About our landlord roof survey in Greatness

We check the same things on a let roof as on any other: coverings, ridges, hips, valleys, flashings, chimneys, gutters and the loft space. Flat roofs on blocks, extensions and garages are included when they’re in the agreed scope. Chimney stacks, parapets and party-wall upstands are checked as far as they can be seen safely and the loft where access is safe. We survey flat roofs on blocks, converted houses and gutters and downpipes, and the problems we are asked to look at most are ceiling stains reported by tenants and gutters overflowing onto walls.

Around Greatness, gardens, hedges and nearby trees can mean leaves and moss end up on roofs and in gutters. Blocked gutters overflow and soak the walls below, and moss holds water against tiles. It is the kind of slow problem a roof report picks up early. Moss on the roof and weeds in the gutter are both easy to spot from the ground.

It is not only a list of defects. For each finding, it explains what it is, why it matters and what we’d recommend, so you can decide what to do next.

Roof by roof

Pitched roofs on houses and blocks

On older pitched roofs, the fixings and underlay frequently fail before good slates or tiles. The report records it.

Party-wall upstands and parapets

We inspect the parts of a shared roof we can access, and the report says what was seen.

Common questions in Greatness

Do you cover smaller places like Greatness?

Yes, Greatness is on our map. Villages and rural addresses get the same survey as a town house.

Is my home in Greatness listed or in a conservation area?

We cannot confirm that for you, but Historic England’s list and your council can. Both listing and conservation areas can limit changes of roofing material, and councils can also use Article 4 directions.

Can you survey at the weekend?

Visits run seven days a week in the daytime, which suits people who work during the week. Let us know your preferred days as you book.

Does someone need to be in?

Not necessarily. An outside-only look can be arranged beforehand, but anything inside needs someone there to give access.

Does this replace a RICS building survey?

No. We survey the roof and its parts, not the whole property. It is not a RICS Level 2 or 3 survey or a structural engineer’s report.

How long have you been surveying roofs?

We’ve been surveying roofs for over 20 years and have completed over 5,000 surveys.

Is this survey just for landlords?

Landlords, letting agents, managing agents and freeholders book it, as well as RTM and residents’ management companies. Owners in a shared building book it too.

How it works

Before we start, let us know why you’ve booked: buying, a leak, storm damage, new work or just wanting to know where things stand. It helps us focus on what matters most to you. The visit normally takes an hour or two for a house, and longer for a block or a building with several roofs. Parking around Greatness is normally easier than in a town centre, but mention lanes, gates or long drives. On bungalows and lower roofs, much can be seen from ground level, with the loft showing the underside, while taller roofs may need other vantage points or the drone where applicable.

  1. We start by agreeing the scope, roof by roof.
  2. We confirm which flats and loft spaces we need to get into, and you arrange access.
  3. Each roof is checked as far as it can be seen safely, including from inside where possible.
  4. Defects are photographed and their urgency noted.
  5. The report sets out condition and recommendations to help you plan.

Before the survey

  • Dig out any old roof reports or invoices
  • Let us know about parking near the property
  • Buyers: confirm access with the estate agent or seller

What you can safely check yourself

A DIY look is useful, but it isn’t a survey. From the ground, valleys, flashings and the backs of chimneys are frequently out of sight, and those are details a survey looks at closely.

What you can’t do safely is get up close. Roofs are fragile and slippery, and falls from height are serious. That’s where a survey comes in, using safe viewpoints and a drone where it applies.

When to book a survey in Greatness

Many let properties sit under roofs that have seen decades of weather. Nails, battens, flashings and underlay frequently fail before good slates or tiles so it pays to check how the roof is holding up.

Most people get in touch when they’ve noticed one of these:

  • Leaking joints at party walls
  • Failed flashings at walls and chimneys
  • Splits and blisters in flat roof coverings
  • Ceiling stains reported by tenants

Living close to Montreal Park is pleasant, but mature trees mean leaves in gutters and valleys each autumn.

What a roof survey includes

What this survey cannot tell you

This is not a RICS building survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:

  • The structure in the way a structural engineer would assess it
  • Whether materials contain asbestos (a specialist asbestos surveyor’s job)
  • Who pays under the lease (that is a legal question)

If you’re not sure which survey you need, call 07833 053749 or email us and we will give you a straight answer before you book. What a survey covers and does not.

What this survey covers

  • Rented houses
  • Converted houses
  • Flat roofs on blocks
  • Shared roofs

  • Gutters and downpipes

Why it’s worth a survey now in Greatness

Tenants can only report what shows inside. By the time a stain appears, water may have been getting in for a while. A survey looks at the roof itself. Arranging work in a smaller place like Greatness is easier with notice than in an emergency. Knowing early gives you time to get the right people in.

Prices quoted always include VAT, and the written report is part of the package. Our price is from £150, including VAT. Size, height and access decide where your roof falls.

Greatness homes and their roofs

Older houses across Kent often have handmade clay or peg tiles, and many have tile-hung walls. The county’s older buildings also include oast houses and timber-framed Wealden hall houses. Whichever you have, the details that tend to fail before the covering itself get the closest look. With Knole House about 1.7 miles south, Greatness sits in an area with a long building history. On older houses around here, roofs frequently carry the marks of earlier repairs, from replaced slates to new lead, and the council can say whether a home is in a conservation area.

For an older house near a landmark such as St John the Baptist, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine. If you look after a building like St John's Church of England Primary School, large buildings have long gutter runs and big roofs that need checking like any other.
