New roof snagging in Boughton Aluph
Replacing a roof costs a lot, so it is worth having it checked before the final payment. We look for snags, faults and anything left unfinished on the new roof and around it. You get a photo-illustrated written report that you can pass to your roofer. We’re independent of the roofer who did the job. If you’ve noticed flashings not properly dressed or fixed and offcuts and broken tiles left behind, a survey will tell you what’s going on, on ridges and verges, new-build homes and replacement roofs alike.
Some older homes in villages like Boughton Aluph are listed or sit in a conservation area. If so, re-roofing in different materials may need consent, so check with the council before work starts. Whether you are buying or signing off new roofing, it’s worth knowing where you stand. There are about 500,000 listed buildings and around 10,000 conservation areas in England.
If any part of the new roof couldn’t be seen safely, we say so in the report. You will know exactly what was inspected and what wasn’t.

Why it is worth a survey now in Boughton Aluph
Offcuts left in a gutter can block it that soak walls. Finding it now is simpler than tracing damp later. In a small place like Boughton Aluph, homes can be exposed to wind and rain, which finds any gap, and older walls, once damp, take a long time to dry.
The cost of a survey depends on the roof: its size, its height, how many sections it has and how it can be reached and seen safely. Our price is from £150, including VAT.

Local roofs and buyers in Boughton Aluph
Across Kent, older roofs are often handmade clay or peg tiles, and tile-hanging on upper walls is a familiar sight. You’ll also find oast houses and timber-framed Wealden hall houses among the county’s older buildings. Each material has its own typical faults, which is what a buyer or the owner of a new roof needs to know about. Historic houses such as Godinton House, about 4.2 miles south-west, show how far back building in the area around Boughton Aluph goes. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead.
If you own a rental within reach of Wye station, a survey before purchase, or before signing off a new roof, saves surprises once a tenant moves in. The streets around a church such as All Saints’ Church are often among the oldest in a place, and if your house is among the older ones nearby, ask the seller about past roof repairs, because older roofs frequently have patched valleys, replaced slates and reset ridges.

Tips from our surveys
From years of surveys, a few habits stand out:
- Check that gutters weren’t left full of offcuts
- Check before your warranty period ends
- Put any issues to your roofer in writing
- Keep the contract and invoices together
Keep the report with any warranty papers from your roofer. It records the roof’s condition at that point.
Keep the final payment until the roof has been checked, where your contract allows. It keeps the job open until it’s right.

What happens on the day

Cottages and farmhouses around Boughton Aluph often have roofs at several levels, with lean-tos and outbuildings attached. Each part is looked at from wherever it can safely be seen.
- We start with what the roofer did and when they finished.
- We check the coverings, ridges, hips and verges from safe vantage points.
- Valleys, flashings, gutters and visible underlay at the eaves are looked at.
- We check the loft where safe and look for debris or damage.
- Snags are listed in a written report with photos.
Before we arrive
- Agree roof access with the managing agent if it’s shared
- Keep pets inside or away from the areas we’re looking at

DIY checks: what’s safe
During heavy rain, look at the gutters from the ground or a window. Overflowing water can be a sign of a blockage or a gutter that has dropped.
It is useful to keep a record: dates of leaks, photos from the ground and any work done on the roof. Send it with your enquiry.
Boughton Aluph questions
Is Boughton Aluph in the area you cover?
Yes. Our area covers London and the South East, and Boughton Aluph is part of that. Just ring 07833 053749 or drop us an email and tell us about the property, and we will talk through which survey suits.
Do you cover smaller places like Boughton Aluph?
Yes, smaller places are covered as well as towns. We survey roofs across London and South East England. Let us know about access, parking and anything unusual about getting there when booking.
What does a new roof inspection cost?
The Basic Survey starts from £150, the Standard from £250 and the Premium from £400, all including VAT. Just call 07833 053749 or use the contact form for a price.
Do I have to be there for the survey?
Not always. An outside-only look can be arranged beforehand, but anything inside needs someone there to give access.
Does the weather affect the survey?
Light rain doesn’t typically stop a survey. High wind or heavy rain can stop drone flights and make roof access unsafe, so we will agree a new date if the weather isn’t suitable.
How long will you be on site?
Most house visits take about 1–2 hours with commercial roofs nearer 3–4 hours.
Will you check the loft?
Where it’s relevant to the survey and there is safe access, yes. Please clear anything stored under the hatch.
