Satmar Landlord Roof Survey
Independent landlord roof surveys in Satmar. More than 5,000 surveys completed across London and South East England.
- Chimney stacks in poor repair
- Missing or loose roof coverings
- Damaged party-wall upstands or parapets
Practical tips
These tips come from what we see on roofs every week, before and after a survey:
- Keep the loft hatch clear and reachable
- Arrange flat access ahead of time
- File each roof report for future reference
- Check your lease or ask a solicitor about who pays
Photos make it easier to explain the findings to leaseholders, tenants or directors. We keep the report clear and jargon-light.
Encourage residents to tell you about leaks or damp straight away. The sooner you know, the smaller the problem normally is.
How a landlord roof survey works in Satmar
We check the same things on a let roof as on any other: slates or tiles, ridges, hips, valleys, flashings, chimneys, gutters and the loft. Flat roofs on blocks, extensions and garages are included when they’re in the agreed scope. We also look at chimneys, parapets and party-wall upstands where it is safe to see them and the loft where access is safe. If you’ve noticed leaks into upper flats and mortar falling from ridges and verges, we can find out what’s behind it.
In a small place like Satmar, many roofs stand in the open, so ridges, chimney stacks, flashings and gutters work hard. Older walls take a long time to dry once water gets in. A roof report shows what needs attention first. On exposed older roofs, chimneys and lead flashings are frequently the first to give way.
You receive the findings by email, ready to forward to whoever needs them. Turnaround is within 48 hours for Basic, 24–48 hours for Standard and same day for Premium.

Prices for landlord roof surveys in Satmar
Every roof is different, so prices are confirmed before you book. These are the things that affect it:
- The use of thermal imaging or a drone
- Height and safe access
- Whether it is a home or a commercial building
- How many separate roofs there are, such as extensions, dormers and garages
We offer three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, with VAT included. The price for your roof depends on its size, access and what you’d like to know.

Common questions in Satmar
Is Satmar within the area you cover?
Yes, we do. We work right across London and South East England, from towns to the smallest villages. The journey is planned ahead, so it is useful to know about access.
How do I find out if my home in Satmar is listed?
Your council is the best source, with Historic England’s list for listed buildings. A change of roofing material may need consent in either case.
Is this survey just for landlords?
It suits anyone responsible for a let or shared roof: landlords, agents, freeholders and residents’ management companies.
Will you check the loft?
Yes, where the survey calls for it and there’s safe access. We look for staining, damp, daylight and signs of movement.
Do you carry professional indemnity insurance?
We hold professional indemnity and public liability insurance.
Do I have to be there for the survey?
Not necessarily. An outside-only look can be arranged beforehand, but the loft and any rooms with damp need someone to let us in.
Can you survey in bad weather?
Light rain doesn’t typically stop a survey. Heavy rain or strong wind can ground a drone and make the roof unsafe, so if conditions aren’t right we’ll arrange another day with you.
The survey, step by step
We do not take risks to get a closer look. Everything that can safely be seen is inspected, and if part of the roof can’t be seen, the report says so. The survey normally takes roughly 1–2 hours at a typical home, and longer for a large or complex roof. In a small place like Satmar, access is normally the main thing to plan. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Weekday and weekend visits are available.
- We agree which roofs and which parts of the building are included.
- Access to flats and the roof space is arranged with you beforehand.
- We inspect each roof from safe vantage points, the roof space and the roof itself where safe.
- We photograph each defect and note how urgent it looks.
- You get a written condition report to help plan maintenance.
Preparing for the visit
- Clear the way to the loft hatch
- Point out any leaks or damp patches
- Have any questions written down, so nothing gets missed

Do you need a landlord roof survey in Satmar?
Landlords need to plan spending on a building. Planning is difficult without knowing the roof’s condition and how soon.
Look out for signs like these:
- Gaps where tiles or slates have slipped
- Ponding or splits on flat roofs
- Gutters overflowing onto walls
- Leaking joints at party walls
For landlords with property near Folkestone Central station, knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints.
Questions to ask before booking
- How long they’ve been surveying roofs
- What the report includes, and whether it has photographs
- Whether any drone flown is registered with the CAA
- How long the report takes to arrive
Honest limits
It is a careful look at the let or shared roof, not the whole story. Its limits include:
- The structure in the way a structural engineer would assess it
- Legal advice on leases or service charges
- Asbestos testing of roof sheets or soffits
If you are not sure which survey you need, call 07833 053749 or email us and we will give you a straight answer. What our survey covers.

Local roofs in Satmar
Satmar is within about 1 mile of the coast, and being near the sea means more wind and salt than a roof inland would face. Near the sea, metal fixings wear faster and loose pieces on a roof are more likely to lift, while driving rain finds any gap. About 4.3 miles north-west lies Acrise Place, a reminder of how long the area around Satmar has been built on. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and a listed home or one in a conservation area may need consent for changes of material.
Anyone responsible for a site like Capel-le-Ferne Primary School will know that long gutter runs and wide roofs on a building that size are worth checking on a regular cycle. Take an older house close to St Mary's Church: its roof may have old fixings, lead flashings and chimneys that need a closer look.
Satmar is about 3 miles north-east of Folkestone, in Kent. Wherever you are in Satmar, we can carry out landlord roof surveys at your property, on a weekday, Saturday or Sunday. Satmar is one of the places in Kent where we work for landlord roof surveys. We also survey roofs in Canterbury.
Surveys in CT18 are booked the same way as anywhere else. We also cover Capel-le-Ferne (1 mile south-west), West Hougham (1 mile north-east), Drellingore (1 mile north-west), Church Hougham (1 mile east) and South Alkham (2 miles north). Larger places within reach include Canterbury (13 miles north-west), Dover (4 miles north-east), Folkestone (3 miles south-west), Deal (10 miles north-east), Hythe (7 miles south-west) and Tower Hamlets (4 miles north-east).
Local landmarks in Satmar

Satmar’s nearest station is Folkestone Central station, roughly 3 miles south-west. A little further out are Folkestone Castle (2.8 miles west) and Royal Victoria Hospital (2.7 miles south-west). Not far away are Dover Western Heights and Sugar Loaf Hill.
Surveys for landlords and agents in Satmar
Letting agents can arrange access with tenants, at a time agreed ahead of time. Surveys run on weekdays, Saturdays and Sundays, which can make access easier.
For blocks of flats, a roof survey helps managing agents and residents’ management companies plan ahead. Recommendations are set out with the most urgent first where relevant, which helps when budgeting.
