What we do, step by step

It is useful to start with what’s prompted the survey: a purchase, a leak, a storm, new work or simply peace of mind. That way we can focus on what matters to you. The visit normally takes about 1–2 hours for most houses, though large, tall or awkward roofs take more time. For a village or hamlet like Satmar, the journey is planned beforehand: let us know about narrow lanes, gates, long drives and where we can park. The roof is looked at from the ground, from windows, from the loft where there is safe access and from the roof where it is safe.

  1. We agree what to focus on, like a payment date or a warranty period ending.
  2. The roof is inspected from the ground, vantage points and the roof where safe.
  3. We work through ridges, verges, valleys and flashings.
  4. Debris and damage to other parts are recorded.
  5. You receive a report to share with your roofer.

Getting ready for the survey

  • If you’re buying, let the agent know when we are coming
  • Jot down any questions you want answered
  • Have keys ready for side gates, garages or roof access doors

New roof snagging in Satmar

Our report records what we see, with photographs and clear descriptions. If there is a disagreement about the work, it is between you and your roofer or builder. What we provide is an independent record of the roof’s condition. We don’t give repair cost estimates or decide who is at fault, but it does set out clearly what we found. If you’ve noticed debris left in gutters or valleys and broken coverings left on a new roof, we can find out what’s behind it, whatever the roof.

Some older homes in villages like Satmar are listed or sit in a conservation area. If so, re-roofing in different materials may need consent, so check with the council before work starts. For a buyer or someone with a newly finished roof, it’s worth knowing which applies, as well as what condition the roof is in. England has around 10,000 conservation areas and about 500,000 listed buildings.

The report is yours to share with whoever needs it: your solicitor, the seller, your insurer, a roofer or the building’s managing agent.

Buying a home or a new roof in Satmar

Satmar lies within about 1 mile of the sea, where sea air brings more salt and stronger wind than inland. Salt is hard on nails, clips and metal flashings, and strong wind lifts anything already loose on a roof, which is worth knowing before you buy or pay for new work. Many older homes in Kent have handmade clay tiles, including Kent peg tiles held by pegs through two holes, and tile-hanging on their upper walls. You’ll also find oast houses and timber-framed Wealden hall houses among the county’s older buildings. The covering on a house you’re buying, or on a roof just finished, tells us where to look hardest.

Historic houses such as Acrise Place, about 4.3 miles north-west, show how far back building around Satmar goes. Older homes in the area can come with listed status or conservation area rules, which affect re-roofing, so check with the council before you buy. If you own a rental within reach of Folkestone Central station, a written report helps before buying a rental or paying for a new roof on one.

Satmar is about 3 miles north-east of Folkestone, in Kent. In Satmar, as across Kent, every roof gets the same careful survey. Satmar is one of the towns and villages in Kent we cover. Our Canterbury page covers surveys nearby.

Why get it checked now?

A clear list of snags makes the conversation with your roofer easier. It keeps the focus on what can be seen. In a small place like Satmar, homes can be exposed to wind and rain, which finds any gap, and older walls, once damp, take a long time to dry.

Questions from Satmar

Does a conservation area affect roof work in Satmar?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it’s in a conservation area. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

Is Satmar within the area you cover?

We do. Villages and rural addresses get the same survey as a town house, with the route planned beforehand.

Do you get involved if the roofer disagrees with the report?

No, our role is to record the roof’s condition. Disputes are between you and whoever did the work though our report gives you the facts we saw.

Does the weather affect the survey?

A survey can normally go ahead in light rain. Strong wind or a downpour can stop drone flights and make roof access unsafe, so if conditions aren’t right we’ll arrange another day with you.

How many surveys have you done?

More than 5,000 surveys over 20+ years, across London and South East England.

How long does new roof snagging take?

Most house visits take about 1–2 hours with commercial roofs nearer 3–4 hours.

How much is new roof snagging?

New roof snagging starts from £150, including VAT. The size of the roof and how easy it is to see affect the price. To get a price, call 07833 053749 or email us.

DIY checks: what’s safe

Inside, the loft is a good place to look, with care. Take a torch and only step on boards or joists, and look for staining, damp timber or daylight coming through.

Look up at the roof after a storm, from the ground: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Do not go up yourself.

Landlord and commercial surveys in Satmar

Surveys can also be booked by buyers’ agents acting for a client. The report is emailed, so it can go straight to your client.

Letting agents often book on a landlord’s behalf, and the report can go to both. Access is agreed with the tenant ahead of time.

When to book a survey in Satmar

Scaffolding and materials can damage other parts of a building. A snagging check looks around the property as well as at the roof.

Here are some of the things we see often:

  • Verge tiles or slates not secured
  • Tiles or slates sitting out of line
  • Cracked lower roofs or marked walls after the work
  • Gaps at new flashings

Take an older house close to St Mary's Church: the roof may have had decades of patch repairs, and the survey shows where they are.

Before you book any roof surveyor

Tips from our surveys

These tips come from what we see on roofs every week, before and after a survey:

  • Check that gutters weren’t left full of offcuts
  • Tell your roofer the work will be inspected
  • Watch for drips in the loft space with care
  • Keep warranty papers safe

Your roofer can use the report to put the snags right. If there is a dispute, it is between you and your roofer or builder, and our part is to report what we see.

File the contract, invoices and warranty papers in one place. The report belongs with them.
