Different roofs, different checks

Natural slate

Natural slate can last 100 years or more, yet the nails holding it frequently fail long before the slate. Slipped, cracked and missing slates are all noted.

Flat roof coverings

Felt flat roofs often last around 15 to 20 years, EPDM rubber around 30 to 50 and GRP up to about 30. We look at how the covering is wearing.

Roof survey in Drellingore: what you get

We inspect whatever is safely visible: from the ground, from windows and other vantage points, from inside the loft and from the roof itself where it’s safe. The Premium Survey adds thermal imaging and, where it applies, a drone, for roofs that are hard to see well. All we need from you is access to the property and the loft. Everything we see is photographed for the report. We’re often asked to look into lifted, split or missing lead flashings and blocked, sagging or leaking gutters, across flat roofs, the roof space and clay and concrete tiles.

In a village or hamlet like Drellingore, older cottages and farmhouses often sit alongside barns, outbuildings and a few newer houses. Older roofs may be clay tile, slate, stone or thatch, often with chimneys that have stood a long time. Each needs checking in its own way, and thatch is a specialist material we report on as far as it can be seen. On older roofs, it is usually the chimneys and lead flashings that need work first.

You can share the report with anyone who needs it: your solicitor, the seller, your insurer, a roofer or the building’s managing agent, whichever applies.

How the survey works

On the day, we start by asking what you’ve noticed and what you’d like to know. We then inspect everything that can safely be seen, using the ground, windows, the loft and a drone where applicable. The survey usually takes between one and two hours for most houses, while a commercial roof takes nearer three to four hours. Somewhere like Drellingore needs a little journey planning: let us know about lanes, gates and parking. The roof is looked at from the ground, from windows, from the loft where there’s safe access and from the roof where it is safe.

  1. You get in touch with the address and anything you’ve noticed.
  2. A visit is booked for a weekday or a weekend.
  3. The roof is inspected from ground level, windows, the loft and the roof itself where it is safe.
  4. Slates or tiles, ridges, hips, valleys, flashings, chimneys and gutters are all examined and photographed.
  5. You receive a written report with photos and recommendations.

Advice

Do you need a roof survey in Drellingore?

What’s under the slates or tiles is as important as the coverings themselves. Breathable roofing membranes came into use in the UK in the late 1990s, so many older roofs have bitumen felt underlay, and some very old roofs have no underlay at all. Felt that has torn or perished stops doing its job.

It is worth booking a survey if you’ve seen:

  • Water stains on rafters and ceiling joists
  • Ridge tiles that have lifted or moved
  • Standing water on a flat roof
  • Flashings that have come away from the wall

Trees in and around Sladden Wood shed leaves that can end up in nearby gutters, and blocked gutters overflow and soak walls.

Choosing a roof surveyor

  • Will they check the loft as well as the outside?
  • Which limits apply to the survey
  • How they plan to inspect the roof safely
  • How soon the report will arrive

What a roof survey includes

Rented homes, blocks and businesses

Landlords, agents and building managers in Drellingore and across Kent can book any of our surveys. For a price for a let property or a block, ring 07833 053749 or drop us an email.

For blocks of flats, a roof survey helps managing agents and residents’ management companies plan ahead. Recommendations are set out in order of urgency where relevant, which helps when budgeting.

Roof surveys in Drellingore: local notes

Drellingore lies within about 2 miles of the sea, so there is more wind and more salt in the air than further inland. Salt corrodes metal fixings and flashings, and wind lifts loose slates, tiles and ridge pieces, and driving rain gets into whatever gap is left. Many older homes in Kent have handmade clay tiles, including Kent peg tiles held by pegs through two holes, and tile-hanging on their upper walls. Oast houses and timber-framed Wealden hall houses are part of the county’s older buildings too. Knowing the covering helps explain which parts of a roof are likely to need work first.

If you live in an older home near Church of St Michael, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine. For landlords with property near Folkestone Central station, a roof report helps you deal with small faults before they turn into a call from a tenant.

Drellingore is about 2 miles east of Hawkinge, in Kent. From houses to flats and shops in Drellingore, we can survey the roof on a weekday or at the weekend. Our area takes in places right across Kent, from the larger towns to small villages. There is also a page for Canterbury.

Surveys in CT18 and CT15 are booked the same way as anywhere else. We also cover South Alkham (1 mile north-east), Alkham (1 mile north-east), Satmar (1 mile south-east), Chalksole Green (1 mile north-east) and Capel-le-Ferne (2 miles south). Larger places within reach include Ashford (15 miles west), Canterbury (12 miles north-west), Dover (4 miles east), Folkestone (3 miles south-west), Deal (11 miles north-east) and Hythe (6 miles south-west).

Questions from Drellingore

Is my home in Drellingore listed or in a conservation area?

Start with Historic England’s list for listing and your council for conservation areas. It is worth checking before planning roof work, as both can affect what’s allowed.

Will you come out to Drellingore?

Yes, Drellingore is on our map. A small place gets exactly the same survey as a big one, with the route planned beforehand.

What if it rains on the day?

Light rain is usually fine; heavy rain and wind are different. High wind or heavy rain can make access unsafe and ground a drone, and we’d agree another day.

Do you carry out asbestos surveys?

No. Buildings built or refurbished before 2000 may contain asbestos. Our report notes any materials that might, and recommends a specialist asbestos surveyor looks at them.

How do I arrange a roof survey in Drellingore?

Simply call 07833 053749 or send us an email. We will ask a few questions, confirm the price and agree a date.

Do I have to be there for the survey?

Not always. If we only need the outside, we can agree that in advance, but the loft and any rooms with damp need someone to let us in.

Can you inspect a terraced or semi-detached roof?

Yes. We survey the parts of the roof you have access to. If a problem seems to come from next door, we will say so.

Honest limits

Our survey isn’t a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:

  • Structural calculations (that’s a structural engineer’s job)
  • An exact number of years the roof has left
  • Faults hidden behind ceilings or boarding

If you are not sure which survey you need, call 07833 053749 or send us an email and we’ll give you a straight answer before you book. What our survey covers.

What you can safely check yourself

Look up at the roof after a storm, from ground level: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Leave anything above ground level to a survey.

Keep a simple record: dates of leaks, photos from the ground and any work done on the roof. Send it with your enquiry and it will help the survey.
