the roof?
Yes. We survey roofs for landlords, letting agents and managing agents as well as owners. You can phone 07833 053749 or drop us an email with the address and what you need.
Is Watt's Cross within the area you cover?
Yes, Watt's Cross is on our map. Villages and rural addresses get the same survey as a town house, with the route planned beforehand.
Does a roof survey replace a structural engineer?
No. We report on the roof’s condition, and the Standard and Premium packages include a structural check. It doesn’t include structural calculations, which need an engineer.
How do I arrange a roof survey in Watt's Cross?
It’s easiest to call 07833 053749 or send us an email. Give us the address and some details about the roof, and we’ll take it from there. Surveys run on weekdays and at weekends.

How many surveys have you done?
Over 20 years and more than 5,000 surveys, across London and South East England.
Can you check whether my roof contains asbestos?
No. Asbestos testing is not part of our service. Where materials might contain it, we say so in the report and recommend a specialist asbestos surveyor checks them before they’re disturbed.

Practical tips
There is plenty you can do without going near the roof. Here’s what helps most:
- Hold on to the report for future surveys
- Tell us about any leaks or stains you’ve seen
- Include dormers, porches and garages when booking
- Stay off ladders and the roof
Premium comes with a follow-up after 12 months. It helps you see whether anything has changed.
Do not block the vents at the eaves. Condensation builds up when air cannot move, and it can wet timbers and insulation. Check insulation does not block the airflow at the eaves.
When to book a survey in Watt's Cross
The coverings are rarely the first thing to fail. On slate roofs, corroded nails let slates slip, which is known as ‘nail fatigue’. On tiled roofs, the battens or pegs may be what’s gone, letting tiles move.
We are often asked to look at:
- Debris building up in roof valleys
- Cracked or blistered flat roof coverings
- Condensation or damp timbers in the loft
- Leaning or weathered chimney stacks

If your survey includes the drone, the flight is checked against the Drone Safety Map first. Many older homes in Kent have handmade clay tiles, including Kent peg tiles held by pegs through two holes, and tile-hanging on their upper walls. Oast houses and timber-framed Wealden hall houses are part of the county’s older buildings too. Whatever the covering, it is often the fixings, flashings, valleys and gutters that give out first.
If yours is one of the older homes in the streets near Parish Church of St John, its chimney, valleys and lead work are likely to be the parts that need attention first. For site and facilities teams at buildings such as Hildenborough Church of England Primary School, long gutter runs and wide roofs on a building that size are worth checking on a regular cycle.
