Watt's Cross questions

How do I find out if my home in Watt's Cross is listed?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it’s in a conservation area. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

Is Watt's Cross in the area you cover?

Yes, Watt's Cross is one of the places we work. Every survey there gets the same written report with photographs, and visits run on weekdays and weekends.

Do you need to get into the loft?

If the survey needs it and the roof space can be reached safely, yes. A clear path to the hatch helps.

What if my insurer declines the claim?

Raise it with your insurer first. The Financial Ombudsman Service may look at it if that does not resolve it. The Ombudsman looks at whether there were storm conditions, whether the damage fits a storm and whether the storm was the main cause.

Is this an asbestos survey?

No. Asbestos surveys and testing aren’t part of what we do. If we see materials that could contain asbestos, such as cement roof sheets or soffits on buildings from before 2000, we flag them, and recommend a specialist asbestos surveyor checks them before they’re disturbed.

Will my insurer pay out if I get a storm damage report?

Only your insurer can decide that. Our report records what is damaged, with photos, and the likely cause, for you to give to your insurer.

Will you fly a drone over my roof?

Where it is applicable and safe, yes. We are a CAA-registered drone operator (Flyer ID and Operator ID), flying a sub-250g drone. It is included in the Drone Roof Survey and, where it applies, the Premium Survey.

Storm damage roof report in Watt's Cross: what you get

Our storm damage report starts from £150. You get a written report with photos by email. It isn’t a repair quote and doesn’t include repair costs, so you will need a roofer’s quote for that. Your insurer may also send its own loss adjuster. What you get is an independent record of the damage and what seems to have caused it. If you’ve noticed roofs hit by falling trees and torn or lifted flat roof coverings, we can find out what’s behind it, on gutters and fascias, ridges and hips and chimney stacks alike.

Roofs in small places like Watt's Cross often stand in the open, so storms hit ridges, verges and chimneys hard. Once water gets into older walls, it takes a long time to dry, which makes finding the cause quickly worthwhile. A record with photographs is useful if you need to show the damage to anyone else.

The report records the roof as we found it on the day. That makes it useful now and a handy reference later.

What this survey can’t tell you

Some things can’t be seen without opening up the roof, so a survey has limits:

  • The outcome of a claim
  • Acting for you with the insurer
  • Damage hidden under coverings or inside the structure, without opening up

If you are not sure which survey you need, phone 07833 053749 or drop us an email and we’ll give you a straight answer before you book. The full list of what we check.

What we check

  • Gutters and fascias
  • Ridges and hips
  • Slate and tile slopes
  • Flat roofs
  • Flashings
  • Chimney stacks

Before and after the survey

A little preparation and a few simple habits help, both for the survey and for the roof itself. Some pointers:

  • Record any water damage in rooms and the loft
  • Note the date and time you first saw the damage
  • File receipts for anything you pay for
  • Report the damage to your insurer as soon as you can

The report is emailed to you, and you decide what to send to your insurer. We don’t deal with the insurer on your behalf.

Check the roof from the ground after strong winds. Binoculars help you spot slipped slates or lifted ridges. Do not go up a ladder to look.

What happens on the day

Before we start, tell us why you’ve booked: a purchase, a leak, a storm, new work or simply peace of mind. It helps us focus on what matters most to you. Most visits take between one and two hours for a house, though large, tall or awkward roofs take more time. For a village or hamlet like Watt's Cross, the journey is planned ahead of time: tell us about narrow lanes, gates, long drives and where we can park. On the day, we inspect what can safely be seen, inside and out.

  1. We note the date of the storm and the damage you’ve seen.
  2. The roof is inspected from safe positions.
  3. We record and photograph the damage.
  4. We note the likely cause and any signs of older wear.
  5. You get a written report to pass to your insurer.

Getting ready for the survey

  • Point out any leaks or damp patches
  • Jot down any questions you want answered
  • Dig out any old roof reports or invoices

Watt's Cross roofs and the weather

Older houses across Kent often have handmade clay or peg tiles, and many have tile-hung walls. You’ll also find oast houses and timber-framed Wealden hall houses among the county’s older buildings. Each of these roof types has its own typical places for water to get in. About 3 miles north-east lies Ightham Mote, a reminder of how long the area around Watt's Cross has been built on. Older homes in the wider area frequently have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years.

For an older house near a landmark such as Parish Church of St John, water on an older roof tends to find its way in at the lead, the valleys or the chimney. For site and facilities teams at buildings such as Hildenborough Church of England Primary School, a leak through a large roof is often found some distance from where the water shows inside.

Signs you need a storm damage roof report in Watt's Cross

A storm often finds a roof’s existing weak spots. Corroded nails on slate roofs, worn mortar on ridges and old flashings can all give way. Our report notes both the storm damage and any older wear.

It’s worth booking a survey if you’ve seen:

  • Gutters pulled loose in the wind
  • Cowls or aerials dislodged in the wind
  • Lifted or missing ridge and hip tiles
  • Damage from fallen branches or debris

Landlords with a home close to Hildenborough station may find that a clear finding on where water gets in helps you brief a roofer straight away.

Leave it or get it looked at?

Knowing whether older wear played a part helps you understand your position. We record storm damage and older defects, so there are no surprises later. Checking the roof from ground level

A lot can be seen from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.

Fresh stains on ceilings or walls after rain are worth noting. Photograph them and note the date, as it helps a surveyor trace the cause.
