Roof survey in Satmar
People book a roof survey for all sorts of reasons. Some have seen a mark on a ceiling or bits of tile in the garden, while others just want to know where they stand. Whatever the reason, the survey works the same way: we inspect carefully and explain what we see in writing. We survey on weekdays and at weekends, so finding a time is rarely difficult. Common reasons to book are condensation or damp timbers in the loft and leaking gutter joints and downpipes, across clay and concrete tiles, flat roofs and chimney stacks.
Village roofs often face open fields and take the full force of wind and rain, so ridges, chimney stacks, flashings and gutters work hard. Older walls take a long time to dry once water gets in. A written report sets out what to deal with and in what order. On exposed older roofs, chimneys and lead flashings are often the first to give way.
Pictures do a lot of the work in our reports, so you can see each defect rather than just read about it. Anything out of sight on the day is listed as such.

Why get it checked now?
By the time water marks a ceiling, it is often been getting in for a while. Insulation, plaster and timber can all be damp before you see a stain. From inside the loft space, we can frequently spot it sooner. Older cottages and farmhouses around Satmar can have roof timbers that have been there a very long time, and water through a failed covering can rot timber if it’s left.
Thermal imaging and drone inspection (where applicable) come with the Premium Survey, which starts from £400, including VAT. We’ll tell you which package suits the questions you have.

What we look for on each type of roof
Concrete interlocking tiles
Many post-war houses have concrete interlocking tiles. They’re heavy and hard-wearing, but their surfaces weather over the years.
Clay plain and peg tiles
Where tiles hang on walls or dormers, we check them too. Loose or missing tiles there let rain into the wall.
How it works
Photos are taken throughout the visit, so you can see in the report what we found and where. We take close-ups from wherever is safe. Most surveys take about 1–2 hours for a house, and about three to four hours for a commercial roof. Cottages and farmhouses around Satmar frequently have roofs at several levels, with lean-tos and outbuildings attached. Each part is looked at from wherever it can safely be seen.
- You tell us the address, the type of roof and what’s worrying you.
- A visit is booked for a weekday, Saturday or Sunday.
- We look at the roof from every safe viewpoint outside.
- Inside, we check the roof space where there is safe access.
- You receive the report with photos and recommendations, prioritised by urgency.
Before we arrive
- If you are buying, let the agent know when we’re coming
- Leave a clear route to the loft
- Show us where any leaks or stains appear
How to book
Most bookings start with a short call: ring 07833 053749 or drop us an email and we will ask a few questions about the roof. The price is agreed before a date is set.

Local roofs in Satmar
Satmar is within about 1 mile of the coast, so there is more wind and more salt in the air than further inland. Near the sea, metal fixings wear faster and loose pieces on a roof are more likely to lift, while driving rain finds any gap. Where the drone is part of the survey, we check the Drone Safety Map for restrictions before flying.
Anyone responsible for a site like Capel-le-Ferne Primary School will know that long gutter runs and wide roofs on a building that size are worth checking on a regular cycle. Living close to East Cliff and Warren Country Park is pleasant, but mature trees mean leaves in gutters and valleys each autumn, and an overflowing gutter soon means a wet wall. If yours is one of the older homes in the streets near St Mary's Church, its chimney, valleys and lead work are likely to be the parts that need attention first.

Satmar questions
Do roofs near the sea, like those around Satmar, take more of a battering?
Near the coast, roofs face more wind and more salt than further inland. Salt is hard on nails, clips and metal flashings, while strong wind lifts anything already loose.
Is Satmar within the area you cover?
Yes, Satmar is covered. We work right across London and the South East, from towns to the smallest villages. The journey is planned ahead, so it is useful to know about access.
Do you carry out asbestos surveys?
No. We don’t carry out asbestos surveys or testing. If we see materials that could contain asbestos, such as cement sheets or soffits on older buildings, we flag them and recommend a specialist asbestos surveyor checks them before they’re disturbed.
Will the report say how many years my roof has left?
Not as an exact number, because so much depends on the fixings, underlay and upkeep. What we do is explain the roof’s condition and what to deal with first.
Do you inspect the roof from on top?
Where it is safe, yes. We also inspect from the ground, from windows and vantage points, and from the loft. The Premium Survey adds a drone where it applies.
I live in a flat. Can you survey the roof?
Yes, as long as access is agreed. Roofs over flats are often shared, so we need permission from the freeholder or managing agent. We inspect only the parts we are allowed to reach.
Does someone need to be in?
That depends on the survey. Inside the building and in the loft, we need someone to let us in.
