How a roof survey works in Capel-le-Ferne
Our roof surveys cover Capel-le-Ferne and the wider South East. Visits run on any day of the week. We hold professional indemnity and public liability insurance, and bring 20+ years’ experience. You get a written report by email, with photos and clear recommendations. Houses, flats and commercial buildings all follow the same careful process. When you’re ready to book, call 07833 053749 or email us. We survey lead flashings, ridges, hips and valleys and the roof space, and common reasons people get in touch are cracked or blistered flat roof coverings and flashings that have come away from the wall.
Village roofs often face open fields and take the full force of wind and rain, which is hard on ridges, chimneys, flashings and gutters. Damp in old walls is slow to dry, so a small leak can do a lot of harm. A roof report shows what needs attention first. Lead flashings and old chimney stacks are often where weather gets in first.
If any part of the roof couldn’t be seen safely, we say so in the report. You’ll know exactly what was inspected and what wasn’t, and what we’d suggest next.

FAQs for Capel-le-Ferne
Does a conservation area affect roof work in Capel-le-Ferne?
You can check whether a building is listed on Historic England’s list, and your council can tell you if it is in a conservation area. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.
Is Capel-le-Ferne within the area you cover?
Yes. Capel-le-Ferne is within the area we cover, which takes in towns, villages and rural addresses. We survey roofs across London and the South East. Just mention lanes, gates or anything else about the route as you book.
Can you survey a roof I share with a neighbour?
Yes, the part you own or can give access to. We can only look at neighbouring roofs as far as access allows. Shared stacks and upstands are looked at from your property.
How quickly will I get the report?
It depends on the package: Basic within 48 hours, Standard within 24 to 48 hours and Premium the same day. It is emailed to you.
Does a roof survey replace a structural engineer?
No. If we see signs that need an engineer, such as serious sagging, we will say so. We don’t provide structural calculations.
Is this a RICS survey?
No. This is a survey of the roof only, so it is not a RICS Level 2 or Level 3 survey. It can sit alongside a RICS survey if you want both.
Will the report say how many years my roof has left?
Not as an exact number, because so much depends on the fixings, underlay and upkeep. Instead, we set out what’s sound, what’s wearing and what to do first.

Roofs, chimneys and gutters in Capel-le-Ferne
Capel-le-Ferne lies within about 1 mile of the sea, and being near the sea means more wind and salt than a roof inland would face. Salt corrodes metal fixings and flashings, and wind lifts loose slates, tiles and ridge pieces, while driving rain finds any gap. Across Kent, older roofs are frequently handmade clay or peg tiles, and tile-hanging on upper walls is a familiar sight. You’ll also find oast houses and timber-framed Wealden hall houses among the county’s older buildings. Whatever the covering, it’s frequently the fixings, flashings, valleys and gutters that give out first.
If you own a rental within reach of Folkestone Central station, the gap between tenancies is a good time to have the roof looked at. For an older house near a landmark such as St Radigund, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine.

Tips from our surveys
A little preparation and a few simple habits help, both for the survey and for the roof itself. Our tips:
- Check the roof from ground level after storms
- Keep the report with your property records
- Check we can open the loft hatch
- Do not climb onto the roof yourself
Where it helps, we say which items are urgent. Some things need prompt attention, others can be planned for. That helps you decide what to do first.
Check the loft now and then, with care and a good torch. Look for water marks, damp wood and chinks of light. Photograph anything new.
Landlord and commercial surveys in Capel-le-Ferne
Letting agents can arrange access with tenants, at a time agreed beforehand. Surveys run on weekdays, Saturdays and Sundays, which helps when tenants work during the week.
We also survey roofs for businesses and commercial landlords, from shops and offices to industrial units. Bigger roofs take more time, and they’re priced for the size.
What we do, step by step
We look at the roof from outside and, where it is relevant and there’s safe access, from inside the loft space too. In the loft, the signs we look for are staining, damp, daylight and sagging, as far as the space allows. The whole visit normally takes about 1–2 hours for a house; commercial roofs usually need 3–4 hours. In a hamlet or village like Capel-le-Ferne, a postcode doesn’t always lead to the right gate, so a few directions are welcome. The visit itself is the same as anywhere else.
- We start with the property details and any concerns.
- We agree a date, including weekends if that suits you.
- Outside, we inspect from the ground, windows and other safe vantage points, and from the roof where safe.
- Inside, we check the loft space where there’s safe access.
- We email a written report with photos and recommendations.
Before we arrive
- Tell us about any leaks, stains or damp patches you know of
- Unlock side gates and any roof access doors
- Clear the way to the loft hatch

Advice
Checking the roof from ground level
After heavy rain, check ceilings and the tops of walls for new stains. Take a photo and write down when you saw it, as it helps a surveyor trace the cause.
After strong wind, take a look from the pavement or garden: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Leave anything above ground level to a survey.
What a roof survey does not cover
It’s a careful look at the roof, not the whole story. Its limits include:
- A promise that the roof will not leak in future
- A full building survey of the property
- Asbestos testing of any kind
If in doubt, phone 07833 053749 or drop us an email and we will suggest the right survey before you book. What a survey covers and doesn’t.

Common roof problems in Capel-le-Ferne
Wherever a roof meets a wall, a chimney or another roof, a flashing keeps water out. Lead can crack, lift or slip with age, and mortar fillets crack. Lead is also a target for theft.
Signs worth acting on include:
- Leaking gutter joints and downpipes
- Lifted, split or missing lead flashings
- Gaps in the roof where coverings have gone
- Leaning or weathered chimney stacks
Historic houses such as Acrise Place, about 4.2 miles north-west, show how far back building around Capel-le-Ferne goes. Older homes in the area may have roofs that need matching materials when work is done.
