New roof snagging near Barming Heath

New roof snagging for homes and businesses in Barming Heath

Ventilation matters on a new roof. Where vents have been fitted at the ridge or eaves, we check them, and check the loft space for signs of condensation. What we see goes in the report. Without enough airflow, a roof space can suffer from condensation, so it is worth raising early. We record what we see. If you are worried about loose flashings at walls or chimneys and offcuts and broken tiles left behind, we can find out what’s behind it, on new flat roofs, loft conversions and dormers and new-build homes alike.

Being in a small place like Barming Heath makes no difference to the inspection itself: the journey, parking and access are simply agreed ahead of time. Mention any outbuildings, barns or garages with roofs you’d like looked at as you book, so the visit can be planned around them. Buyers and owners of new roofs get the same approach as anywhere. Weekday and weekend visits are both available.

The written findings come by email, easy to pass on to a roofer, an agent or an insurer. Basic reports come within 48 hours, Standard within 24–48 hours and Premium on the day.

Why act early in Barming Heath

Barming Heath questions

Do you carry out roof surveys in Barming Heath?

Yes, Barming Heath is one of the places we work. The survey and report are the same in Barming Heath as anywhere else, and visits run on weekdays and weekends.

Do you cover smaller places like Barming Heath?

Yes. Barming Heath is within the area we cover, which takes in towns, villages and rural addresses. We work right across London and the South East. Just mention lanes, gates or anything else about the route as you book.

Do you test for asbestos?

No. We don’t sample or test for asbestos. Where a material might contain it, like old cement sheets on a building from before 2000, the report flags it, with a recommendation to have a specialist asbestos surveyor check before it’s disturbed.

Does the weather affect the survey?

Light rain doesn’t typically stop a survey. Heavy rain or strong wind can ground a drone and make the roof unsafe, so we will agree a new date if the weather is not suitable.

How do I book a survey in Barming Heath?

To book, ring 07833 053749 or email us with the address, the type of property and what’s prompted the survey. We’ll confirm the price and find a day that suits.

Will you fly a drone over my roof?

Yes, where applicable and safe. We are a CAA-registered drone operator (Flyer ID and Operator ID), flying a sub-250g drone. Drone inspection is part of the Drone Roof Survey and the Premium Survey, where applicable.

Will you check every nail and clip?

No. We inspect what can be seen without opening up the roof, so fixings under the coverings cannot be checked. We note what couldn’t be seen.

When you need someone else

Our findings are based on what we can see safely on the day, so there are some things a survey cannot cover:

  • Pricing the remedial work
  • Nails and clips under the slates or tiles
  • Areas out of view from every safe viewpoint

If you are not sure which survey you need, ring 07833 053749 or send us an email and we will give you a straight answer. What a survey covers and doesn’t.

Roof types and parts we check

  • Replacement roofs
  • New flat roofs
  • New-build homes
  • Flashings and valleys
  • Loft conversions and dormers
  • Ridges and verges

How the survey works

Time on site depends on the size and shape of the roof, but as a rough guide the survey takes about 1–2 hours for most houses, though large, tall or awkward roofs take more time. You are welcome to ask questions while we are there. In a hamlet or village like Barming Heath, a postcode does not always lead to the right gate, so a few directions, or a note of a nearby landmark, help us arrive on time. After that, the survey runs as it would anywhere.

  1. We ask what work was done and when it was finished.
  2. The coverings, ridges, hips and verges are checked as far as can safely be seen.
  3. Flashings, valleys, gutters and visible underlay at the eaves are checked.
  4. We look in the roof space, where there is safe access, and around the property for debris or damage.
  5. We send a written report with photos of each snag.

Getting ready for the survey

  • If it is not your property yet, arrange access through the agent
  • If the roof is shared, arrange access with whoever manages the building
  • Point out any leaks or damp patches

What affects the price in Barming Heath

To price your survey, we check:

  • How tall the building is and how easy the roof is to see
  • The roof’s overall size
  • Which survey package you book
  • The use of thermal imaging or a drone

There are three survey packages: Basic from £150, Standard from £250 and Premium from £400, all inc. VAT. The price for your roof depends on its size, access and what you need to know.

Helping us price your survey

There’s no need for technical words. Just tell us:

  • When you need the report by
  • Where water is showing inside, if it is
  • The kind of building and roof involved
  • Any photos you have, taken from ground level or a window

If you have photos of the roof, send them over. Take them safely from ground level or a window; never climb up to get a better view. To send them or to book, ring 07833 053749 or use the contact form.

When to book a survey in Barming Heath

Owners frequently get in touch when the finish looks uneven or a leak appears. Others want an independent check as a matter of course before the job is closed.

A survey makes sense if you’ve noticed:

  • Signs of condensation in the roof space
  • Gutters blocked by building debris
  • Broken coverings left on a new roof
  • Underlay not dressed into the gutter

If you own one of the older houses in the streets near Church of St Margaret, ask the seller about past roof repairs, because older roofs often have patched valleys, replaced slates and reset ridges.

Before you book anyone

  • Whether the inside of the roof is included
  • Whether they hold professional indemnity and public liability insurance
  • Whether VAT is added on top
  • What happens after the report arrives

What a roof survey includes

Barming Heath homes and their roofs

Older buildings may be listed or sit in a conservation area. Historic England’s list shows listed buildings, and the council can say whether a street is in a conservation area. Re-roofing in different materials may need permission there. Many older homes in Kent have handmade clay tiles, including Kent peg tiles held by pegs through two holes, and tile-hanging on their upper walls. Oast houses and timber-framed Wealden hall houses are part of the county’s older buildings too. The covering on a house you are buying, or on a roof just finished, tells us where to look hardest.

If you own a rental within reach of East Farleigh station, a roof report gives you a clear picture before you buy or settle up with a roofer.

Rented homes, blocks and businesses

We survey roofs for letting agents and landlords as well as householders. The report gives you a dated record of the new roof, with photos, which helps you plan work between tenancies.

Shared roofs need a little more planning: we need access agreed with the building owner or managing agent. Mention it when you get in touch and we’ll plan the survey around it.
