Landlord roof surveys near Alkham

Landlord roof surveys for homes and businesses in Alkham

A landlord roof survey shows you the state of a roof, written up so you can plan. Landlords, letting agents, managing agents and freeholders all use it along with RTM and residents’ management companies. The report covers defects, photographs and recommendations, prioritised by urgency where relevant. The survey covers the roof, not the whole building. If you’re worried about leaking joints at party walls and missing or loose roof coverings, a survey will tell you what’s going on.

Older buildings in small places like Alkham may be listed or in a conservation area. That can affect what materials can be used when work is done, so check with the council before planning anything. A roof report helps you plan work with that in mind. Where a building is listed, matching the existing roof materials is frequently expected.

The report does not just list problems. For each finding, it explains what it is, why it matters and what we’d recommend, so you can plan your next steps.

DIY checks: what’s safe

After strong wind, take a look from the pavement or garden: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Don’t go up yourself.

The one thing to avoid is getting up close. Slates, tiles, flat roofs and rooflights can give way. That part is for a survey, using safe viewpoints and a drone where applicable.

Roofs, chimneys and gutters in Alkham

Alkham is within about 3 miles of the coast, and places near the sea get more salt in the air and more wind than inland. Near the sea, metal fixings wear faster and loose pieces on a roof are more likely to lift, and driving rain gets into whatever gap is left. Many older homes in Kent have handmade clay tiles, including Kent peg tiles held by pegs through two holes, and tile-hanging on their upper walls. You will also find oast houses and timber-framed Wealden hall houses among the county’s older buildings. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters.

For an older house near a landmark such as Church of St Anthony the Martyr, its roof may have old fixings, lead flashings and chimneys that need a closer look. For landlords with property near Kearsney station, knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints.

Different roofs, different checks

Pitched roofs on houses and blocks

The edges and top of a pitched roof are exposed and get close attention.

Party-wall upstands and parapets

Parapet walls frequently hide gutters behind them. They’re checked where safe access allows.

Your questions about landlord roof surveys in Alkham

Do you survey roofs for landlords with property near Kearsney station?

Of course. We just need to know who will give access, and the report can go straight to you or your agent.

Is my home in Alkham listed or in a conservation area?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. The answer matters most when a change of material is on the cards.

Does the report help with maintenance planning?

Yes, many agents and freeholders use it that way. Surveying again later shows what has changed, which suits a rolling plan.

Do you cover Alkham for landlord roof surveys?

Yes. We survey roofs in Alkham and the rest of Kent. To book, phone 07833 053749 or use the contact form.

Will you inspect a roof that several owners share?

Yes. We inspect the parts we’re given access to, as far as they can safely be seen. Areas we couldn’t see are noted as well as what could.

How long have you been surveying roofs?

We have completed more than 5,000 surveys, over more than 20 years, and 98% of customers are satisfied.

Do you carry out surveys on Saturdays and Sundays?

Visits run seven days a week in the daytime. Let us know your preferred days when booking.

Common roof problems in Alkham

Landlords need to plan spending on a building. Planning is difficult without knowing the roof’s condition and how soon.

Most people get in touch when they’ve noticed one of these:

  • Mortar falling from ridges and verges
  • Flashings that have come away
  • Missing or loose roof coverings
  • Damp or stains in top-floor flats

Homes near green spaces such as Sladden Wood can get more leaves in their gutters in autumn, so outlets and downpipes are worth watching.

Before booking any roof surveyor

  • Which limits apply to the survey
  • What insurance they carry
  • Is VAT included in the price?

What’s in a roof survey

Why it is worth a survey now in Alkham

Tenants can only report what shows inside. By the time a stain appears, water may have been getting in for a while. We check the roof, not just the symptoms. Around Alkham, older homes often have old roof timbers, and water through a failed covering can rot timber if it is left.

To find out what your survey will cost, phone 07833 053749 or drop us an email and tell us about the roof. We’ll confirm the figure before booking.

What this survey cannot tell you

Every survey has limits, and we’d rather be clear about that before booking. Keep these in mind:

  • Structural calculations or an engineer’s report
  • Parts of the roof we cannot safely see or access
  • Whether materials contain asbestos (a specialist asbestos surveyor’s job)

If in doubt, ring 07833 053749 or send us an email and we’ll point you to the right survey before booking. The full list of what we check.

What this survey covers

  • Flat roofs on blocks
  • Gutters and downpipes
  • Converted houses
  • Rented houses
  • Blocks of flats
  • Shared roofs

How the survey works

The visit has one job: to see as much of the let or shared roof as can be seen safely and record it clearly. Notes and photos go into the written report. The visit usually takes an hour or two for a house, and longer for a block or a building with several roofs. Cottages and farmhouses around Alkham often have roofs at several levels, with lean-tos and outbuildings attached. We work round each section in turn, from the safest viewpoints, and anything we can’t see is noted.

  1. We agree which roofs and which parts of the building are included.
  2. We confirm which flats and loft spaces we need to get into, and you arrange access.
  3. Each roof is checked as far as it can safely be seen, including from inside where possible.
  4. We photograph each defect and note how urgent it looks.
  5. We send a written report you can use to plan maintenance and budgets.

Preparing for the visit

  • Make sure we can get to the back of the property
  • Agree roof access with the managing agent if it’s shared
  • Buyers: confirm access with the estate agent or seller
