New roof snagging in Challock: what you get

Building work can leave a mess behind. We look for broken tiles, offcuts and nails left in gutters and on lower roofs, and for damage to other parts of the building. It’s all recorded with photos. Gutters full of offcuts can overflow in the next heavy rain and damage to lower roofs can let water through. Finding these early makes them easier to raise. We survey loft conversions and dormers, ridges and verges and flashings and valleys, and common reasons people get in touch are broken coverings left on a new roof and gaps at new flashings.

Somewhere as small as Challock, older cottages, farmhouses and converted buildings often sit beside a few newer homes. Village roofs can be clay tile, slate, stone or even thatch on some older buildings. Whether you are buying or have just had a roof replaced, each material has its own checks. Older roofs may also have old felt underlay or none, and fixings that have done a long stint.

The written findings come by email, easy to pass on to a roofer, an agent or an insurer. Turnaround is within 48 hours for Basic, 24–48 hours for Standard and same day for Premium.

What a survey costs

We confirm the exact price before you book. These are the things that affect it:

  • Building height and the viewpoints available
  • Extensions, dormers and garages with roofs of their own
  • Chimneys, valleys, parapets and other details
  • Which survey package you book

Larger roofs, taller buildings and commercial roofs take longer, so the price reflects that. The price is confirmed before you book.

What to tell us when you contact us

When you call or email, these details help:

  • What’s prompted the survey
  • Where any leaks, stains or damp patches show inside
  • Your postcode, so we can check access and travel
  • Dates you’re working to, such as exchange

Every survey is priced before it’s booked, so you know the cost up front. New roof snagging starts from £150, including VAT. For a price for your roof, call 07833 053749 or use the contact form.

Should I look at the roof myself first?

You can learn a lot from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.

A DIY look is useful, but it isn’t a survey. From ground level, valleys, flashings and the backs of chimneys are frequently out of sight.

Your questions about new roof snagging in Challock

How do I find out if my home in Challock is listed?

Start with Historic England’s list for listing and your council for conservation areas. Either can affect what roof work is allowed, so it’s worth checking before planning any.

Do you cover smaller places like Challock?

Yes, Challock is on our map. A small place gets exactly the same survey as a big one.

Do you survey on Saturdays and Sundays?

We survey seven days a week: Monday to Friday, Saturdays and Sundays. Just tell us the days that suit you.

How many surveys have you done?

We have more than 20 years’ experience and have carried out more than 5,000 surveys.

How long does new roof snagging take?

It typically takes between one and two hours for a typical new house roof, longer where the roof is large or complicated. We’ll give you an idea when you book.

Do you lift tiles to check the fixings?

No, we do not disturb the new coverings. Most fixings sit out of sight under the coverings so we focus on what can be seen.

What do you check on a new roof?

We check the coverings, ridges, verges, hips, valleys and flashings plus gutters, ventilation and visible underlay at the eaves. We look for leftover debris and knock-on damage too.

What we do, step by step

We’ll ask a few questions first, such as when any problem began and what work has been done before. The inspection then takes an hour or two on an ordinary house, and about three to four hours for a commercial roof. Somewhere like Challock needs a little journey planning: tell us about narrow lanes, gates, long drives and where we can park. The roof is looked at from ground level, from windows, from the loft where there is safe access and from the roof where it’s safe.

  1. We ask what work was done and when it was finished.
  2. We look at the tiles or slates, ridges, hips and verges from safe vantage points.
  3. Valleys, flashings, gutters and the underlay at the eaves are looked at.
  4. Where it is safe, we check the loft, then look for debris or damage left behind.
  5. The snags are written up with photos for you to share with your roofer.

How to prepare

  • Make sure pets are kept safely away
  • Have any questions written down, so nothing gets missed
  • Unlock side gates and any roof access doors

How to book

If you’re buying, it’s useful to book soon after your offer is accepted, so you have the findings in time to act on them before you exchange. For any other survey, just call 07833 053749 or drop us an email when you’re ready.

When you need someone else

Some things can’t be seen without opening up the roof, so a survey has limits:

  • Pricing the remedial work
  • Nails and clips under the slates or tiles
  • How the roof will perform for years to come

If in doubt, ring 07833 053749 or use the contact form and we’ll point you to the right survey before you book. The full list of what we check.

Tips from our surveys

These tips come from what we see on roofs every week:

  • Watch for gutters overflowing in rain
  • Arrange the inspection before settling the final bill
  • Diary the defects period end date
  • Keep warranty papers safe

Questions about the findings are welcome. With the Standard Survey there is a follow-up consultation and Premium an in-person consultation.

Note the end date of any defects or warranty period. Arrange an inspection in good time so snags can be raised.

What new roof snagging looks like in Challock

Handmade clay tiles, including Kent peg tiles hung on pegs through two holes, are typical of older Kent buildings. Kent’s older buildings take in oast houses and timber-framed Wealden hall houses as well. For a purchase or a newly finished roof, the materials decide which details matter most. The wider area around Challock has a long history of building, with Belmont House and Gardens about 3.9 miles north. If you own one of the older houses, expect a mix of original materials and later repairs on the roof.

Take an older house close to Church of St Cosmas and St Damian: a survey will show how the roof has been repaired before, which helps you judge what’s coming. For landlords with property near Wye station, a written report helps before buying a rental or paying for a new roof on one.

Why act early in Challock

It’s easier to get snags sorted while money is still owed. After the final payment it can be harder to get them back. A snagging report gives you something specific to raise. In a place like Challock, a barn or garage roof left to fail puts whatever is inside at risk. It is worth including them in a survey before a winter does the damage.

Our price is from £150, including VAT. Basic starts from £150, Standard from £250 and Premium from £400, VAT included, and we’ll tell you which fits.
