FAQs for Satmar
Is Satmar within the area you cover?
Yes, we do. We work right across London and South East England, and smaller places are part of that. Longer journeys are simply planned beforehand.
Does being near the coast affect roofs in Satmar?
Generally, yes: wind and salt air take more of a toll near the sea. Exposed details like ridges, verges, flashings and metal fixings are the ones to watch.
When does the report arrive?
Each package has its own report time. Basic: within 48 hours. Standard: 24 to 48 hours. Premium: the same day. If you have a deadline, like an exchange date, tell us when you book.
How many years has my flat roof got left?
We do not put a figure on it. Typical ranges are around 15 to 20 years for felt, 30 to 50 for EPDM and up to about 30 for GRP, but your report describes the actual condition.
Do you use drones?
Where it helps and the rules allow, yes. Our sub-250g drone is flown by a CAA-registered operator with a Flyer ID and Operator ID, and the airspace and weather are checked before every flight.
How long does the survey take?
Most surveys take roughly 1–2 hours on an ordinary house, and more on a big or complicated roof. We’ll confirm the timing when booking.
Does a flat roof survey replace a RICS survey?
No. It is a survey of the flat roof. It’s not a RICS Level 2 or 3 home survey or a structural engineer’s report. It often sits alongside a buyer’s building survey.
Flat roof surveys for homes and businesses in Satmar
Standing water is one of the first things we look for on a flat roof. It can mean the falls were never right, an outlet is blocked or the deck has started to sag. The survey notes any ponding, the state of each outlet and any dips that hint at a sagging deck. If the deck itself looks like a structural concern, we will recommend a structural engineer. We are frequently asked to look into loose or cracked edge trims and standing water left after rain, across upstands and outlets, felt flat roofs and EPDM rubber.
Flat roofs on exposed homes in small places like Satmar take more wind and rain, which is hard on edges, upstands and joins in the covering. Felt roofs, which often last around 15–20 years, normally show it first. EPDM rubber and GRP coverings last longer, but their edges and joints still need checking. On an exposed roof, the edges tend to go first.
How fast the report arrives depends on the package: the Basic Survey within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey on the same day.

How it works
The visit typically starts outside and finishes in the loft: first the slopes, edges and gutters from every safe viewpoint, then the loft space where it can be reached. All told, expect roughly 1–2 hours for a small flat roof at home, and longer for a large commercial one. Older rural homes like those around Satmar can have a main roof, lower lean-to roofs and outbuildings all joined together. We work round each section in turn, from the safest viewpoints.
- We agree the roof to be surveyed, its use and any leaks you know about.
- We look at the roof from ground level, windows and the roof where it’s safe.
- The covering is checked for wear, splits, blisters and standing water.
- Upstands, outlets, edge trims and rooflights are checked and photographed.
- The report, with photographs and recommendations, comes to you by email.
Before the survey
- Jot down any questions you want answered
- If it is not your property yet, arrange access through the agent
- Let us know about parking near the property

Flat roof surveys around Satmar
Satmar is within about 1 mile of the coast, so there’s more wind and more salt in the air than further inland. Wind can catch loose edges and trims on a flat roof, and salt air is hard on metal trims, flashings and fixings. Across Kent, older roofs are often handmade clay or peg tiles, and tile-hanging on upper walls is a familiar sight. Kent’s older buildings take in oast houses and timber-framed Wealden hall houses as well. Next to the main roofs there is usually a flat roof somewhere, whether on an extension, a garage or a commercial unit.
For landlords with property near Folkestone Central station, flat roofs on let property tend to be checked only when they fail, which is the costly way round. Acrise Place lies about 4.3 miles north-west, so building around Satmar goes back a long way. Older homes nearby may have later flat-roofed extensions or dormers, often re-covered more than once. If you live in an older home near St Mary's Church, the flat roofs on later extensions tend to wear out long before the main roof.
Satmar is about 3 miles north-east of Folkestone, in Kent. If you are in Satmar, booking works exactly as it does anywhere else: get in touch, agree the price and pick a day. Our area takes in places right across Kent. For surveys nearby, see our Canterbury page.

Why it’s worth a survey now in Satmar
Caught early, a split or open seam in a flat roof is frequently a small repair. Left alone, water can soak the insulation and the deck, and the job grows. Surveying it now tells you where you stand. Outbuildings and barns around Satmar are easy to forget, but a failed roof there can spoil what’s stored inside. A quick look before winter can save a lot.
The cost of a survey depends on the roof: its size, its height, how many sections it has and how it can be reached and seen safely. Our price is from £150, including VAT.

How we price flat roof surveys
Survey packages start from £150, including VAT. The price for your roof depends on:
- Whether thermal imaging or a drone is needed
- Commercial roofs and larger buildings
- How big the roof is
- The number of roofs, including extensions and garages
We offer three survey packages: Basic from £150, Standard from £250 and Premium from £400, with VAT included. What your roof costs depends on its size, access and what you want to find out.
Helping us price your survey
A few details help us suggest the right survey and price. When you contact us, it’s useful to mention:
- How the loft is reached, if there is one
- What kind of property and roof it is
- Your postcode, so we can check access and travel
- When you need the report by
To arrange a survey, phone 07833 053749 or use the contact form with the address and what you’d like to know about the roof. You will know the price before anything is booked.
Should I look at the roof myself first?
Fresh stains on ceilings or walls after rain are worth noting. Take a photo and write down when you saw it, as it helps a surveyor trace the cause.
After strong wind, take a look from the pavement or garden: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Don’t go up yourself.
Honest limits
In fairness, there are limits to any roof survey:
- Parts of the roof that are not safe to walk on or view
- Testing older roof sheets for asbestos
- A structural engineer’s assessment of the deck
If in doubt, phone 07833 053749 or use the contact form and we’ll recommend the right survey before you book. What our survey covers.
