New roof snagging near Hickmans Green

New roof snagging in Hickmans Green

A snag is a fault or unfinished detail left when work is done. On a roof, snags are often at the edges and junctions where the work is most fiddly. We check everything we can see safely and record what we find. Loose ridges, untidy verges, badly dressed flashings and leftover debris are typical snags. We survey new-build homes, flashings and valleys and ridges and verges, and people most frequently book us about loose flashings at walls or chimneys and offcuts and broken tiles left behind.

Being in a small place like Hickmans Green makes no difference to the inspection itself: it just means planning the journey and access beforehand. Mention any outbuildings, barns or garages with roofs you’d like looked at when booking, so the visit can be planned around them. Buyers and owners of new roofs get the same approach as anywhere. Visits can be booked on weekdays and at weekends.

If any part of the new roof couldn’t be seen safely, we say so in the report. You’ll know exactly what was inspected and what wasn’t, and what we’d suggest next.

What happens on the day

Once we’ve finished looking, we write up our findings in a report with photographs. As for time on site, it usually takes about one to two hours at a typical home, and longer for a large or complex roof. Cottages and farmhouses around Hickmans Green frequently have roofs at several levels, with lean-tos and outbuildings attached. We work round each section in turn, from the safest viewpoints.

  1. We start with what the roofer did and when they finished.
  2. We check the coverings, ridges, hips and verges from safe vantage points.
  3. Valleys, flashings, gutters and visible underlay at the eaves are looked at.
  4. We check the loft where safe and look for debris or damage.
  5. Snags are listed in a written report with photos.

Advice

Common roof problems in Hickmans Green

Many people book because something doesn’t look right. Others just want an independent check before paying before the job is closed.

Signs worth acting on include:

  • Verge tiles or slates not secured
  • Gaps at new flashings
  • Underlay not dressed into the gutter
  • Cracked lower roofs or marked walls after the work

For an older house near a landmark such as St Barnabas, ask the seller about past roof repairs, because older roofs often have patched valleys, replaced slates and reset ridges.

Questions from Hickmans Green

How do I find out if my home in Hickmans Green is listed?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

Is the coastal weather around Hickmans Green hard on roofs?

Places near the sea get more wind and more salt in the air than inland, and both are hard on roofs. Salt is hard on nails, clips and metal flashings, while strong wind lifts anything already loose.

What insurance do you have?

Our cover is professional indemnity plus public liability.

What does a new roof inspection include?

Everything we can see safely, including ridges, verges, valleys, flashings, vents and gutters. We look in the loft where it’s safe and check for damage left by the job.

How long does new roof snagging take?

It normally takes roughly 1–2 hours for a house, and about three to four hours for a commercial roof. You will know roughly how long when we arrange it.

Will you deal with my roofer if there’s a problem?

No, our role is to record the roof’s condition. Disputes are between you and whoever did the work, and you may want legal advice for that.

How long have you been surveying roofs?

We have more than 20 years’ experience and have completed over 5,000 surveys across London and South East England.

Interlocking tiles need to sit neatly in line. Any that look wrong go in the report.

Flashings

Chimney flashings are a frequent source of leaks, so we look at them closely.

What new roof snagging looks like in Hickmans Green

Hickmans Green lies within about 5 miles of the sea, and being near the sea means more wind and salt than a roof inland would face. Metal fixings and flashings corrode faster in salt air, and loose ridges, slates and tiles are the first to lift in a gale. Older houses across Kent often have handmade clay or peg tiles, and many have tile-hung walls. Kent’s older buildings take in oast houses and timber-framed Wealden hall houses as well. Each material has its own typical faults, which is what a buyer or the owner of a new roof needs to know about.

If you let a flat or house near Selling station, a roof report gives you a clear picture before you buy or settle up with a roofer. With Belmont House and Gardens about 4.9 miles west, the area around Hickmans Green has a long history. If you’re buying an older home nearby, it’s worth knowing whether it is listed or in a conservation area before you plan any re-roofing.

Hickmans Green is about 3 miles south-east of Faversham, in Kent. Houses, flats, blocks and commercial buildings in Hickmans Green can all book new roof snagging, with a written report and photographs every time. Our area takes in places right across Kent.

What affects the price in Hickmans Green

All our prices include VAT. What changes the price is:

  • Any need for thermal images or a drone flight
  • How complicated the roof is, with its valleys, chimneys and parapets
  • The package you choose: Basic, Standard or Premium
  • How big the roof is

Price depends partly on the package: Basic from £150, Standard from £250 or Premium from £400, all with VAT included. Size, height and access can affect the price too.

Helping us price your survey

To price your survey accurately, we’ll ask about:

  • Where the property is, with the postcode
  • Pictures from the garden or a window, if you have them
  • How the loft is reached, if there is one
  • What’s prompted the survey

Buyers should book once an offer has been accepted, so you have the findings in time to act on them before you exchange. For any other survey, just call 07833 053749 or drop us an email when you are ready.

For landlords and managing agents

We survey roofs for landlords and letting agents as well as householders. A written report with photos gives you a clear record of the new roof, useful for planning maintenance.

Managing agents and residents’ management companies use roof surveys to plan maintenance. Recommendations are set out with the most urgent first where relevant, which helps when budgeting.

What we can’t see

It is useful to know what a survey won’t do before you book:

  • Nails and clips under the slates or tiles
  • A promise that the roof will not leak
  • Legal advice on your contract

If in doubt, ring 07833 053749 or drop us an email and we’ll point you to the right survey. The full list of what we check.
