About our new roof snagging in Lullingstone

A snag is a fault or unfinished detail left when work is done. Roof snags often show at ridges, verges, valleys and flashings, where the detailing is hardest. We inspect as far as can be seen safely and record what we find. Loose ridges, untidy verges, badly dressed flashings and leftover debris are typical snags. We survey flashings and valleys, loft conversions and dormers and replacement roofs, and people most often book us about untidy or loose verge details and offcuts and broken tiles left behind.

Somewhere as small as Lullingstone, older cottages, farmhouses and converted buildings often sit beside a few newer homes. Village roofs can be clay tile, slate, stone or even thatch on some older buildings. Each covering has its own weak points, whether the roof is old or newly laid. Older roofs may also have old felt underlay or none, and fixings that have done a long stint.

The Standard Survey adds moisture detection, a structural check and a follow-up consultation. The Premium Survey goes further, with thermal imaging, drone inspection where applicable, structural analysis and an in-person consultation.

Why act early in Lullingstone

It’s easier to get snags sorted while money is still owed. Once the job is paid and the roofer has moved on it can be harder to get them back. A snagging report gives you something specific to raise. Older cottages and farmhouses around Lullingstone can have roof timbers that have been there a very long time, where water from a failed roof can cause rot if it’s left.

We offer three survey packages: Basic from £150, Standard from £250 and Premium from £400, all inc. VAT. What your roof costs depends on its size, access and what you want to find out.

Why book with us

  • Independent findings on the roof’s condition
  • More than 20 years surveying roofs
  • Surveys seven days a week
  • Covered by professional indemnity and public liability insurance

The survey, step by step

Where it is relevant and can be reached safely, the roof space is checked as well as the outside. Inside, we look for staining, damp, gaps and signs of movement. The whole visit normally takes about 1–2 hours for most homes, depending on how much new work there is to check. For a village or hamlet like Lullingstone, the journey is planned in advance: let us know about narrow lanes, gates, long drives and where we can park. On the day, we inspect everything that’s safely in view, inside and out.

  1. We agree what to focus on, like a payment date or a warranty period ending.
  2. We inspect as far as safe access allows.
  3. Each detail at ridges, verges, valleys and flashings is looked at.
  4. Debris and damage to other parts are recorded.
  5. You receive a report to share with your roofer.

Before the survey

  • Let us know about parking near the property
  • Keep pets in another room
  • Agree roof access with the managing agent if it’s shared

FAQs for Lullingstone

Do you carry out roof surveys in Lullingstone?

Yes, Lullingstone is one of the places we work. Every survey there gets the same written report with photos, and visits run on weekdays and weekends.

Is my home in Lullingstone listed or in a conservation area?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it’s in a conservation area. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

Can you inspect my roof with a drone?

Where it is applicable and safe, yes. We fly a sub-250g drone and we are a CAA-registered drone operator (Flyer ID and Operator ID). It’s included in the Drone Roof Survey and, where applicable, the Premium Survey.

When should I book new roof snagging?

Once the roofer says the job is done, ideally before you pay in full. That gives time for any snags to be put right.

What do you check on a new roof?

All the parts of the roof we can see safely, from the ridge and verges down to the eaves and gutters. We look in the loft where it’s safe, and we note any mess or damage left after the work.

How long have you been surveying roofs?

We have completed more than 5,000 surveys, over more than 20 years, with 98% customer satisfaction.

Do you check new-build roofs?

Yes, new-build roofs are checked in the same way as replacement roofs. You get a photo report of any snags to raise with the builder.

Do you need new roof snagging in Lullingstone?

A roof is hard for most owners to see properly. From the pavement, many faults are invisible before you pay.

Here are some of the things we see often:

  • Offcuts and broken tiles left behind
  • Cracked or slipped new tiles or slates
  • Signs of condensation in the roof space
  • Damage to other parts of the building

The streets around a church such as Church of Saint Botolph are often among the oldest in a place, and if your home is one of the older ones nearby, older patch repairs can hide behind a tidy front slope, and the survey looks past them.

Before booking anyone

  • How soon the report will arrive
  • Will they check the loft as well as the outside?
  • What they will not be able to tell you
  • How they’ll see the roof: from ground level, the loft, the roof or by drone

What’s in a roof survey

Different roofs, different checks

Underlay and ventilation

We look in the roof space, where there’s safe access, at the underlay and ventilation.

Ridges, hips and verges

Loose ridge or hip tiles are a common snag. They’re recorded with photos.

What you can safely check yourself

A DIY look is useful, but it is not a survey. From ground level, valleys, flashings and the backs of chimneys are frequently out of sight.

Inside, the loft is a good place to look, with care. Take a torch and only step on boards or joists, and look for staining, damp timber or daylight coming through.

The county’s older buildings also include oast houses and timber-framed Wealden hall houses. Whether you are buying or checking new roofing work, knowing the materials helps make sense of what the inspection finds. The wider area around Lullingstone has a long history of building, with Lullingstone Castle about 0.1 miles east. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and any change of roofing material on a listed home needs checking with the council first.
